I was really happy with Obsolete Tile Roofing and Concrete Services. I had roof repairs that needed to be made in a timely manner due to a home inspection with a sale. He was very responsive, honest and got the job done. I would recommend. Thank you!

The roof looks great, and it was done for a pretty good price. Clean up could have been more thorough, as I found a ton of roofing material in the garage that needed cleaning up. Also, one of the roofer's nails punctured our AC line running through the attic. As far as I can tell this was a total accident, but Steve and his guys completely owned the error and paid all the charges for the HVAC company to make the repairs. Over all I'd recommend their services.

Phillip is the consummate professional- incredibly communicative & competent. We had already had our roof repaired once, or so we thought- the first roofing company we hired did a shoddy job & the leak actually got worse after they were done. Phillip came in & did an outstanding job. Not only did he have superior knowledge & the capability to fix the leak, he provided a 5 year warranty on his work & was a pleasure to work with.

I hired them to do repairs on a tile roof and small play house. They gave an estimate for the house but said they forgot to look at the play house. I explained the play house had shake shingles that had blown off during our last wind storm and told them the size of the roof. He informed me that they don't carry shakes anymore but they would match the shingles to the shed that sits next to the play house. At the time I was assured it would be done for $100-$150 to which I agreed. The work was completed in a timely manner but when I received the bill the play house was $250. When I called to inquire why the bill was $100 more than quoted I was told he didn't realize it had shakes and they had to make a run to purchase the shingles and he had $100 in materials and "That's what the bill is." He was unwilling to discuss this further with me. The work was fine however, please use caution dealing with this company as they do not stand by their word!

I worked with VML Exteriors for a number of jobs while remodeling my house. They did they siding, exterior painting, gutters, interior cleaning, and trash removal. Throughout the process they were extremely responsive, honest, respectful, thorough and did not try to squeeze me out of extra money. They gave me reasonable bids for the jobs and stuck with their estimates. Out of all the sub contractors I had working at my house, I had the best experience with VML and will definitely use them for my next remodel, and refer them to my friends and family.

I hired Felix to design and install a back splash in my kitchen from tile I had previously purchased for the project. Felix presented me with several designs to choose from and offered helpful suggestions to make sure my project turned out the best it could. He was punctual and respectful of my time and home while performing the installation. Felix’ tile work was exceptional and the work turned out even better than I had imagined it would, and FAR better than it would have had I attempted the project myself.

Jim and his crew replaced our shake roof with durable asphalt shingles. We have a 2,500 sq ft ranch with many angles. Jim's team not only did a perfect job with the roof, he added quite a few vent pipes to replace a big fake dormer that was meant for venting. The job was done quickly and painlessly. His crew also replaced all our gutters- seamless and perfect. They paid extra attention to drainage patterns around the house, moving some downspouts from previous positions. When they were done, he also mentioned they did painting, which we also needed. It was a no-brainer to hire him again for that job! He's made our house beautiful again. Don't hesitate, call Jim! I would recommend him to my grandmother.

I hired Loveridge Builders and Roofing to tear off my old shakes and put on a new Certainteed shingle roof. Bob's and his crew were great. Through adverse weather, they put on the new roof and it looks great. They got the job done, and cleaned up the tear off.

USA Roof is the ONLY contracting company I will work with and trust for my roofing, deck and construction needs. I met Cisco many years ago for an insurance adjustment and his honestly, integrity and strong work ethic won me over. He recently replaced our 30 year-old wood shake shingle roof and it looks AMAZING. He began the job on time and ended on time. The team even cleaned up every night when they were finished (who does that anymore???!) I can't wait for USA Roof and Restoration to start our deck and stucco project for the exterior of our house next month. If you are looking for honest work, honest price and exceptional workmanship, USA Roofing and Restoration is the ONLY one to call. Julie Hinkle......a VERY HAPPY customer!!

WORK: Full roof removal (3 layers asphalt shingles and original wood shake shingles), installed OSB board, new asphalt shingles and vents. David was extremely responsive and helpful through the process of determining the level of work needed to replace my existing roof and clearly described in detail what I needed and why. I was presented with various material options and colors to choose from and never felt pressured to choose one over the other. The Contractor was more than willing to price different options to help in the decision making process. I was extremely pleased with the prompt response, clear estimate, and very competitive pricing. In the end I'm convinced the overall value cannot be beat. The work actually started a day early and was complete in 1.5 days instead of the expected 2 days. Outside of the new roof I couldn't tell all anyone had been there to replace my roof. My house/property was left as they found it . . . with the exception of an amazing new roof! The level of fairness, responsiveness, professionalism, and quality are second to none. I'd highly recommend Colorado Roofing and Remodeling to for your roofing and/or gutter needs

Tim installed our tongue and groove wood ceiling perfectly! It's the focal point of our house and every guest notices the exquisite skill it took to make it exactly right. This was no easy task since our roof trusses weren't square. He also did a lot of trim carpentry, baseboards, doors, framing, etc.. and did so with unrivaled expertise. We call him the 'wood whisperer' since he was able to customize many of our doors which weren't made right and you could never tell any adjustments were made. His work is truly flawless. He does all of this with such a positive attitude, it's remarkable. He's a tremendous talent and a man you enjoy having around for his easy going and happy disposition. Highly recommend!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

    • Standard metal roof: $120-$150 per square to start, including materials and labor
      • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
    • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
      • A 30-square roof could cost $6,000-$6,750.
    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.
    • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
      • A 30-square roof could cost $7,500-$10,500.
    • Mid-range metal roof package, including all accessories: $300-$500 per square.
      • A 30-square roof could cost $9,000-$15,000.
    • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
      • A 30-square roof could cost $30,000-$45,000.
