I hired Jasper to build a custom storage bench for me, and a modern barn door. Jasper responded to my post and came by to see the space prior to giving me a quote. He took my ideas and made some suggestions, and drew me a plan of what the pieces would look like. He was also able to find wood that matched my existing wooden floors and mango wood furniture very well. The bench he built fits perfectly in my space and looks seamless. The barn door is very modern (just what I wanted) and looks fantastic in my room. He also kindly offered to come by in a month to ensure that there was no issues and adjust anything to my liking once I have had time to use the pieces. Overall turnaround from the time he responded to my Thumbtack post to delivery of items was less than 2 weeks.

We hired MJH Construction Management to complete renovations of our recently purchased home. With a wealth of knowledge and experience, MJH determined the best solutions to a number of complex repairs and additions including floor leveling, heating, plumbing and electric. MJH helped us choose several improvements like changing the floor plan for better use of space, installing a gas fireplace as well as a bathroom and kitchen upgrade. MJH oversaw the contractors to ensure the work was completed and billed correctly. Throughout the process MJH kept us apprised of the costs and schedule - there were no surprises. We are delighted with the results - our renovated house came out fantastic.

My first project on Thumbtack and I was apprehensive and Mahya put all my concerns to rest. She understood my project, gave me feedback on maximizing my construction effort and most importantly was responsive and professional. I have another project planned for next year and Mahya will be my architect. Oh, before I forget, she has a strong network of equally qualified structural engineers and energy consultants. Working with her was an absolute pleasure. I HIGHLY recommend her.

Ben listened to my needs. He worked with me to draft a plan that was approved by the city with a few modifications to turn a single family home into a three unit condo building.

Job: Landscape Design (conceptual) Sanem is a designer who listens to the client and ask the right questions to draw out the clients vision. When I received my design I was thrilled. Sanems design captured the basic vision, also her creativity in the design created a vision beyond my imagination. I plan on using Sanems services again on other properties. I hired Jeff to draw up official plans for our bathroom remodel. The plan was quite detailed and involved knocking down walls and adding windows. Jeff was able to quickly create drawings that would pass the planning department in San Francisco. In fact, he joined me to make sure the plans passed over the counter. The project ended up working out nicely as the plans were clear and my contractor could follow them.

I had a very good experience with Mary last year when she help me design a deck for my house. She is very punctual and put a lot of thought into the design to achieve the look that I was going for and the use for which it was intended. She was reasonably priced and I definitely think I got my money's worth. Also took care of getting the plans passed by the city which took a lot of my headache go away. I would definitely recommend to any one of my friends

I hired Esther's firm for a tenant improvement project consisting of a new restaurant and a cafe next door. They designed a hip and functional interior, an attractive exterior with outdoor seating, and was involved in all the details including the design of millwork, furniture, signage, lighting, and finishes. They coordinated and led multiple engineers and the equipment supplier on the project. They had no issues with getting approval from the Health, Planning, and Building Depts. They are efficient, creative, and responsive. I would hire them again for my next project. - Chef/Restaurant Co-owner, East Bay

Our house was originally built in the early 1920's and has lots of charm and detail. A couple of years ago Cindy helped us with two bathroom remodels, which turned out beautifully. She also drew up the plans and detailed the replacement of some living room windows including our picture window, which she changed from a flat boring window to a beautiful bow window. We recently took on our biggest remodel project with Cindy, our kitchen and master bed and bath. Cindy worked with us and our lifestyle to draw up all of the plans. In her design, she moved interior walls, vaulted the ceiling in the kitchen, added skylights for natural light and kept a wonderful flow in all the rooms. She did an excellent job with all of the features and specs. Cindy guided us on the finishes, updating the house, but keeping it in synch with all of its older appeal and detail. She gave our home the kitchen and master bed and bath it deserved. We love our bedroom retreat and spa like bathroom. Our kitchen is a room that is full of natural light and a place we never want to leave. Cindy is thorough and pays attention to details. She is lovely to work with and has helped us turn our home into an inviting, warm and beautiful place.

We have wanted to remodel our kitchen since the day we bought our house eight years ago and always had a reason for putting it off. So when we finally decided to go for it we had some definite ideas about what we wanted. We just did not know how to make it happen. We interviewed several kitchen designers and a few architects that were recommended. It was pretty astounding to find how full of themselves some of these people are. Several seemed really unclear on the concept of whose kitchen it was they were actually going to redesign...listening to the client not really the forte of many among those we spoke to. Not so with Sunny Grewal of Studio GS. From the first meeting we had with Sunny we could tell he was listening and really paying attention to what we had as an overall vision of our space. So when he sent over a contract for us to review with a very reasonable price for his work, it was almost a no brain-er that he would be our architect. Sunny and his partner Ed very quickly came up with several different design options that reflected exactly what we had envisioned. Not only did it look like he was listening, he really was. After just a couple of meetings tweaking the original designs they came up with we had a winner. Sunny was always very responsive, calm and cool and worked really well with the contractor we chose. We have a great space now and are really happy we chose Sunny and Ed to get us there. Kevin and Melinda Charles

We have worked with David through five remodels of varying sizes, the last of which included updating a kitchen, bathroom and guest room and incorporating Craftsman detailing throughout. David is creative, he knows how to utilize space, and he has worked to meet our needs as our children have grown and left home. For each project, he has provided us with inspiration, opening spaces, utilizing space more efficiently, creating Craftsman inglenooks and wainscoting, and specifying amazing lighting. He has provided us with detailed plans and drawings for city permits, and advice through all the construction phases. He makes himself easily available to the contractor and to us through both the mundane and difficult stages of building. He knows materials and understands construction, and he is infinitely patient. His work leaves us, and visitors to our house, thinking: "wow."

Bill was wonderful! He did drawings for my home in Santa Rosa . We needed" as built" and plans for our illegal garage conversion to ADU. When we decided it was not going to be worth it to jump through all the hoops that would be required, he did another set of drawings to put it back to the original garage. He is new to Santa Rosa which was lucky for me. The fires have made it almost impossible to find someone. I was insanely grateful to not only find somebody so professional and responsive but very nice to boot!

Working with Adam was such a pleasant experience. I needed an experienced CAD drawer to draw up some plans for an expansion on a convenience store we just bought. Adam responded right away and we decided it would be a perfect match. He came to the site within a few days and was finished with the plans very quickly (1 day for initial plan and 1 more day to add some changes I requested). His hourly rate is very reasonable, and was responsive to all of my needs. He was courteous, timely, and above all else, professional. I would definitely recommend his services to anyone needing CAD drawings, and will surely use his services again in the future.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
