It isn't easy trying to choose which construction or roofing company to use when you suddenly find yourself in that 'hurry up or else' situation of needing to replace the roof NOW. After receiving several estimates - and dealing with the 'maybe I can get to it next week' excuses - one company stood out among the rest - Mountaintop Construction. Steve Petersen came to my home in Bellvue, Colorado, within 24-48 hours, which was over 100 miles from his location. He explained to me in simple terms why the shingles looked the way they did, which actually helped save me a ton of money after advising me to have the insurance company come take a look. The job was completed by a friendly crew - and by Steve himself - within a weeks' time. The county came out for the final inspection and the roof passed with no problems. The shingles look beautiful! I would recommend this company and Steve Petersen's crew without hesitation.

Tim did a great job painting the interior of our new home. He took great care to get the job done right, keep his job site clean and respect our home. Tim was very personable and a joy to chat with while I was working around the house at the same time. Additionally, he helped me when I had electrical questions as I was hanging light fixtures. Tim could have done all the electrical work but it was very generous of him to teach me how to do it since I wanted to learn a few simple tasks. I would highly recommend Tim for any construction/electrical/painting work either residential or commercial.

I'm the owner of Contessa Apartments in Grapevine Texas. Complex is 40 years old and flat, tar and gravel roofs were leaking in many places after numerous attempts to patch (especially at the edges where metal flashing meets the tar). Shiloh suggested using 60mm TPO, installing product (over newly installed insulation layer), overlapping edges of roof (with TPO), in one continuous application with no seams at edges. Roof is 6 months old (installed June 2015), and has weathered several rain storms with no leaks. Cost was at least 50% below other bids due to elimination of "middle man". Work was done according to contract details, on time, with no "cost over runs". 15 Year Written Warranty was provided upon completion of work. Work was done in a professional manner, and all debris was removed from property upon completion of work. Shiloh is very knowledgable about roofing products and systems, and demonstrated integrity and honesty throughout project. Good job, good experience, highly recommended.

I liked Colorado Pro Roofing starting with the very detailed quote that they prepared on the roofing repair. I also liked the fact that they were willing to handle other non-roofing repairs, eliminating the need for working with another contractor. They did an excellent job all around. I recommend them and would use them again.

Great job, Sonners! I had several roofing contractors come give us a bid on our roof, and Sonners got the call. As the owner of small business, myself,(construction related) I appreciate Daves professional opinions and thourogh and accurate explanations to my many questions regarding both my pitched and flat roof. His crew was prompt, diligent and thorough as well. The roofing project turned out beautifully. We are also considering getting our siding replaced and wouldn't consider calling anyone else besides Sonners when we're ready!

The Endleys father and son team recently installed Sunrise windows for us. They were friendly and courteous throughout. The work extended longer than we thought, partly because of winter weather constraints. The job was done reasonably well back in January and they addressed most minor issues. In the course of the work, some of our stone coated metal roof shingles got crumpled and bent as they and their subcontractor worked on the roof. We have informed them of the problem and we are certain they will promptly address it to our satisfaction.

Top Shelf is everything I'm looking for in a contractor. Transparent, honest, fast, and reasonably priced. This type of work (roofing and exterior work) is full of less than reputable contractors. Travis and his team are the exception. Quality service at a good price. I have and will continue to recommend them to friends and family.

SunWest roofing did an outstanding job with the repair of my roof. Joshua was punctual, professional, and had a very polite demeanor, in general. The job was done promptly and with exceptional quality. Not to mention, his quote was much less expensive than the others that I solicited. I’d recommend SunWest with five stars and two thumbs up.

Mike is truly one of the most respectful, and professional contractors I have ever come across. He has responded and fixed all of my roofing issues on the same day I have called! When I direct him on where the issue is, he finds the issue and also walks me through and explains what is happening. (That is very important to me) he than fixes any other issues that I may not see being a home owner and him being the professional. I would highly recommend Mike for any contracting work. I am one of those people that don't trust contractors but I truly trust Mike.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
