Good work overall, good value. However the workers disappeared in the middle of the project for several hours, so it took longer than expected.

We were originally quoted $2,000 to replace a water heater. Of course I knew this was exorbitant and in no way where we going to pay this. At this point, I came across Allan. Allan went above and beyond what I would have expected. He picked up, paid for, and delivered the water heater to us! Of course I reimbursed him after the job was completed. Who does that? At any rate, we communicatedand flawlessly though text during the initial transaction. He also did it the same day that our water heater went out which was on a Saturday! Needless to say-and by all the reviews he has-Allan and his team are a breath of fresh air among the the somewhat flaky world of contractors.

James was fast, efficient, and solved every issue I had -- including coming up with ways to solve problems as they arose. He was very responsive -- i'm just now getting responses from people asking me to send them what i need and yet he finished the work 7 hours ago. He was careful, took the time to do the project right and didn't let obstacles slow him down. I would definitely use him again, and his contractor experience is a great help to whatever he was doing...he gets the job done!

If Thumbtack allows users to more stars, I would grade Maha for 10/10! Before our project started, we interviewed almost 20 contractors and Maha is the only one provided the professional in-depth site analysis with very detailed bidding with all items broken down into material and labor as well as the amazing schedule analysis (and we did have the project finished prior to the original projection date). Thru out he entire project process, Houman (owner of Maha) was showing all his professionalism into all the detail and he was on-site everyday working with his crew, providing prompt update and honest suggestion in all area. He also provided very helpful weekly progress summary that help me to show to my management for the update. The entire crew was all professional, friendly, and showing their care to the premise owner every moment. Communication is 10/10 as well. At the end of the project, I noticed some additional item that I omitted earlier, and Houman was able to help me on those as well altho he didn't have to, all respect for that. I definitely will come back to Maha again if I have another project coming, also recommend them to anyone looking for professional and sincere designer/contractor.

LGO got right back to me the same morning I inquired about their services. We picked a date, time and I got a rate for hanging floating book shelves in my bedroom and living room. River, the contractor showed up on time, had the proper tools and equipment and was in and out in less than 45 minutes. Great guy, knew what he was doing and cleaned up after himself too! Will definitely hire them again when I need to.

We had a small bathroom renovation planned. We requested 2 bids from contractors in the Thumbtack network: Top Knotch and another contractor. Both contractors bid very competitively. (We’d had prior bids from other contractors – not from Thumbtack - at 3 to 5 times the price.) Though Top Knotch was not the lowest bidder of the 2 Thumbtack contractors, we selected this company because they had a variety of skillsets that other contractor did not. In addition to the tile work, they moved a bathroom light, installed an exhaust fan, installed a medicine cabinet, repaired some drywall, could remove and replace the toilet, etc. We have a 1930’s home with hanky wiring and unsquared walls and unleveled floors. Mike was meticulous in his work and was able to overcome the unique challenges of this home. The mosaic rock backsplash (floor to ceiling) and the porcelain wood-look floor tile is beautiful. Mike and his assistant were always on time and worked a full day, every day until the project was completed. We were impressed that in this day of technology and constantly being “plugged in” to the world by cell phone, he didn’t drop everything to answer the phone every time it rang. His time in our home was spent on our project. Mike is very professional and meticulous in his work product. We’d use this company again and have plans to use him for our upcoming kitchen remodel. We’d definitely recommend him to anyone looking for quality work at a reasonable price. Rodney R.

I hired Excel Construction LA to a full interior remodel of a 1928 home that I purchased as a rental property, but quickly determined I had underestimated the amount of work and investment required to get it rental ready. As a casual landlord, I did not have much experience with remodeling, managing contractors, estimating costs, etc. But I loved the house and had a vision for what I wanted to create. I chose Excel Construction LA because I felt they understood my vision and would be flexible along the way. I was right and they proved to be a fantastic partner. Excel was always able to provide quality materials at a reasonable price, they were extremely flexible and accommodating working with my schedule and they produced quality work. The managed the entire permit process and went above and beyond to ensure all inspections were passed - not just the city's inspections, but also the buyer's inspectors. In the end, we turned a very run down home in South LA into a beautiful new home that sold for the top price point in the zip code - something local realtors said could not be done. Excel deserves a ton of credit for this. Nofar, Evan and the entire Excel team were super helpful and fun to work with, as was the sub, Jorge. Thanks Excel!

