Introduction: LeVon Designs Homes is a Florida residential building design company based in Orlando. We recently opened a second office in Sacramento, CA, serving Sacramento, San Francisco, and the Silicon Valley areas. We design high quality one-of-a-kind custom home plans for discerning clients throughout the Central Florida region. Each design is thoughtfully created according to each homeowner’s unique needs, wants, and lifestyles. Our team, led by founder and award-winning designer LeVon L. Hodges, also place great importance on creating exceptional construction documents. We do this to make the building process run as smoothly as possible. Our attention to the smallest of details saves our clients time and money while also making sure you successfully gain the required building permits. If you can dream it, we can design it. We’ve been designing homes for more than 14 years and can create custom home designs in whatever style, size, and format best suits you and your family. We use the latest Building Information Modeling (BIM) software to design your home in a virtual environment before any dirt is ever moved in the real world. This allows us to see your new property as it will look when completed. Our team use this BIM technology to identify design challenges and fully resolve any issues before you receive your final home plans.

- What should the customer know about your pricing (e.g., discounts, fees)?This details our price plans for different sized properties as well as the cost benefits of working with LeVon Designs Homes. For more detailed pricing information about a custom home design you have in mind, please get in touch. Deposits are 30%: 0-2,500 sq. ft. -- $9,500 ($2,850 deposit) 2,501-3500 sq. ft. -- $14,900 ($4,470 deposit) 3,501-4,500 sq. ft. -- $19,500 ($5,850 deposit) 4,501-6,000 sq. ft. -- $28,500 ($8,550 deposit) 6,001+ sq. ft. -- Contact us for pricing Square footages shown are the living square footage. Assuming the living square footage is 70% of total under roof square footage, and assuming $150/sq. ft. for construction costs, this puts my design fees at around ~2-4% of construction cost, which is very reasonable. Whether designing a home from scratch or modifying some of our own pre-designed plans, we work with homeowners to design a home that will be perfect for your family as well as being an investment for the future. The custom home design process gives you complete control over what type of home you’ll walk into. When you have a home designed from scratch, you’re able to choose the exact features and functions your family needs. You won’t waste money on a home that’s too big and which wastes energy. You won’t end up with a home that’s too small and which will need expensive additions in the future. Everything will be designed exactly to suit your lifestyle, family size, and everyday requirements. Your custom-designed home will have a “wow” factor and a strong curb appeal. It will stand out in a neighborhood of mass-designed houses. This will add greater resale value and allow you to sell the property for a higher price than a home of comparable size. Custom-designed house plans also take into account the plot on which the house is to be built. The design will consider existing features such as trees, rainwater runoff areas, ground elevations, surrounding spectacular views, and even the direction of the sun. This saves money in the long-run by reducing energy costs and expensive renovations associated with poor placement and building design.
- What is your typical process for working with a new customer?Our design process is very simple and straightforward. From our preliminary meetings to the construction of your new custom home, our team will be by your side throughout the entire process. Stage 1 – Preliminaries Everything begins with you answering a few quick questions in our pre-design questionnaire (this can be found on our website, under the 'Custom Homes' menu). We then arrange a phone call to discuss your project in more detail and answer any questions you may have about our company. You’ll be speaking with LeVon L. Hodges himself. At the end of this initial call – and if you’re happy to proceed – we will schedule an in-person meeting. This can be at a location of your choosing. (For renovation/addition projects, it’s best the meeting takes place at your current residence. This allows for the existing features and conditions to be assessed and a more accurate proposal written.) At the end of this initial in-person meeting, you’ll know what the fees will be for your project. For new custom homes, we will then schedule an additional meeting where we’ll discuss your project in even greater detail. This meeting will last for approximately 2 hours. We’ll listen very closely to what you envision. Together we’ll discuss everything from architectural styles, site features, and budget constraints to the number of rooms you desire, their functions, and their sizes. And much more. Stage 2 – Design Development The next stage is design development. After our meeting, we’ll begin the process of developing a design concept for your home. These will initially be conceptual diagrams and sketches which show the style, flow, functions, and overall look of your new property. Your input is essential during this stage and we work closely with you to ensure you’re happy with how the design is evolving. Once you’re delighted with the design scheme, we begin the next stage of development. We use advanced BIM computer software to produce floor plan(s), detailed elevations, and electric layouts. Our specialists also use real-time virtual reality walkthroughs of your custom design. These help us spot any irregularities and fix them. As a result, we save you time and money, and prevent unnecessary changes to the design during construction. You’re consulted throughout the entire development stage and each part is only advanced once your agreement has been attained. At LeVon Designs Homes, we make sure we take things step by step, and that you’re completely happy before moving to the next process. Stage 3 – Construction Documentation While you’re reviewing the electrical plans for your home, we begin finalizing the full bid set of construction documents. This is the set of plans that are sent to the contractor(s) of your choosing, to get proposals for construction costs. If, at this point, we discover the cost for construction is too high, a meeting is arranged. You, us, and your builder sit down, with plenty of coffee, to figure out the best ways to reduce costs. Once the costs are within your budget, the plans are finalized. They are then sent to the structural engineer for structural information to be added and for the plans to be signed and sealed. Stage 4 – Construction Observation Our team remains involved throughout the various stages of the construction process. We’re available to answer any questions that may arise from either yourself or the building contractors. If there are any surprise challenges that need overcoming, we’re there to make sure there’s a solution. We love being on construction sites, wearing our hard hats, and seeing our designs come to life.
- What types of customers have you worked with?We've worked with clients who need a small, single room addition to their existing home to satisfy their space needs, all the way up to clients who want to design and build an over 14,000-square-foot new custom home with a construction cost over $1 million. Our goal is to design a functional space for you to enjoy. In California, LeVon Designs Homes is currently focusing on new custom home design projects. We are not taking on renovation/addition projects at this time.
