You know how they say when it rains, it pours? Well... El Nino Rains plus our 30+ Year Old House equals ROOF LEAK. We needed a Roofer. We got three referrals here on Thumbtack. Of those three referrals, it was obvious that Erik Havens and his Advanced RoofLeak Solutions business was the roofer we should go with. Doing our own research on the referrals, we found that Erik's business Advanced RoofLeak Solutions Inc. is definitely a licensed contractor whose contractor's license is, yes, actually for roofing. The state contractors database confirms this. Also, we noted that Erik's roofing business is an "Inc." meaning his business is incorporated as a corporation. We liked that because to us that meant Erik most possibly had a smart stable business. The state corporate database confirmed his business' active corporate status. As for Erik himself, don't let his youthful looks make you wonder about his experience. This 30 year old guy knows his stuff. Roofing runs in his family. Erik has been working in roofing since high school. My impression is that Erik knows how to run a quality roofing business. He is very respectful and honest when dealing with his customers. And he takes pride in his work and is thankful for his customers hiring him to do the work. We never met Erik before. But if you talk to him for a while, then you may see the same forthright excellence that we see in Erik. So, what did Erik do for us? We had a leak in the roof. This was for the roof on top of the garage for our 30+ year old house which has a red tile roof. Erik went up onto the roof with his ladder and immediately pointed out a row of tiles that were sliding down opening up an exposed area where the rain came in. That exposed area then affected an 8-ft by 8-ft area. That effect was obvious to us from inside the garage looking up at the underside of the roof where we can see a big wet stained area. Erik's work included disassembling the tiles for that section on top of the roof, putting in new underlayment material, applying roof mastic sealant, and then reassembling the red tiles back in properly aligned rows. (And there were lots of hammer pounding and other loud noise while he was working up there on the roof.) And afterwards, while he was still up there, Erik additionally checked the rest of the roof, he resealed any vent pipes (and whatever else) that needed new sealant, also checked the stability of the sun roof up there, and looked for any other potential problem tiles that could possibly be sliding out of place. There were a few other tiles beginning to slide down a bit. Sliding tiles seem to be a typical potential problem for old tile roofs. Erik secured those few other tiles pushing them back into place. Erik said the underlayment for those few other tiles was still fine. One other thing that Erik did was to clean out the gutters and make sure they were secure. Yes, imagine that: a 30+ year old house with gutters that have never been cleaned out until now. One of the gutters on the second story roof was full of leaves. Erik cleaned that out. So, Erik did a really complete job and more! My impression is that Erik is a busy roofer who is in demand. In my conversations with Erik while he was up on the roof, with myself watching him from down below, Erik mentioned how the El Nino Rains and Winds have been bringing him so much business going his way. (My guess is that this was even before El Nino as people wanted to secure their roofs in time for when El Nino arrives.) Yeah, Erik is apparently very very busy. Meanwhile, our neighbor was also looking up watching Erik and was apparently interested in also hiring Erik to work on his roof, and ended up having their own conversation as to when Erik would look at the neighbor's roof. So, Erik is apparently a busy guy, who does quality work, and is in demand. He works on roofs all over San Diego County. He goes wherever the work is located. If you are considering whether to hire Erik, we would strongly say that based on our experience to give him a call or to send him a message here via Thumbtack. Also, definitely give him your phone number and your address so he can figure out when to schedule a visit to actually look at your roof in order to give you a proposed written estimate. Erik's proposal for fixing OUR roof was a good reasonable fair price. My suggestion is to NOT go cheap in repairing your roof. The two other referrals that we got from Thumbtack would have been cheaper and would have undercut Erik's proposal where one thumbtack referral was from an unlicensed roofer who was not in the state contractors database and the other thumbtack referral was from a solar guy whose contractor's license was for electrical. For our roof, we were willing to pay a little more for a quality roof repair by a licensed experienced roofer (whose contractor's license was actually for roofing) and we expected the roofer to stand behind his work. And we indeed got a qualified licensed experienced roofer in Erik Havens and his Advanced RoofLeak Solutions business. Thanks Erik.

Excellent Service! Honest Roofing Company! I had (5) five roofers from Thumbtack here come out to take a look at my roof because I thought I needed a new one. Each one of them gave me a bid and said I needed one. When I found Elite Builders they were honest and said I had 6 - 8 more years life of the roof. What can I say? Thank you Elite Builders! The Roof Masters did a remarkable roof replacement job for our one hundred year old house. Initially locating them using the Thumbtack website, I reviewed all the recommendations there and in both Yelp and Home Adviser and the CA State Licensing Board. There was not one single bad review anywhere and there were lots of reviews. Our plan was to get three estimates before deciding on which licensed contractor to hire. After meeting with their project manager, Jhonny Martinez, we knew that this was the company we wanted to hire. The other two estimates would not be necessary. Jhonny is a great representative of The Roof Masters. He was very professional yet friendly. He conducted a thorough inspection of the roof, including photos, and presented a complete estimate describing the removal, installation and warranty of the new roof. We were pleased at the cost and ultimately, at the professional installation that followed. Company owner, Rudy Verdugo, met with us first thing on day one and introduced us to his crew. Rudy followed the progress by phone and was always available for questions. Job foreman, Frankie, and his three-man crew did a great job. The crew was very polite and always busy. They showed up clean every morning and left coated in decades worth of dirt and sawdust by the end of each day. After removing two layers of shingles and the original wood roof, they shored up the century old beams, applied new plywood, paper and the shingles we selected. They cleaned around our property daily, and finished the job in three days. While we won’t need a new roof anytime soon, if we did, The Roof Masters would be the only company to call

Highly recommended! Seeing that we had a 25 year old roof with shingles coming off, Steve came to our house and offered us a free roof inspection with an estimate good for a year. Then he sent a company representative to our house the next day who was very professional and helped us get financing to replace our roofing system. I always refer Steve when someone needs a roof.