I had a wood fence project which was quite complicated because one 20 feet long retaining wall had to be built before the wood fence installation. Tim took this hard project. He and his crews, Ryan and Nick were all hard workers. Every single day, they came to the job site on time, did everything they should do according to the construction code. Besides, Tim was very attentive to my needs and modified the original construction plan by adding one 6 feet long concrete block wall to the iron gate. I am very satisfied with his professional service. Tim is passionate about his job, which makes him outstand other contractors. I'd like to recommend his service to any other's project!

Golden Oaks Kitchen, Bath and Flooring company was our contractor to do all repairs on our home damages caused by water damage that happened to our home due to water leakage which was started from second floor bath room and flooded to 1st. floor damaging, dray walls, cabinets, laminates +++ .. at 1st. and second floors. This company started their restoration and repair works the day after we signed the contract. Their crew were very professional in their fields of repair and replacement, they were trying their best to satisfy us. Any time that we had comments for adding more repair at one area or paint the areas in a color to match other paints , they were not arguing that and wanted us to be happy with what we need and what they did for us. They were always on time and also helped us to deliver new cabinets, toilets ++++. Overall everything was done on a very smooth way, on time and the way that we wanted to be done.

Debby came highly recommended and I was not disappointed. Although the project was a small downstairs bathroom, Debby approached it as if it was her own bathroom. We discussed my specific desires for the bath and she promptly provided a full and excellent layout drawing along with a variety of fixtures to select from. Possible contractors were interviewed by Debby and myself. Based on the scale of the project Debby was able to steer me clear of those that provided inflated and lengthy project time bids. The selected fixtures were delivered in rapid fashion. Debby was present at the actual initiation of the project and during its execution to provide excellent direction and troubleshooting when necessary to the contractor. Some natural stone received was subpar and Debby quickly arranged for replacement material, assuring the project stayed on schedule and on budget. I would have Debby do another project for me in a heart beat.

Thank you Cabrera's Electrical. We have had so much work done on our home, yet when our private contractor retired, we did not know what to do. Cabrera's had the most professional response online. We had (2) large ceiling fans to be installed, and needed electrical re-wiring of the (2) wall switches that would be used. His quote was what our retired contractor told us it should be. Our fans and new electrical are perfect. I plan on using him again for other projects that we have. We have already referred him to friends of ours. It's such a relief to find somebody who cares about your home, as much as you do.

I am very pleased to write this review about Pablo Solis of P.S. Electric. The project I had was to install several Insteon dimmer switches in my home. Pablo tackled the work professionally and articulately. He is honest, humble and cares about the quality of his work. It was a pleasure working with Pablo and I have no doubt that I will give him my future electrical work.

The Egal Construction team was one of the most down-to-earth, honest contractors I've ever hired for a job in our office building. When we ran into an issue, they jumped on fixing it in an impossibly timely manner. Five stars, 10/10, all of the accolades I can give. Hire these guys!

We contracted Jeff and Rick after getting bids from 5 other companies. We mainly dealt with Jeff for the majority of the job. He is very professional and detail-oriented, which we appreciated. He sent us an estimate and we hired him soon after- but then he told us he made a mistake and needed to charge 15% more for labor costs. We negotiated what we thought was more reasonable and he agreed. After a few more weeks of delay, he told us that Rick underestimated another portion of the job and would have to charge more as well. By this point (5 weeks after officially telling them they were hired), we were anxious to get started so we again agreed to the change. They started a week later and were done in three weeks. The good news is that we're very happy with their craftsmanship- everything looks exactly like we wanted it to. We were just disappointed with all the changes and delays. We will consider them for future jobs as their price for this project was very reasonable compared to other contractors.

