Our new rental home warranty plumbing coverage does not include tile work, but the plumber they dispatched needs a bigger opening behind the mixer on the tile shower wall to confirm the source of the leak. I hired Arisel from AA Cardenas Construction to help me with the tile work. I would have hired him for the plumbing work itself if I had known him earlier and had got to choose my own technician under warranty. From the get-go responding to my Thumbtack request for quote to finishing the job, Arisel had been very responsive, professional, friendly, punctual and helpful. The job was beautifully done! While I was writing the check, knowing the job is being contracted to Home Warranty company Arisel still took the initiative to inspect the leak checking the ceiling downstairs and share with me what he thought the problem might be. With him pointing out, I was convinced that he was spot on! Arisel is apparently a hard working, honest and friendly young man! I will definitely hire him again for future jobs. I highly recommend Arisel.

We were really pleased with the work Matt did. We had a handful of projects that he completed for us: -Painting and installing trim and a dowel in our laundry -Adding reinforcements, a bike hook and shelving to a storage unit -Hanging floating kitchen shelves He has a great attention to detail when it comes to things like tight seams, clean edges and making things level. He was also on time, friendly, polite and cleaned up after himself. I will note that while we did pay the amount he initially quoted us, it worked out to more than his listed rate of $50/hr, but still seemed reasonable for the job. We'd be happy to use Matt again for future projects!

Jasper was on time, responsive, and did an incredibly high quality paint job on our cabinets and even helped us install new handles, knobs, and hinges in a short amount of time. Our kitchen and bathrooms now have a great new 21st century look (updated from its original 80's look and feel). The quote we were given was extremely fair. Max installed the plumbing for washer/dryer hookups in my condo; Hot & cold water hookups with drain pipes, and vents. Max is very courteous & punctual and does top notch work. It was not an easy project due to the location of our washer & dryer but he made it work and did a great job weaving the pipes in the least obstructive manner possible. He was also very busy at the time that I hired him but was able to squeeze me in during some downtime he had while waiting on parts for another project. I would definitely recommend Max & will 100% use him in the future for any of my plumbing needs.

Sam contacted us shortly after posting our request. He sowed up on time for Free estimate. His price is fair compering to other Licenced contractors. They showed up every day. We didn't need to go after them and push them to finish the job. Sam and his crew were always very nice and would listen to our concerns very patiently. They finished on time and we are very happy with their work. They removed the dirt from our backyard. We wanted Stone on the concert area in front of our sliding door and Paver on the rest(Dirt area). We would definitely hire him again. Don't hesitate and start your project with Sam. Will post some pictures later.

Working with Juan was a terrific experience. He is very transparent about setting expectations: what is he going to do, how is going to do it and how long will it take. He will get the work done in a timely and clean manner. We were able to book him in advance (which was about 2 weeks prior) but I understand he will do his best to accommodate clients on a shorter notice. If you have been struggling with other handymen/contractors (as I was!) I truly recommend you to use Juan's services - he is super easy to work with and very reliable.

I highly recommend Economy Home Repair, which recently completed a job at our 1910s house in Berkeley including replacement of some rotten siding, installation of two new windows, and painting all on the 2nd floor of the house. We could not be happier with our experience. Signing up with Kris was a no-brainer: his team has stellar reviews, his bid for the job was more than fair, and he arrived on-time for meetings and responded promptly to emails. This was extremely hard work - not the most fun job - and I was particularly impressed that Carl and his team completed the job safely after just 5 consecutive days. Given my prior experience with contractors and jobs that can extend for weeks or longer, it is unusual to get that kind of attention. All the materials were high quality, and I cannot find a single flaw in Carl's workmanship. Amazing company. Family owned business that did an amazing work on a painting and flooring installation. Worked with Ricky and he was just a pleasure to work with. I hired them to lay the engineered bamboo floor in my condo. They did exactly what promised and in the time they originally specified. I have been doing remidelling and construction of my rentals and my resident for the last 10 years and very much familiar with the business. Out if many contractors or handymen i met Jason and Regina are the outstanding team. They work fast, they are very proactive and attentive to details. And their price was reasonable. What is the most important for me is that they do listen to my suggestions - not like many macho style contractors:). The floor work looks absolutely great and i am very happy. So that i would like to hire them for other work on my rental property.

I interviewed 8-10 roofers before choosing IB Roofing. Israel is on it - professional, detailed, and cares about his work. His team arrived on time and got done very quick. We hired MJH Construction Management to complete renovations of our recently purchased home. With a wealth of knowledge and experience, MJH determined the best solutions to a number of complex repairs and additions including floor leveling, heating, plumbing and electric. MJH helped us choose several improvements like changing the floor plan for better use of space, installing a gas fireplace as well as a bathroom and kitchen upgrade. MJH oversaw the contractors to ensure the work was completed and billed correctly. Throughout the process MJH kept us apprised of the costs and schedule - there were no surprises. I had several estimates on renovation work needed in my newly purchased fixer up home. I needed two bathrooms renovated, a new kitchen, and new paint in the entirety of my home. Jay from Green Planet Construction struck me as extremely open and professional from our first meeting. As someone who is not very "handy," it took a bit of explaining for me to understand the details of the extent of the work that needed to be done, why some things may or may not need to be done, and all the options in the middle. Jay was very patient with me, and easily accommodated my requests, changes of mind, and was able to come up with creative solutions to some of the issues my century old house presented at each stage of the renovation. From the installation of new kitchen cabinets, a full demo and creation of a master bathroom requiring lots of tile work, installing appliances, and hoisting my new huge kitchen refrigerator through a kitchen island opening because it wouldn’t fit through the door, Green Planet was thorough and performed outstanding work. Never before have I been so impressed with a general contractor who provided true quality work for such a reasonable price, and all the while helping me make informed decisions rather than dictating the plan. I will likely have my family room remodeled in the near future, and I plan on keeping Jay at Green Planet Construction on the top of my list.

Hiring Larry is like bringing on a partner to help solve all your home conundrums. He built me a beautiful wooden shed with tons of storage space and shelves and it looks great from the outside. He helped me get my home ready for a move with painting and a host of handyman jobs. He’s expert with garden solutions especially irrigation projects, and can tackle a good deal of plumbing and electric needs. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
