Amin is great. He is very pleasant to work with and did a nice job with our fan installation that required the installation of all of the wiring in the ceiling. He was careful in trying to make clean cuts in the drywall to make patching easier as well.....very thoughtful. Finally, he cleaned up after the mess..Thank you. We will definitely use him again.

The installer was timely, efficient, and did the job well and for a reasonable price over his competitors. Many want to overcharge because they feel business can pay more. Elite did not do this. Only took him a half hour to complete. I would highly recommend Elite Installers for businesses.

My experience with Shay of Utopia PHS was terrific. She was on time, she was friendly but straightforward and professional. She had great suggestions on how to achieve the best results on my various projects, like installing glass shelves in a bathroom. She lavished effort on a screen door and frame installation. And she was affordable and didn't mess around with time or price. Not only will I use her again, she is my one and only go-to handyperson from now on.

Chris came to install our garbage disposal and was actually 15 minutes early. Showed him where the new one was and the kitchen and he proceeded to switch them out. He replaced the old ring in the sink with the new one and connected up the new disposal. When he finished he said that he fixed the drain pipe also as it was not draining properly and tightened all the compression fitting as well that were loose, I like that. Cleaned up everything well and hauled off the old disposal. He was very polite, professional and definitely new his trade well. I finally found my go to plumber! Thank you Chris and Bob.

Nick has been a pleasure to work with. I've hired him on two separate occasions and he was awesome in both plumbing and electrical projects/issues. Nick replaced three toilets, and then next time he replaced my kitchen faucet, bathroom shower head, and four light fixtures to update the look in my kitchen. I would/will hire him again soon. I highly recommend Nick; and he's also a genuinely nice person!

Mathew did some baseboard repairs for us and did an exemplary job. In addition to the 4 areas that we'd discussed he identified a couple additional areas and repaired them with no additional charge. After the job, Mathew called to follow up and make sure I was satisfied with the results. We look forward to working with him in the future!

Ryan responded very quickly to my Thumbtack inquiry for toilet installation almost immediately with a competitive quote. He was available to do the work immediately as well, and ended up doing the job on a Sunday morning which was very convenient for me. He did excellent work, was conscientious about doing it right, and made sure everything worked properly before leaving. He also came up with a creative solution for an unexpected issue. I would definitely hire him again.

Excellent service, professional installation. Todd called, we agreed on a day and time (for the following day), he showed up and it was done! He definitely came ready to remove my old blinds and install my new ones....and, my goodness, he was quick and efficient! You could tell he's done this a million times and knows what he's doing. And, his fee was reasonably priced. I would definitely use him again!

Dean did an excellent job constructing two fences and gates, installing an out door curtain rod and installing a new faucet in our kitchen. He is professional and courteous and a very hard worker. Dean performed quality work and gave great attention to detail to make sure I was satisfied with the job. He went above and beyond to make sure the work was done on time and charged a very fair price for the jobs. Dean also made sure he cleaned up after his work and really impressed me with his work ethic. I highly recommend his services and will call on him again in the future.

I will be calling on Matt from now on for any tasks that need a contractor, handyman, or jack-of-all-trades! He is ultra responsive and his rates are extremely reasonable - especially considering the excellent skills he brings to the task and his “let’s get this done” work ethic. Matt is professional, courteous, very conscientious yet flexible: so easy to work with! He responded to my handyman request within minutes of my posting it. We worked out details at that time, he accepted the job and he had everything completeed at my home 36 hours later! While working steadily, quickly and effectively, he still took the time to involve me in “design” or “installation” decisions when there were options - something I really appreciated. He’s a great person; left the work areas clean and tidy and left me feeling I’d found a great resource!

This young gentleman was very kind and polite i found him on home Advisor since i am an old lady i cant do this myself i am also handicap. He called me to set an appointment , gave me an estimate of how much it would take the estimate was 5 to 6 hours to fix some cable wires outside fix two doors and install 3 light fixtures. He also hung a curtain pole in my bath and help me properly dispose some paint. The hardest part was to fix some exterior stucco that was peeling and crumbling he did a wonderful job. Everything was actually finished in less than 3 hours so i had him clean my yard and look around to see if anything else needed fixing, so he also fixed my roof and gutters would and will hire again.

We hired Nick Sinyuk as our contractor for a complete kitchen remodel. We chose Nick based on his high Thumbtack ratings, as well as both his (low) estimates for cost and time completion of 2 weeks. While the job took him 4 weeks rather than 2, he worked very hard to build a beautiful kitchen that has received glowing reviews all-around. He cut no corners, used quality materials, and sought our input on every decision and detail. He rebuilt our kitchen from scratch -- this included: installation of a new wood floor that is immaculate, built a dreamy custom island, refinished our ceiling, and built an entire kitchen cabinet and counter area that maximized our space and storage. Our kitchen is a dream -- it is truly a chef's designer kitchen. We would hire Nick again based on his skilled craftsmanship, pricing, and timely work.

I would rate my overall experience with Mark as "over-the-top." He came promptly at the arranged time. He was very knowledgeable about the installation of the ring-2 product. He explained everything as he went through the process, and he made sure I understood. He made sure the product functioned correctly before he left. He helped me install the software and set up the program on my phone. I even received a follow-up call the next day. Mark is personable, affordable, and a true professional. I will definitely call him again.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