Could not be happier with this company. They went above and beyond. We had some water damage to our home and needed a contractor ASAP. GIM came out to my property and assessed the situation right away. They provided me with an estimate and got started right away. My roof needed to be repaired and and I decided to also to some interior renovations. I had my kitchen re done with a modern finish and opened up a wall to give it a bigger feel. There architect supplied me with drawings ahead of time to show how it would look. At the end they put solar on the roof and now I am saving money on my energy bill. Thank you for all the hard work!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I plan a bathroom remodeling project?

If you’re stumped on how to plan a bathroom remodeling project, it pays to hire a designer. This is especially important if you’re changing your bathroom layout in any way. Designers create contractor-friendly drawings indicating exactly where each tile and fixture will be installed, down to the light switches. This investment might cost you $300-$500 but save you significant frustration and miscommunication, while ensuring you get precisely what you want.

If you’re going to do your own design, planning a bathroom remodeling project means being organized and planning ahead. Create a general outline of what you want and the budget you have. Identify the specific fixtures, tiles, paint and vanity you prefer. Get all this organized before requesting quotes from two to three reputable general contractors. Once you find the right pro, get a written contract outlining scope of work, materials that will be used, timeframe and payment schedule. Communicate clearly about when to order your materials so they are ready and waiting by the time the contractor gets the permits. Your job from here is to communicate clearly, pay the contractor as the work progresses, and enjoy your remodel when it’s done.

For more on where to start when remodeling a bathroom check out The Complete Thumbtack Bathroom Remodel Guide.

Where should I start when remodeling a bathroom?

Bathroom remodeling doesn’t have to be overwhelming. Before starting a bathroom remodel it’s crucial to know what you want and have a clear understanding of your maximum budget. If you’d love all marble fixtures but have $3,000 total, you will have to compromise. Being realistic about materials and money before you even contact a contractor will have you on the road to success. Here are some simple steps to follow in the planning stages of bathroom remodeling:

  • List your remodeling priorities in order of importance (e.g., 1. New shower head, 2. Replace flooring, 3. Install recessed lighting, etc.).
  • Calculate what you can realistically afford to spend on your bathroom remodel. Identify an “all in” price — meaning the absolute maximum you’re willing to pay, as well as what you’d prefer to spend.
  • Gather ideas from Pinterest about colors and finishes.
  • Research the costs of the materials and finishes you want and begin making choices about what is and isn’t possible to fit into your budget (once labor is included). If you’d like to stay under $10,000 total, but really love a $2,000 tub, plan to downgrade in other areas.
  • Request quotes from at least three reputable general contractors, share your vision and ideal materials, and work together from there.

How long should a bathroom remodel take?

With proper planning and a good general contractor, your bathroom remodeling project doesn’t have to take forever. The construction phase of the project will always vary based on your scope of work, the square footage and the condition of your bathroom under the surface layer. Inevitably an 80-square-foot master bathroom with major changes will take longer than a 25-square-foot guest bath undergoing a minor renovation. For a smaller bathroom, a facelift — the industry term for sprucing up the surface layer (such as paint, vanity, tiles or light fixtures) but keeping the existing footprint of the space — may take five to eight working days, as long as there are no surprises like mold waiting when the old vanity comes out. A more complex bathroom remodel that revamps the shower area (customizing the plumbing, installing tile and changing the shower door), updates the flooring and cabinetry, and adds new paint and new lighting could take anywhere from one week to three weeks. A full bathroom remodel that guts the room, changing the footprint and moving the electrical wiring and plumbing lines, could take four to eight weeks or more. To keep your bathroom remodel on schedule, have your materials ordered and waiting, and don’t make any change orders once construction begins. Planning is key to keeping a bathroom remodel on schedule.
