I am an architect, and I hired AA Cardenas Construction to rebuild a patio roof covering for my personal residence. The construction project required some thought and some careful planning by them to get the translucent roof covering to slope properly and still keep the spacing consistent across the width of the roof. They did an excellent job of adjusting on the fly to make things work perfectly. Their jobsite was neat and safe, they showed up on schedule, and the quality of the work and the attention to detail was excellent. Plus the price was very fair. I am recommending them highly.

He Suggested a quick solution which made sense to me. So I hired him right away. Cruz is professional, easy & pleasant to work with. He did extra work no charge. Thank you Cruz.

Jon just finished replacing the vents on my roof and cleaning my gutters. He was quick, professional and very trustworthy. I really liked that he took pictures of everything before and after so I could see the work close up. I'm not about to climb up on the second story roof! I would recommend him to anyone.

Super prompt in response time, the most reasonable out of all that I found. The roof inspection, estimation and replacement was all done within a week. Cesar took the extra effort of coming out once more to make sure he had the right understanding of the roof. There was a crew of 6 people who ploughed through the job. It was a very neat job, very well done. Will definitely recommend. They also replacement some bad wood on the roof. Very professional!

Pros: Did a good job cleaning windows (5 stars), even the skylight on the roof that is pretty hard to get to Personable/friendly Easy to schedule Cons: Major disconnect on the price. As one other reviewer pointed out, they count window panes as windows and Maria did not say anything on the phone or asked any questions as I described the job to her. As the result, the actual cost was much higher than what was quoted. Still a reasonable price, but certainly not cheap.

I asked to patch a leak on the roof. Jose came up in the attic with me looked at the leak from below and patched it. I also got a great fast estimate for laying another layer on the roof, as I only have the first layer, after all my roof is about 30 years old, it is about time to do. He pointed out that the previous roofer didn't do an overhang and this might also cause leaks. I haven't had it rain yet, but so far I am very happy with the service and quote.

Gerardo was great! I had 3 quotes all together but I decided to go with him because he was responsive and ready to take care of the leaky roof. Gerardo was on time and very friendly. I had a small leak and he took care of it the day after I met him for $250. I was not home when he did the job so he sent me a picture of the completed job. I just paid him through cash app. Very easy! Turns out he lives near me so I'm going to keep his number for future jobs as he can fix anything!! You will be glad you hired Gerardo!😄

I hired Jasper from My Apartment Is Better Than Yours. I think they did a terrific job at a very reasonable price. I'm really pleased that I decided to go with them. I had a number of unusual carpentry tasks to complete when I moved to my new place. The windows were old and the wood was irregular and moldy, so the wood around the antique glass panels needed to be replaced. I was told those windows hadn't been opened in 40 years, but now they work perfectly and you'd never know the wood wasn't original. Also, several doorways lacked doors when I moved in, and were unusual rounded shapes cut into the stucco without doorframes. Jasper was able to make me custom doors with antique iron-wrought handles, and they look awesome. I also needed threshholds worked on, cabinets put up, new benches made for my roof deck, a custom projector and screen put in, antique chandeliers installed, a lock repaired... and I'm probably forgetting one or two things. They are in the process of putting the finishing touches on my humidor (they had to build me custom legs for it), and it's going to look spectacular. Anyway, they knocked it all out of the park. They were prompt and clean and didn't cause much of a disturbance despite all the work they were doing. They'll be my go-to for anything I need done in the future. I definitely recommend them.

What a pleasure it was working with Enrique! He is prompt, communicates well and knows what he is doing. He did a really good job with a gutter cleanup and guard install project for us. He reached out with a reasonable quote within minutes of my posting the project on Thumbtack. He was happy to jump on a call even though it was late on a Friday and scheduled to come take a look at our roof gutters the following morning itself. This is remarkable given that most other roofing companies I have worked with have a turnaround of days to weeks to even speak on the phone! Also worth noting that it was pouring on Saturday and it was the Thanksgiving weekend. That didn't stop Enrique from keeping his appointment at 9:00 am sharp. He refined his quote once he scoped the extent of the gutter cleanup/repair work and explained the cost breakdown very clearly. He also called us to ask clarifying questions about choice of materials before he made the purchase at the store. The work was finished in a timely fashion without our constant supervision and was of high quality. I highly recommend Enrique and look forward to working with his company on future roofing work for our house.

I had an appointment for a Saturday, but they cancelled and asked to reschedule for Sunday. That was ok, but then the worker showed up almost two hours before the scheduled time. Despite me telling them I had a very tall three story house, they sent one guy with one ladder when they really should have sent two. He struggled to get the job done by himself and I was outside with him the whole time holding the ladder for him; hoping that he wouldn't break my roof tiles or fall and hurt himself! It was a nerve-wracking experience.

