I had a plumbing repair that required new fittings as well as treatment of wet wood. Michael was on time, efficient and neat. His price was reasonable and his explanation of what needed to be done was understandable. I would use this service again.

Judah Carruth provides fantastic, professional, friendly, fast and efficient service. He was always at my house when he said he would be. I really appreciate the fact that he scheduled the projects around my work hours, so that I didn't have to take very much time off. He was respectful and cleaned up after finishing the work. He doesn't accept payment until the project is completed to your satisfaction. I had one large project and several small projects done. He built new stairs for my deck, fixed a ceiling and some leaking windows. He did an awesome job. I can't say enough good things. I will definitely hire him in the future if anything else need to be fixed.

Very good communication with Pedros, on time and quick to respond always. Starting out first day power washer broke, no work that day. After that seemed like the project (painting exterior) was in a bit of a hurry, as expected. Painting got done by Pedro and his helper. When clean up touch up and walk through came, Pedro's helper went to Russia for two weeks leaving Pedro alone with no other helper. I had changed a color on a couple doors so Pedro had to make time to get that done hurriedly so some minor areas were overlooked (he had to go to another job). I understand that this is a hard business to find employees. This is not a team of workers. I did appreciate Pedros expertise in recognizing dry rot and repair.

Thumbtack, once again, sent me Angels in disguise!! Sam was true to his quote. He came out on a Saturday and realized this repair needed to be done ASAP. He and Nick gave up their Sunday, longer than they had anticipated, but stayed until completed. Very professional, knowledgeable, and friendly. I would, and will, recommend Sam. I will keep his card handy. Thank you Sam and Nick...AND THANKS to your family for letting me have your Sunday!!! -Sharon

I called over 15 different people looking for quotes for tree service roof service and to rebuild our stair case out of all the people I called K.G.A was the only one that showed up gave me a quote and followed through. They did a great job on our trees which were very tall and a lot of them it was a hard job and they did it with no problem. We also hired them to repair our roof they did a great job on it. We had many roofers come out and not help us they did. We would definitely refer them out to our friends and family. We also are going to hire them to rebuild our staircase. So far in total we will of hired them three times. They are great kind and very professional.

Ken was absolutely amazing. He came out promptly to fix my plumbing issues. He was very honest and straight forward with the work that needed to be done. He is very knowledgeable in his field and he has extremely competitive prices and won't stop until the work is done. He worked into the night to make sure my problem was fixed the right way the first time. Great company and I would highly recommend them to anyone needing repairs.

Spectrum One was the best choice I made! I had damage done to my home from a falling tree so I had an insurance claim. Spectrum One assigned me a public adjuster that dealt with my insurance company on my behalf, which in itself is a blessing! Their quality of work was outstanding! I had also made a few changes in the repair process and their team made sure I had change orders and knew EXACTLY what I was paying for the changes I was making and had an updated contract to me within 24 hours. The crew and staff were all very professional and friendly, I was actually sad to have my job ending! Paul (the owner), was especially pleasant to work with! He made sure I knew where we were at and any changes to the schedule since I had left out of town for 10 days. I have a few more additional projects that I will be needing services on in the very near future and I cannot wait to hire them back again! Thank you Spectrum One for your outstanding services! Hope to see you soon!

I was referred to Mark by one of my friends. He did an amazing job to wire and install an electric fixture in my backyard. He helped us on many projects including electric work, replacing my garage door unit and also once bailed us out when our Garage door came off its railings. He is our go to person for any repair needs. Mark is everything a handyman you are looking for. He understands the customers needs and goes about his job in a very professional manner. He is always willing to listen, answer your concerns and make you feel at ease. His pricing is very fair for the quality work he delivers.

I replaced my old shake roof with a composite roof. When I had the shake roof I had several leaks in the roof which damaged my ceiling dry wall at several upstairs locations. I contracted with Daryl's Handyman Service to repair the damaged drywall areas. Daryl completed the repairs with excellent workmanship. The most major repair was performed on the master bedroom bathroom ceiling. Daryl's work in the bathroom was exceptional as shown in the attached photos. Daryl not only repaired the drywall damage but he also painted the entire bathroom using his own initiative. Our bathroom looks great. My wife and I are very pleased. Daryl also performs fence repair work. We plan to contract with him in June or July to perform over 140 feet of fence repair. I highly recommend Daryl for any home repair needs.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.
