David responded to a work request on Thumbtack placed Sunday afternoon and came it that evening itself. Our broken kitchen faucet was back in working condition. We re-hired him again to install a new faucet which needed to be done in the first place anyway. Definitely recommend David to anyone looking to get work done.

We have had several new lights lying around waiting to be installed and Arisel and his co-worker were able to come over within a few days notice and take care of our home projects. They were especially great at dealing with some of the challenges that come with updating an older home. We had new shelving and a light installed in our laundry room (required removal of the previous light and re-positioning of the wiring). Lights also installed in our hallway and outdoor patios along with installation of a new doorbell and trim to our garage exterior. Everything looks good but will require some paint touch up which we plan to diy.

We had an excellent experience with Cruz - we'll definitely be reaching out to him again if we ever have any rodent problems in the future. Our problem started on a Wednesday morning - we found a baby mouse in our sink. This we took care of ourselves. On Thursday night, while we were getting ready to sleep, we caught sight of a mouse running into our fireplace, which we quickly barricaded. 5 minutes after that we heard scratching in on the piece of wood that we used to block off the barricade, so we knew it was still in there. 30 minutes later, we saw another mouse run into our kitchen, that's when we blocked off the bottom of the doors around the house. At this point, it means we had at least 3 mice in the house (the baby one in the sink, the one that's trapped in the fireplace, and the one that ran into the kitchen). Friday morning, I went to the hardware store and set up 8 sticky traps baited with peanut butter around the house before work. But, we knew this wasn't enough so we decided to look for a professional. We initially found Cruz on Thumbtack - we contacted him Friday afternoon, and he came to do a free inspection on Saturday - the next day he came over again to patch up a couple problem spots we had inside our unit. After he took care of the problems inside of our unit (fireplace, behind the kitchen sink, behind the toilet), we went around the outside of the house and realized the problem was much larger than we initially thought - one side of the house was pretty much completely exposed at the ground level. Not only were there a myriad of entry/exit points for rodents, we had alot of pipes and also power meters that were in front of these problem spots. Cruz ended up coming up with a pretty elegant solution - he covered everything up. Where we had power meters and valves that would need to be accessible in the future, Cruz and his colleague installed the wire mesh as panels that could be easily removed by unscrewing a few bolts. Ever since Cruz stopped by, we haven't had any more activity, no more droppings and nothing on the traps. Cruz was very easy to work with and gave us a very reasonable rate. He responded quickly, showed up when he said he would, communicated clearly, and effectively rodent-proofed our house. He stopped by yesterday on a follow up visit to check on the traps (nothing yet). I HIGHLY recommend Cruz if you're having any type of rodent issue.

We were really pleased with the work Matt did. We had a handful of projects that he completed for us: -Painting and installing trim and a dowel in our laundry -Adding reinforcements, a bike hook and shelving to a storage unit -Hanging floating kitchen shelves He has a great attention to detail when it comes to things like tight seams, clean edges and making things level. He was also on time, friendly, polite and cleaned up after himself. I will note that while we did pay the amount he initially quoted us, it worked out to more than his listed rate of $50/hr, but still seemed reasonable for the job. We'd be happy to use Matt again for future projects!

Guansito and his team were really great to work with. They were possibly the most responsive, punctual, and responsible team I have ever worked with. He responded immediately, quoted quickly, and completed our job in record time. (We were in a real time crunch and he exceeded our expectations in terms of his completion of the job.) He came back without complaint when there was a slight misstep (we share the blame because I was not there when a particular decision was made about how much rock to put in) and handled the matter professionally and was beyond fair. Came back out to assist us with sprinklers and again was kind, responsive, and thorough. Would highly recommend his team to execute any outdoor project. (We have a drought tolerant/succulent garden and I don't think design of this type of garden is their specialty, but they rose to the occasion and came through with flying colors.

Jasper was on time, responsive, and did an incredibly high quality paint job on our cabinets and even helped us install new handles, knobs, and hinges in a short amount of time. Our kitchen and bathrooms now have a great new 21st century look (updated from its original 80's look and feel). The quote we were given was extremely fair. For the overall experience of this job - the only word that can be used here is indeed 'outstanding'.

We got our 3 bathrooms remodeled and we extended our kitchen and Eli was great. He came with the architect right away to do the layout of our new kitchen and they submitted them to the city and got permits within a week from when we signed. Less then 3 months later, we have 3 new bathrooms and a huge new kitchen and it is perfection. We are so happy and thankful!

Amazing company. Family owned business that did an amazing work on a painting and flooring installation. Worked with Ricky and he was just a pleasure to work with. Super responsive, very reasonable with price. He did a great job setting expectations and the job was finished ahead of schedule! I really appreciated his dedication to quality and was quick to spot and correct anything that wasn't up to his standards (which were higher than my own!). Great company and would definitely hire them again.

I want to share our very satisfying experience of working with Nicki. She designed our living room and kitchen – the layout, the color palette, all the materials. The result is elegant and functional transitional style kitchen. She picked the colors and materials so beautifully that it almost feels like all elements – the wall and floor tiles, wall mural, cabinets, etc.. talk to each other. Kitchen flows smoothly and harmoniously into “neighboring” spaces. Given how utterly and hopelessly uninteresting our space looked (1970th townhouse) it got transformed into something refined and special. We like it very much every day! Nicki has great knowledge of places, people and materials. She is practical, precise, organized and mindful of budget constraints. All her advice have proven to be gold! Nicki is a true pleasure to work with. I highly recommend her!