He was honest and said I did not have any roofing issues but there were some parts that needed to be treated because of termites. I was thankful for his professional opinion. After making the decision to purchase solar I ended up getting 5 quotes. I was getting solar due to a leaky roof and wanted to bundle the two projects together. Alive Solar was the only company that embodied customer service and actually walked on the roof and found the leaky area before providing quotes. At the time that I was getting quotes there was an approaching deadline to stay on the tiered rate structure. All 5 quotes acknowledge that it was a tight deadline but Adam and Alive Solar were the only ones to do anything to ensure we could meet the deadline. Without signing yet signing a contract they helped get some of the paperwork started to give me the best chance possible of meeting the deadline. Once signing with Alive they did everything in their power to ensure our install went as smooth as possible. There were several hiccups outside their control (ie. SDGE being slow to perform inspections and SD Metro Credit Union requiring me to show up to get my loan moving as they were not responding to e-mails or phone calls). However in both of these instances Alive kept me up to date and followed up when they had information. The install went smoothly and to plan and I am happy with my new roof and solar system. The system has now been live for about 2 months and I am producing just the right amount of power as was described to me. This matched my usage quite well. Alive would be a great company to choose for your solar needs.

      Why do I need to clean my roof?

      Over time, algae, moss, lichen, dirt and even salt (if you’re near the ocean) can build up on your roof. These buildups can affect the look and function of your roof unless removed. The buildup of organic materials such as moss on a shingle roof can prevent water from sloughing off as it normally would. Trapped water can rot the roof or cause early deterioration of your shingles. Even if you don’t have a shingle roof, moss and lichen absorb water, and that wet material adds weight and stress to your roof — as well as providing a home for insects and other pests, and collecting dirt. For reflective, cool roofs that redirect heat away from the home, algae and moss growths can hamper their ability to deflect the sun, which can affect utility bills. Visually, moss, dirt and algae growths on a roof can have a negative effect on perceived home value and curb appeal. For example, black algae streaks on your roof may cause a potential homebuyer to assume that the roof might need repair or replacement, when it only needs to be cleaned.

      Can a roof be cleaned?

      Yes roofs can be cleaned, and yes, it’s a real thing. Roof cleaning may actually be a wise investment to prolong the life of your roof. Overgrowth of moss, grime, lichen or algae can all shorten the life of your roof. If you have black streaks growing on your roof, they are likely caused by gloeocapsa magma algae spores that have landed on your roof and taken up residence. Once the algae has grown into streaks, the organism has usually been growing for several months and it’s high time to have it removed. If you live in a rainy part of the country, such as the Pacific Northwest, there’s a good chance you’ll find moss growing on your roof at some point. The northern part of your roof, as well as any parts that remain shaded all day, will provide a wet, cool haven for moss to flourish. Unfortunately this water-absorbing moss can damage your shingle roof, leading to rot if not removed. Beyond roof health and function, a clean roof can boost your curb appeal and potentially boost your home’s resale value. The national average for roof cleaning costs ranges between $270 and $350, although prices can be higher depending on how large your roof is, how steep your roof is, and what type of cleaning is necessary. Typically pros use either a pressure wash or chemical wash (made with a concentrated bleach solution) to remove algae, lichen, moss and dirt.

      What chemicals are used to clean roofs?

      Roof cleaning is done to remove moss, lichen, algae, and buildup of other grime and dirt. There are several methods for roof cleaning, which can include a chemical soft wash, pressure washing, low-pressure washing and hand washing. When a chemical soft wash is used, a bleach mixture is sprayed onto the roof. The bleach-based solution is absorbed by the algae or moss, which dies from exposure to the chemical. The roof is then sprayed with a low-pressure rinse of water, which loosens the now-dead material, allowing it to slide off the roof.

      For homeowners, the Asphalt Roofing Manufacturers Association recommends a mixture of 50 percent laundry-strength liquid chlorine bleach and 50 percent water. Professional roof cleaning companies will use an industrial mixture that is still safe but may be more effective in eliminating algae and moss growths. Asphalt shingle roofs are the most common type of roof, but each roofing material will have its own cleaning needs, so it’s best to consult with your roofing pro before diving in. Don’t do it yourself unless you can safely navigate your roof, the chemicals and a sprayer system. When in doubt, leave it to the pros.

      What is a standing seam metal roof?

      A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square.       Can a metal roof be installed over shingles?

      Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof.