I had my gutters cleaned. Way overdue; wanted done sooner rather than later. This operation is a male/female team (married couple?). Caroline is the admin/scheduling & clean up, Christian provides the rooftop labor. She told me they might be able to fit me in the next day, but unsure because of existing project/ unknown completion time. Caroline kept me informed of their progress the whole day, so communication was great. Price was very fair (cash or check). Actual service was fast. He scooped out the junk from gutters and off the roof; she swept it up/bagged it & they took it away. Also offered to hose off the exterior walls. Only thing I was not able to confirm is whether he/they have a contractor's license, something I always check for anything I do on my house. Thumbtack was utterly useless for that purpose; I was told by them that they leave it to the pro to list any info they want - Thumbtack apparently does NOT independently verify anything about their referrals. So, these folks showed up and he was literally on my roof, getting busy before I could even ask. She had called (I didn't hear phone from other room), then knocked on the door, asked for a broom and also got very busy, he was already on the roof. Not necessarily everything requires a license, but someone who does "roofing" should have one and the insurance/ bonding protections that go with it. And he/they may in fact have it, I just couldn't confirm it and I didn't press because it was just a gutter cleaning. Happily, there were no negative matters that may have raised insurance or bonding issues. Well, at least not that I know of - I didn't exactly climb onto the roof to check! (Reminds me: should have/could have asked for some cell phone pics of his work; that would've been easy ...) But I know the work was done because actual seedlings of some kind growing out of the gutters were visible from outside (!!) and are all gone. Also, I watched as TONS of junk came flying off in front of my living room window, and from back onto my deck and on the sides onto walkway pavement. I would definitely use them again for gutters and probably ask for pics of work performed in places I can't get to. Very pleasant and professional.

Jon got in touch with me within an hour of my posting the job (trimming two trees), and came out to provide a quote the next day. After giving a thorough assessment of the trees, he also noted some related problems (dirty gutters from the overhanging trees), and discovered a broken roof tile, which had provided rats access to our attic (another problem we are currently dealing with), he provided a very reasonable quote and offered to do the job the same day. He spent all afternoon at the house, completed the job as described, kept in regular contact with me as the work progressed (I was at work at the time) and cleaned up thoroughly when finished. He also provided pictures to document the before/after, which I appreciated, as I could in turn provide them to my landlord. I am extremely happy with Jon's professional and courteous service and will certainly look to him for any future jobs. I highly recommend you consider him for any project.

Because we are considering listing our home in the near future, I wanted to get my own inspections done before dealing with any realtors, and be able to fix whatever I could myself ahead of time. Monte was on-time, professional, thorough, and honest with what needed to be done. I used him for all three inspections: home, roof, and pest. His package price was very competitive. VERY PLEASED.

Great job re-roofing my house. Was tar & gravel, aged & leaking. New modified bitumen roof and gutters look great! These guys really take pride in the quality of their work, which was appreciated. (Communication with the head roofer was a little tricky, no trouble communicating with Israel though!)

You only want to have to replace your roof once, and it can be difficult to find a quality roofer. Bay Valley Contractors is the best roofing company in the East Bay. They deliver on time, are extremely responsive, and while they work your property is left in suck a clean state that you won't realize work is being done! Since Bay Valley Contractors sets such a high bar for quality construction, I will only work with them for future projects.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Can a roof be cleaned?

Yes roofs can be cleaned, and yes, it’s a real thing. Roof cleaning may actually be a wise investment to prolong the life of your roof. Overgrowth of moss, grime, lichen or algae can all shorten the life of your roof. If you have black streaks growing on your roof, they are likely caused by gloeocapsa magma algae spores that have landed on your roof and taken up residence. Once the algae has grown into streaks, the organism has usually been growing for several months and it’s high time to have it removed. If you live in a rainy part of the country, such as the Pacific Northwest, there’s a good chance you’ll find moss growing on your roof at some point. The northern part of your roof, as well as any parts that remain shaded all day, will provide a wet, cool haven for moss to flourish. Unfortunately this water-absorbing moss can damage your shingle roof, leading to rot if not removed. Beyond roof health and function, a clean roof can boost your curb appeal and potentially boost your home’s resale value. The national average for roof cleaning costs ranges between $270 and $350, although prices can be higher depending on how large your roof is, how steep your roof is, and what type of cleaning is necessary. Typically pros use either a pressure wash or chemical wash (made with a concentrated bleach solution) to remove algae, lichen, moss and dirt.

Why do I need to clean my roof?

Over time, algae, moss, lichen, dirt and even salt (if you’re near the ocean) can build up on your roof. These buildups can affect the look and function of your roof unless removed. The buildup of organic materials such as moss on a shingle roof can prevent water from sloughing off as it normally would. Trapped water can rot the roof or cause early deterioration of your shingles. Even if you don’t have a shingle roof, moss and lichen absorb water, and that wet material adds weight and stress to your roof — as well as providing a home for insects and other pests, and collecting dirt. For reflective, cool roofs that redirect heat away from the home, algae and moss growths can hamper their ability to deflect the sun, which can affect utility bills. Visually, moss, dirt and algae growths on a roof can have a negative effect on perceived home value and curb appeal. For example, black algae streaks on your roof may cause a potential homebuyer to assume that the roof might need repair or replacement, when it only needs to be cleaned.

How much does it cost to clean a roof?

The national average for roof cleaning costs ranges between $270 and $350. Factors that can affect the cost to clean your roof are the height of your house, the size and pitch (steepness) of your roof, and the complexity of your roof’s design and accessibility. Geographic location also plays a role in roof cleaning costs as regional labor rates and area costs to do business will vary. There are several ways to clean a roof. The most common is pressure washing. Industrial pressure washers can spray over 3,000 pounds per square inch (psi) of water — which is much too powerful for roof cleaning, and may tear off shingles and damage your roof. Confirm that the roof-cleaning pro you choose will only use a low-pressure sprayer to protect your roof investment. For large algae or moss growths, pros often recommend a combination of low-pressure washing with a bleach-based chemical solution. This is referred to soft washing and should handily remove any growths taking over your roof.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.
