I cannot say enough great things about Jose and the concrete work he did for us! We had several bids and he was the only one who "thought outside the box" and provided expertise and suggestions that ultimately made the end result so much better! We had uneven concrete when we installed a new swimming pool and Jose and his team demo'd all of our existing concrete and came up with a new design plan that exceeded our expectations. My husband and I have some additional projects coming up and we will be calling on Jose to help us. He is an incredible contractor and we are so happy we found him.

When applying for a building permit we were faced with what seemed like insurmountable requirements by the building planning division of the city of El Cajon. We made numerous attempts to meet their demands and were turned back with new requirements each time. A friend suggested we hire either an architect or a draftsman in order to comply. Out of desperation we hired Lance Stratton of Studio Stratton Inc. We couldn’t have made a better decision. He responded promptly and with his knowledge and professionalism he quickly gained our confidence. He knew exactly what was needed to meet building code and how to put it all down on paper to satisfy even the most fastidious civil servant. Lance gathered all the information he needed and promised a 1st draft within a few days. Good to his word, he had the first draft done in a couple of days. We sat down together and went over it in detail to make sure nothing was left out. A few days later, he came over with the city required number of copies of a very professional set of plans. We went through them together as a final check and they were ready to turn in. Lance assured us everything was going to be fine and that his job wasn’t done until the plans were approved and a building permit was issued. As impressive as the professionalism of his work is, just as important, he became a partner in the process. While waiting for the city to make it’s decision he would call to check the status and assure us that he was ready in case anything more was needed. To my great relief, the city approved the plans without a single addition or correction. If you are looking for drafting services and you want a true professional who will go the extra mile and treat you like a valued customer, Lance Stratton is your guy.

The Remcon team listened to what we wanted to accomplish with our kitchen remodel, worked with the materials we chose, provided insight on what was going to work for our needs and in our house, kept us informed on the status of the project and the schedule of events happening day-to-day, and were on top of every detail throughout the entire renovation process. My husband and I recently purchased a three bedroom home in a great neighborhood, but it needed some small renovations done to create a fourth bedroom for our newborn. I contacted eleven (yes, eleven) different architects on Yelp. Only four actually responded to my messages, and most said they would either charge just to come out to Santee to simply look at our home ($150-$200 for their time alone), or they were booked out months in advance, or they didn't service the East County (I'm guessing these guys prefer more upscale jobs in Del Mar and Coronado). A few provided ballpark quotes but they clearly didn’t want our business. Our dilemma was that we couldn't move into this house we had already closed on until the renovations were done, so we needed someone ASAP to create a design for our project so we could THEN get a permit for the work so we could THEN have the work done by a contractor. Since Yelp failed me, I submitted the form to find an architect on Thumbtack, and Ken from One World Architecture called me immediately. It was a Saturday morning, no less, and Ken was incredibly warm, understanding, and made our small project out in the boonies of Santee sound like a priority. He came out right away, took his time understanding exactly what we wanted done, and got to work quickly to create a design that we loved. Ken even connected us with a local contractor, who primarily works on referrals, since we had no idea where to start (incidentally, this contractor has been just as amazing as Ken and also very easy to work with). Throughout the process, Ken and his team were transparent, kept in constant communication with us and the contractor, and even dealt with a horrendous permit process with the city on our behalf. As a bonus, One World Architecture’s charges for their services were far below the other architects that had provided ball-park quotes. We are so grateful for Ken and his team. Our home is nearly finished and it looks phenomenal: the addition looks original to the home. Although this whole renovation process was a lot more complicated than we anticipated – nothing like HGTV makes it seem – we are so thankful for Ken and team at One World Architecture and would recommend them in a heartbeat to anyone considering a renovation.

This program builds the drawings as you design and also understands what the materials are that you are using, streamlining the construction documentation process. How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
