Mike did an excellent job repairing the pergola at my father's home. His fees are very reasonable and work exceptional. I live in a different state and Mike communicated with me in a very timely manner as well as sent pictures the minute the job was done. I would highly recommend his services.

Forest replied to my bid request within minutes and submitted a very competitive bid. That was yesterday afternoon. He did the job this afternoon. Within hours the wall was down! Super responsive. Great work. Left the job site clean and tidy. Would definitely call him for our next home repair job.

I contacted Mountaintop Construction out of the blue because my office was having communication issues with another small contractor for our small handyman needs around the office. Steve Petersen contacted me almost immediately and after seeing what quality work he does, as well as having excellent communication with us, I let Steve know that we would be using his company for all of our handyman needs in the future. Steve is honest with his pricing and he is able to accommodate any schedule. I would highly recommend Mountaintop Construction to anyone!

This contractor accepted this job as a remodel done wrong. It was slate natural stone which is difficult to work with. The contractors all did well & he found a leak from their her contractor which he fixed. They did a good job & you just have to monitor work regularly. A good crew!

My door wouldn't latch shut and since it's a mobile home most people will not work on them. Chris came out (he was not only on time but early) and repaired my door quickly and for a reasonable price. I would definitely recommend his services.

This is the 2nd project where I have hired Gonzalez Construction to do a home remodel, and I am very satisfied with the finished job. Throughout the project, there are things that come up, and Daniel always followed through on changes or completing issues that did not completely meet my expectations. I would hire again.

Zach and Larry fixed my home's chimney quickly and the repair is a big improvement compared to the broken and falling pieces of the old chimney's stucco/concrete surface piling up on the roof/gutters below.

Ryan came to repair our gates to the backyard after the monster windstorm blew them down recently. He was very professional and speedy. His prices were fair and with a discount. I would recommend this young man anytime and we'll be using him again.

We recently suffered water damage from a leaky refrigerator and the June storms and needed a contractor to repair the damage to our basement. I had a difficult time finding someone to complete the work...until I found Anaid Enterprises! LeRoy contacted me immediately to schedule an estimate. He showed up promptly for the estimate and had a detailed estimate to me in less than 24 hours. After a previous bad contractor experience I was a little nervous about hiring someone else. LeRoy laid all my fears to rest. He took care of my house as though it was his own. He provided me step by step updates and communicated with me the whole time. I appreciated the attention to detail and his commitment to the job. He was fully present from beginning to end. I am so happy to have such a genuine, detail-oriented, honest, competent, professional contractor in our community. I recommend Anaid Enterprises to anyone looking to have quality work done on your home.

Thomas is a true professional! We've worked with many contractors over the years on multiple homes and he is by far the best. He installed our kitchen and bathroom cabinets perfectly, efficiently and quickly - we've never seen anyone work so fast and have the job done to perfection. In fact, he just finished installing a toilet for us today and did such a fantastic job we're hiring him to do 3-5 more projects. In addition, he has been on time at our house every time and returns calls and texts. If you want a contractor who will show up on time, do what they say they will do at the price they say, provide excellent work, then you want to hire Thomas....you will be very happy with the results.

Simply put, I consider Don with Zigler Building Systems an Excellent General Contractor and a man of integrity… “That will handle everything and get it done.” Period. Without wasting any extra time or money. I have also been in the construction industry for a great many years. I know the drill well and understand the process. Don has a passion for attention to detail and an excellent sense of high quality workmanship. My project was substantial covering many weeks. A basement re-construction project which required all aspects of construction. I spoke with Don about the overall plan and my thoughts and considerations, he then went to work. Handling any/all day to day decisions by himself, without the need to consult with me. This was perfect as I placed my complete trust in Don and he completely delivered. I felt completely comfortable with Don in our home. I HIGHLY recommend Zigler Building Systems for ANY construction project. Consider it handled!

Dan completed a full bathroom remodel which included repair to a water damage sub floor. Dan completed the work in a timely manner and the bathroom looks fantastic. Would have like to have been able to pay for the service using a card although this was unavailable, but Dan was willing to accommodate the work as it fit my financial needs.

I hired Eric to install cabinets in the laundry room. He called to let me know he was going to be late...and showed up four minutes after the appointment. He was efficient in getting the work done, listened to my concerns, and finished within the time we had agreed on. I will definitely be calling Eric again for remodeling/repair and have already passed his name on to several friends.

Did a great job! He usually doesn't do house calls, but did a fantastic job helping me hang some pictures, curtain rods, and lights. He also helped repair my bed frame. He was very prompt and completed all my projects under two hours. I will definitely be using Grayson construction again for any small projects I need done around the house. I highly recommend them!

We hired K&N to repair a length of siding that had blown off in the high winds. The entire process, from initial contact, to quote, to the actual repair was completely quickly and professionally. We hope it won't be necessary, but we wouldn't hesitate to hire K&N again.

I had a FANTASTIC experience working with Denver Developers. The co-founders of the company, Justin and James, are extremely professional and were very willing to work within or budget and timeline. We needed a deck built within 5 days, and they finished within 1.5 days! Their crew was prompt, highly communicative, and tremendously respectful of our property. I also needed a very last-minute demolition job completed in my home, and Denver Developers was able to accommodate our extremely short 24 hour turn around time period with ease. I have never had a more enjoyable experience working with any other contractor in the Denver-metro area, and look forward to having them manage & execute our 1200-square foot basement renovation within the next few months. I have had bad contractors at my home before, and these guys set the bar for me. They delivered on time, exactly what they promised, and for less than Aaron had quoted me. He said he over estimated and actually refunded me a little! Amazing service from some great guys. Any project I do will have Vigil and son on it. Thanks again guys!!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
