Houman went above and beyond in helping us open our modern fast casual restaurant. Our budget did not allow for us to afford an interior designer. Houman stepped in as an interior designer along with the construction of our interiors. His ideas and execution were amazing. We couldnt have done the design so well without him. We had a tight deadline and Houman is the type of a contractor that wont mind working long nights and weekends. He worked around the clock to get us to opening day. I hired Robin (MFP Construction) to install a post mounted mailbox at our office. We immediately ran into unforeseen issues, like a gas line and buried concrete in the two places I wanted to install the mailbox. Robin was flexible and innovative with solving issues that arose. He has an incredible work ethic, while waiting for the concrete to set, he cleaned out a rock bed adjacent to the project removing debris and rearranging the 200 pounds of rocks, this was not part of his scope of work, he did this instead of having downtime. When he was done, the building front looked like it did the day we moved in, clean and professional. I could not be any more impressed with his finished work or his work ethics. I would absolutely hire him again for any project that requires his expertise.

I had a wood fence project which was quite complicated because one 20 feet long retaining wall had to be built before the wood fence installation. Tim took this hard project. He and his crews, Ryan and Nick were all hard workers. Every single day, they came to the job site on time, did everything they should do according to the construction code. Besides, Tim was very attentive to my needs and modified the original construction plan by adding one 6 feet long concrete block wall to the iron gate. I am very satisfied with his professional service. Tim is passionate about his job, which makes him outstand other contractors. I'd like to recommend his service to any other's project!

He also did stucco repairs to the exterior of our Apts and demolition and removal on certain areas of the complex. When Chris and his father Tom built an 800sq.ft. detatched two story structure on my property in Costa Mesa. From the get go they were timely and well versed in the art of construction. The job came in on time and at the proposed budget. The overall experience was very good and I would use them again if they'd travel to Hawaii to work for me.

Jose showed up promptly and gave a free estimate. The price was reasonable for the good materials 1 inch 'L' copper used. We started the project the next day and finished same day. The project was installing about 35 feet of copper pipes for the main water from street to the house.

I hired Eldon and HSD Services based on prior reviews, punctuality in setting up estimate and start date, and value for project of painting select rooms/areas inside a home getting ready for rental. We met at the property on Monday, he was hired on Wednesday and ready to begin on Thursday. Due to technical and personal hindrances on my part, they didn't begin until Friday at my request but was understanding and flexible as I added an additional task of painting and hanging closet doors forgot about in the garage. The job was complete within 2 days which was extremely helpful. I highly recommend them and would use them again in the future.

A thorough & professional remodeling of our kitchen. Wesley guided us the entire way, offering design, material & color advice when we needed it, and he also worked well with our material and appliance choices. And he was able to incorporate existing appliances and furnishings in a manner that both enhanced the project and gave us a sense of continuity and comfort. He handled all trades with aplomb, and was also very good about removing bulk, dirt and scrap along the way. We have since hired Wesley for some smaller projects, which he handled equally well. So we can't wait until we can afford another remodel project, my wife has no shortage of ideas. And when we do, Wesley will be our guy!

My wife and I liked the work El Sol Construction performed on our home. We needed a small kitchen renovation. Everything was great except for the crew they hired to texture our ceiling and walls. The work was originally supposed to be four days but ended up being double because of that problem. They saw that the work needed to be redone and was in a timely manner. The rest of the crew was excellent. Their son Alex did an outstanding job with all his work and the same goes for Justo, another one of the workers. We would have give them a five had the texturing not been a problem. The company does a very good job keeping their clients informed. They are professional with how they handle business and also on time with their arrival. They cleaned up nicely when they finished the job. I would definitely recommend El Sol Company for any construction job needed to be performed on your home.

We contracted Jeff and Rick after getting bids from 5 other companies. We mainly dealt with Jeff for the majority of the job. He is very professional and detail-oriented, which we appreciated. He sent us an estimate and we hired him soon after- but then he told us he made a mistake and needed to charge 15% more for labor costs. We negotiated what we thought was more reasonable and he agreed. After a few more weeks of delay, he told us that Rick underestimated another portion of the job and would have to charge more as well. By this point (5 weeks after officially telling them they were hired), we were anxious to get started so we again agreed to the change. They started a week later and were done in three weeks. The good news is that we're very happy with their craftsmanship- everything looks exactly like we wanted it to. We were just disappointed with all the changes and delays. We will consider them for future jobs as their price for this project was very reasonable compared to other contractors.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
