DAY-TO-DAY MANAGEMENT MONTHLY FEE: 5.5% of funds collected Tenant Relations & Lease Enforcement Rent Collection & Delinquent Monitoring Security Deposit Returns & Itemized Dispositions Maintenance Requests & Vendor Supervision Accounting, Both Receivables & Payables Annual Walk-Through Inspections Available Complimentary Drive-by Inspections 50% Discount on Leasing and Marketing Package With your day-to-day management covered, you will stay informed and your contact information will remain confidential. Your residents will have an online portal where it is convenient for them pay rent, submit maintenance requests, upload or purchase renters insurance and communicate with management. You will also have an online portal to view your financial statements, access shared documents and set up your online payment options. MARKETING AND LEASING PACKAGE FEE: Equal to one month’s rent **Day-to-Day Management Clients Receive 50% off of the Leasing and Marketing Package** Market Ready Walk-Through Maintenance Recommendations and Vendor Referrals Custom Marketing Description, Photos and On-line Listings Open Houses and Private Showings Application Screening and Lease Signing Move-in Welcome Gift Move-in Inspection with Photos Other Services: Owner Occupied/Non-Rentable Units $50 fee per unit, per month. Annual Interior/Exterior Inspection with Photos (optional): $125per Improvements 10% fee applied to major maintenance or large capital improvement projects exceeding beyond our day-to-day management
- What is your typical process for working with a new customer?
Every customer and property is unique. That’s why we customize every one of our plans to fit your needs exactly. Whether your property is ready for the market, currently occupied or you have a more complicated situation, we will sit down, listen to your requests and prepare a customized plan. WHAT IS NEEDED TO GET STARTED? 1. Signed Management Agreement 2. Updated Insurance Policy 3. Keys, Fobs and Access Codes 4. If applicable: a. If your property is in a Homeowners Association (HOA), we will need the most recent copy of the Convents, Conditions and Restrictions b. If your property is occupied, we will need copies of all leases, contact information and any other supporting documents.
