After the recent heavy rains, a dark dye leaked out of a coir doormat I had just bought and badly stained the cement at my front door. Arisel offered three possible solutions to the problem, ranging from trying to bleach and power washing it off to repouring the affected rectangle of cement. Because I anticipated difficulty in getting the approval of my condo community and wanted my front door to look nice again right away, I opted for the bleach/power washing option. It completely removed the stain! Arisel was great in every other aspect of the job, too. He responded promptly and thoroughly to all emails and texts, fit me in immediately and at a time convenient to my work schedule, and also had a cheerful yet professional demeanor. I plan to hire him again soon to replace some faulty ceiling lights and handle any other projects that come up.

I hired them to lay the engineered bamboo floor in my condo. They did exactly what promised and in the time they originally specified. I have been doing remidelling and construction of my rentals and my resident for the last 10 years and very much familiar with the business. Out if many contractors or handymen i met Jason and Regina are the outstanding team. They work fast, they are very proactive and attentive to details. And their price was reasonable. What is the most important for me is that they do listen to my suggestions - not like many macho style contractors:). The floor work looks absolutely great and i am very happy. So that i would like to hire them for other work on my rental property.

We hired Ramin to renovate a master bathroom and master bedroom. The scope of work included demolition, retrofitting proper plumbing for shower, repairing floor boards, retrofitting electrical for new heater/fan/light fixture, shower and floor tile work, resurfacing walls and ceiling, painting walls ceiling and trim, installing all lighting and plumbing fixtures, etc.... He has a small crew of guys who are hard working, respectful and cheerful. I have hired a lot of contractors over the years, and I have never come across anyone like Ramin. He is a perfectionist, in a good way. He makes sure everything is done right and beautifully. He's also super nice, easy to communicate with, and an all around good guy. His estimate was not the least nor the most expensive. We chose him because we had a good feeling about him, and we were right! We've already added small projects to his list around the rest of the property. We will hire him again for our remodeling projects without hesitation.

It is without hesitation that I would recommend Zenplace. Zenplace Property Management listed our townhome for rent and made the whole process go by with absolute ease. David manages a rental property for me in Portola Valley. In my experience, he is knowledgeable, responsive and extremely competent. He provides a much higher level of service than our former property manager for a smaller commission. He has been especially helpful in getting high quality repairs done to our property (new kitchen floor and porch) at reasonable price. The previous manager had a lot of difficulty finding anyone to give us estimates.

I moved for my job and left my property to OneRent for rental income. And then I had to fire them because of their poor performance and lack of communication. The transition was challenging not only because I was away, but also because OneRent won't cooperate. Dana (the founder) was very patient & professional to handle all the issues and bring everything back into normal. While I was struggling with OneRent, I missed the chance to rent out my place, but she was able to find a good tenant after 3 showings. There are a bit of work involved - filling a few forms and so on. But these are the things that any landlord would like to be involved or at least wants to know. There is absolute transparency in the process and the fee is substantially low. Most of all, Dana is very knowledgeable and fantastic at handling the issues. One more thing - not sure if OneRent was trying to rip me off or if the price with Hemlane experts are reasonable. In any case, I got two quotes from these two property managers for the same job and Hemlane’s quote is 40% lower than OneRent. In all, I highly recommend hiring Hemlane - it is good to know what’s going on and my property manager has my back.

I hired Todd to help me with cleaning a house I was moving out of. I am personal friend and work colleagues with the owners, so I definitely wanted to leave it in good condition. Todd was fabulous. He cleaned, did some repairs (hole in doors, some drawers were broken) and did a fantastic job. He did what he said he would do, by the deadline I set. My property manager said she'd never seen such a clean house on a move out, and my friends/colleagues thanked me for leaving the house in such great condition. Thank you, Todd for a job well done! I hate moving, but when I have to do it again, I would definitely call Todd to help.

To whom it may concern: We are very pleased with Doji and his team at Real Property Management. They have managed our rental property since 2009. They are great communicators, and easy to work with. We were very impressed with how fast they locate well qualified tenants. They do extensive background checks and numerous interviews with previous landlords. They are also well versed in rental comps for the area and will get you top dollar in monthly rent. If something needs to be repaired, we are notified immediately and Doji’s team coordinates everything, with licensed and insured contractors. Their bids are more reasonable than what we are accustom to paying and the workmanship is excellent. In regards to the monthly reporting and collecting the rent, we are pleased with how fast the rent is deposited into the checking account. Their fees are reasonable and competitive, with no hidden surprises like some Property Management Companies. In summary we truly recommend Property Management Mid Peninsula. MSB Property Management took over the property I live in earlier this year. My experience with them has been great. I love their online payment system and I love being able to submit my maintenance requests online too, it makes my life so much easier. Every time I have an issue they’re on it! Last week my kitchen sink backed up which is no good because I was having people over and needed to be able to cook, they had it repaired that same day. They’re so personable, and even followed up with me the next day to make sure the plumber they hired took care of me properly. I also think it’s cool that they asked their tenants to review them. They care about us. I’ve had bad experiences in other apartments in the past, but Nik is so attentive I will be here for a VERY long time.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent

  • Responding to tenant complaints
  • Evicting tenants

Why is property management important?

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