Rick and his associates did a great job is remodeling my Bathroom and Kitchen. In addition to the big tasks, Rick's team did a bunch of smaller but tedious tasks too around the house with no extra cost. RIck's carpeneter, Gill, is a very dedicated and skillful professional and got all the tricky bit of the job done with high quality. I would recommend and hire Rick for all my big to medium work around the house.

We hired Sam from life time remodeling with his crew to do a complete kitchen remodel. In the meeting Sam recommended a kitchen design that we like a lot. And it turned out to be fantastic just like I wanted. Between my job and this job he made the entire process very easy and seamless for us. I decided to have the remodel done while I was part time traveling overseas. A friend of mine told me we were crazy to have the job going when we were not there to check on it, but because they have a app that I can see all the time updates from process of the job i decided that it is fine and I went. the app they use is very easy to use it fits a construction company in Silicon Valley, that is one of the reasons why I am so impressed with this company :). Turners out, it worked out great Sam's crew did the job and moving along he sent me pictures from the job site to make sure I'm fully informed in all the details I returned to an almost-finished kitchen. The quality of the work and attention to detail was excellent. The team was conscientious about confirming the details with us before each portion of the job, making sure that each decision was agreed with me and were clearly careful in their work. Sam's crew was friendly and pleasant to have in my home with the kids. I decided the last minute to paint the entire interior house during the project, and asked Sam if he could book movers as i was overseas. Rather than hire movers Sam's crew packed up our entire house themselves, moved it to the garage, then moved it back just in time for my return!!! I thought for sure something would get broken but everything made it back upstairs in perfect condition. They even set out my son's toys for him to find when we got home which was much appreciated by a jet lagged preschooler. It was a small thing but showed the care and respect the crew has for their clients. I'm very pleased with the resolute on the paint and kitchen. I would not hesitate to use Sam or anyone from his company life time remodeling again or to recommend them to anyone :).

Working with Microresorts was a true pleasure. We were extremely lucky to find Elder through an old real estate agent and we couldn’t have been happier. Microresorts built 2 decks, concrete walls, a firepit, a fence with gates, and beautiful planters and also put in 2 irrigation systems, a drainage system, many plants, and a gas line to our firepit and grill. He also installed our hot tub including electrical. He also threw in some extra items that we didn’t expect which we needed to get done at some point. Before we even signed a contract, Elder drew up plans and showed us his fantastic ideas for our outdoor space. He put a lot of work into the plans and it was clear that his vision matched ours. His workers were considerate to our neighbors. Elder met all of our immediate neighbors and game them his contact info. He told our neighbors to call him if there were any issues. When the workers showed up at 9:30am on a Saturday, one of the neighbors complained (even though this was much later than the 8am that the local ordinance allows). Elder had the workers come even later on Saturday to accommodate our neighbor. The work was professionally done and looks amazing. Everyone who sees our space is astonished at the design and finishing work. Although the work took a little longer than the original estimate due to rain, it was completed as quickly as possible. It was well managed and there were no significant delays or problems. Elder dealt with us with respect even though we did change our minds on a couple of details after work started. He didn’t increase the price when we made changes even though we knew it would be a little more expensive for him (and we were willing to pay more). The hardscape is solid and we are not worried about maintenance anytime soon. We wanted a low maintenance house and he gave that to us. Overall, I can definitely say that we are extremely happy with Elder Jerez and Microresorts. We would definitely hire them again if we had any more work to do. Choosing Elder and Microresorts was an excellent decision and we recommend him highly.

I was having problems with my shower and asked around the local nursery moms for a plumber. Someone recommended the company Lemon Remodeling and Services. Several days after meeting with Assaf, one of their project managers, without feeling any sense of pressure, we had come together to redesign the whole bathroom. I still love it today! I have two young boys and so I didn’t have the time to fuss and look at design magazines or shop around for suppliers: all I knew was that I wanted something modern with clean lines that was functional and would still work within the designs of our period house. He had gained my trust so I gave him the go ahead to source the best quality products at the best prices. I saw he has experience so I didn’t question his judgment, suppliers or prices even once. All the sub-contractors he used for things such as plumbing and flooring were a delight, and I still use them to this day. Assaf himself was charming, trustworthy, talented and very creative. He was extremely conscientious, and left no stone unturned. He had super ideas and was very au fait with all the modern changes in the bathroom design industry. The bathroom continues to function efficiently since Assaf put it in place, and looks beautiful. I would have absolutely no hesitation in recommending Lemon Remodeling and Services.

I hired Esther's firm for a tenant improvement project consisting of a new restaurant and a cafe next door. They designed a hip and functional interior, an attractive exterior with outdoor seating, and was involved in all the details including the design of millwork, furniture, signage, lighting, and finishes. They coordinated and led multiple engineers and the equipment supplier on the project. They had no issues with getting approval from the Health, Planning, and Building Depts. They are efficient, creative, and responsive. I would hire them again for my next project. - Chef/Restaurant Co-owner, East Bay

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.
