Jeff did an absolutely fabulous job installing barn door hardware to hang an existing vintage door in our tiny historic district home. He was an excellent communicator both before the job and during. Sam and his associate came to my house on time. They emptied my garage of over 50 cardboard boxes and installed baby safety mechanisms on all kitchen cupboards. Todd did some major work to stabilize a very old barn on my property as well as quite a few smaller repairs on fences and other structures. It was a tough job and he put a great amount of planning and effort into the work with really outstanding results. Builders, Inc.'s timeline. . I cant say enough about Mark and Steve Quigley of Environmental Builders, Inc.. The work they do is top notch. Their attention to detail is rare in this industry. Their compassion for their clients is nothing short of amazing. They not only cleaned up a huge nasty water damaged mess that had occurred behind shower walls for years and rebuilt it from the ground up, no literally they were down to the dirt in demolition, but they were kind and considerate all through out the job to my family. I trust them to be in my home alone with no worries. I am beyond pleased with this job and if I were a rich person they deserve to be paid more than my budget allowed for all they did for us but they worked with me and gave me a more than fair deal. This was a month long job and Mark and Steve became friends of the family because of their kind, compassionate and honest characters. I will never hire anyone else. I highly recommend Environmental Builders for any large construction or remodel job. These guys can handle any mess you can throw at them with all their years of experience.

    Michael is very responsive! This was my first time using Thumbtack so I didn't know what to expect and was very pleased how fast the entire process was. We discussed the project and he came over a few days later for the estimate. Scheduling was easy and it did not take a long time to get on their calendar, which was a huge benefit for us. We are very happy that we can start enjoying our backyard a little more now that our pergola is restored and we know it is safe and in good shape! Having a history of family members in various trades, including construction, I know Michael is running his business professionally.     The project involved converting the lowest level of a tri-level home to a separate living quarters for my daughter. The bedroom, bathroom and utility room were left intact. The primary effort consisted of: closing off the open space between the main kitchen eating area and the large family room; providing a separate entrance to the family room; replacing an 8 foot window with a sliding door, landing, and steps from the eating nook; removing a wet bar, and adding a kitchenette in the family room. The kitchenette required installing: cabinets; appliances; electrical and plumbing; lighting fixtures; quartz counters; tile flooring. George Smith, owner of BMT Builders, was an integral partner of the design process, which included the home owners and a Kitchen Design specialist. George's expert experience in this process resulted in many practical improvements to the design and physical layout of the kitchen. He provided the detailed plans for the permit, and advocated for the home owners interests with the county personnel- which was critical in obtaining approval of the project. The care and dedication to the job which George and his assistants provided were commendable, they worked exclusively on this project until it was completed. The craftsmanship of the finished product adequately reflected George's perfectionist nature. His integrity was above reproach; his word was as good as gold in all aspects of this project. There were many unforeseen obstacles encountered during the project; George always provided the owner with a menu of options, explanation of the choices, and any cost ramifications. He included any suggestions offered by the owner in his recommended solution. His suggested approach was both pragmatic and artistic; but, always focused on getting the effort done the correct way- never cutting corners. As with any project of this complexity, some surprises arose; the most significant one involving relatively new code issues, which were not included in the initial plans. The electrical wiring for the new appliances and kitchen outlets originally were planned using the existing 200 amp panel. At the initial site inspection, the county agent informed us of additional code requirements that would necessitate installing a new main panel and running new electrical circuits from this panel to the new kitchenette. This change in approach had a modest impact on the schedule and cost of the project. In retrospect, this could have been mitigated by more detailed review during the permit process.

    As we all may know, finding a good contractor is sometimes like finding a needle in a haystack. Silverado was a breath of fresh air after years of searching for a quality and reliable contractor. We hired Silverado for a full laundry room remodel which included demo, new walls, plumbing and electrical. We also ended up using them to install a few pocket doors which led to the discovery of a rat problem and a vent pipe that was never connected by the company who flipped our house. Antonio and his team were thorough, timely and clean all while being fair on pricing. We were thrilled with the outcome and plan to use Silverado again. I highly recommend.

        What do construction project managers do?

        Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

        The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

        What is a general contractor?

        When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

        When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

        How do I find out if a contractor is licensed?

        It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront.         How do you choose a commercial general contractor?

        A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

        Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

        How much does a project manager charge per hour?

        You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
