The contractor correctly diagnosed that the reason my gutters were leaking is the drip edge was on the top of the underlayment and the underlayment needed to be on top of the drip edge. He was honest and told me the underlayment needed to be fixed all the way around the roof and he didn't have time that day so he charged me a reduced rate for just doing the inspection. I contacted my roofing company and they sent someone out to fix it at no cost to me so I was very happy to benefit from the contractors expertise! The contractor was late to our appointment though otherwise I would have given him 5 stars.

I originally hired KMA to do some work on my gutters, but it ended up that the job required a contractor. He was very gracious and actually came out two times to verify if he could do it, and did not bill me. I found this to be very honest and refreshing.

The guys did a great job! We felt very taken care of despite the job being just a small bathroom remodel. They even assisted with getting our granite counter tops picked up and fabricated to accelerate the project schedule. Our facilities were down a matter of days, not weeks like the other contractors I interviewed had projected. Highly recommended!

This contractor accepted this job as a remodel done wrong. It was slate natural stone which is difficult to work with. The contractors all did well & he found a leak from their her contractor which he fixed. They did a good job & you just have to monitor work regularly. A good crew!

Daniel and his crew did a fantastic job building our new front porch. This wasn't a project for an inexperienced contractor, as we had to fire one (due to lack of knowledge and technique) before we met with Gonzalez Construction LLC. Daniel and his team were on time, on budget, and followed the specific permit drawings which were approved. There is no doubt that we will be contacting them again on our upcoming projects. A reliable, truthful, professional, and experienced contractor is hard to find, believe me, save yourself the headache and go with them.

I've had many experiences with contractors throughout a fairly large remodeling of my house over the years. I'm meticulous when it comes to wanting quality results, and I've learned to be very skeptical and watchful of contractors I've hired. So many seem to cut corners and do things the easiest, quickest way -- which results in an end product that's sub-standard. Nathan was a pleasure to work with from beginning to end, and I cannot say enough wonderful things about him. He was polite and courteous always. He was prompt and dependable. His level of meticulousness might even rival my own -- and that's saying something. He went above and beyond in the completion of the cabinetry work I hired him for and even took the initiative to pop a displaced window back into place for me -- just because he noticed it needed it. He didn't ask for compensation; he just did it because he saw the need and knew he could be of help. Really great guy who is a true professional and perfectionist in the work he does. There's virtually no possibility Nathan will leave you disappointed. I'll hire him again in a heartbeat.

Hire This company! Hire Jake & his brother! I had the nightmare of nightmare general contractors come into my home and leave it in shambles. The electrical was left dangerously disorganized. Jake and his brother showed up and worked around the clock to make sure the whole house was 100% safe and ready to go for me and my family. It feels great knowing people like Jake have your back and will make your home safe secure modern and functioning exactly as you like. I’ll use these guys again and again. Thanks for your work guys! Curtis was excellent! He was prompt to every appointment and respected our home while doing his work. His craftsmanship is 5 star. He listened to what we wanted and executed it with our input the whole time. When something wasn't possible, he gave us an alternative with a visual sample. We loved him and will definitely use him again.

Awesome! I called John this morning because another contractor had flaked out. I was on a tight deadline to get a room ready for a new renter. WIT got someone out to install a sink and fix two toilets within 4 hours of my call. They did a great job and the price was fair. They also gave me some good advice on other issues in my home. I will definitely be hiring them again.

It can be difficult to get contractors' attention, especially on small projects. Drywall King of Denver (aka Kevin) made an appointment to come out within a day of my posting on Thumbtack. He committed to price and a schedule when I agreed to his estimate. He used the Thumbtack website tools to provide updates on his availability, which came via email, and met all our expectations. When the job was slightly larger, we worked together to agree on the additional cost. Kevin is great to work with. I will definitely use him again!

Mike had been wonderful! Our firm recently opened up the Denver market for acquisitions and of all the GCs that we have worked with locally he had been head and shoulders above the rest! After completing our first project together I already had a few others lined up and ready for his crews to tackle! From full rehabs to minor tenant related maintenance items, Mike has been incredibly reliable and prompt! Couldn't give a higher recommendation!

John did some tile work on the floor in one of our bathrooms and did a great job. He arrived when he said he would (rare these days in a contractor) and did the work in a timely manner. It turned out great and I would use John again. The quality of quality of work was excellent, very pleased. Kevin E.

I recently had Damien install new baseboards, crown molding, and install new door casings on a few doors. From setting up a time for him to come out and provide a quote, to actually completing the work, he was extremely flexible and patient with me as I was juggling several contractors schedules. He did an outstanding job on the installation of each of the items. I really appreciated his work ethic and wanting to make sure each item was crafted and installed perfectly. I will definitely be in touch with him when we get around to updating our bathrooms.

Mark was extremely friendly, professional, reliable, and knowledgeable right off the bat. He was our clear choice after meeting with several different contractors. He performed the job quickly and kept us in the loop with every step of the project. Everything exceeded our expectations and we have already referred him to neighbors and friends. We will be working with him again when we remodel our bathroom and eventually our kitchen. And probably just having him over for a beer- he's that great of a guy!

I have had bad contractors at my home before, and these guys set the bar for me. They delivered on time, exactly what they promised, and for less than Aaron had quoted me. He said he over estimated and actually refunded me a little! Amazing service from some great guys. Any project I do will have Vigil and son on it. Thanks again guys!!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do I need a contractor for a kitchen remodel?

A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors. Any renovation that includes filing permits, construction, or electrical or plumbing work is best completed by an experienced contractor who knows local codes.

How much will it cost to remodel my house?

The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. In addition to materials and labor costs, many remodeling project costs include permit fees, which, average $900 or more, depending on your location.
