I needed to tile my outside patio. Terry came in Saturday and gave me a great price. I bought the tile the same day and he picked it up for me since I didn't have a truck. He came on Sunday and laid the tile. Two days later he finished grouting. The most honest and efficient guy I dealt with. Always on time and pleasant. Thanks Terry

Excellent, outstanding , well crafted, professional and a job well done. That's our description for the second floor, 21 fts. Patio extension he crafted on our house. It blend perfect with the existent patio. The bottom is also flushed and the columns are just the same style. Ryan was not only an excellent carpenter creating an exact extension of our existent patio, he also installed a barn door in our bathroom, installed a sliding door where a window was located, fixed the kitchen top cabinet and provided accurate guidance and advise at every single important decision we had to make in the process. His effort and dedication facilitated a stressful process. He is not only our carpenter; today is our friend. This wonderful man is extremely respectful, dedicated, positive, methodical on his crafting process. He is proud of his work's result and enjoyed the ride of remodel our house. He is well connected with skilled construction men that also helped in specific tasks at the house. If you are looking for a skilled, fair price, professional and dedicated carpenter or construction company which is licensed, possess insurance and know the legal process to get a construction permit, RW remodelers is the company you should trust.

Joe Patterson from ACI Construction is the hardest working, professional construction man I have met. He poured 12 yards of concrete for a new patio for me which a lot of work. Not only did he do a great job finishing the concrete but he also did a great job peeping the job has far as using heavier wire and a stone bed. That job was four years ago and because of his excellence prep and finishing the patio still looks like he just did it. I know he did some tile work for a friend of mine and he had nothing but good things to says about Joe. If you need any construction work done you might fine a cheaper contractor but you won't find one that will do a better job and use good materials. Hire Joe Patterson

Martin is fantastic and I would strongly recommend working with him! He installed a beautiful flagstone patio for us and he was great to work with, started work right after he came over and provided a quote and communicated changes to the schedule due to rain. Our experience was so great we are moving into the next landscaping project with him right now!

Don was a great contractor. He installed a 16x25 patio cover in timely manner (ahead of schedule) and at a competitive price. He was extremely thorough in regard to the construction and ensuring the overall structure was built to last; and the end result looked great. I would recommend Don.

I just had my deck , patio slab, and sliding patio doors project done through Red Earth Construction. Family team of Jim, Jason, and Jim Sr. I would use them again. I'm very cautious of who I would use as I have terrible experiences working with contractors in the past, losing money and having uncompleted poor projects.. Each time I have learned what not to do, but having met Jim who I went through the process was great. You get a sense of trust and confidence working with him. I had a budget and I did get other quotes but they came in with the best quote including with the 2 patio doors (custom done through Sunrise). The deck and patio slab took a full week to get done, and sliding doors were put in after. All of their crews that did the specific projects did a beautiful job, I was most impressed with Jerry their window/door installer. They did and great job retro fitting the beautiful sliding patio doors with the blinds . Meticulous on housekeeping , and detail . I will go through Red Earth Construction again on different home projects that can do. The family are all great, professional and easy to work with.

We really wanted to replace our small existing back patio with a new larger flagstone patio to give us an area to hang out and spend time outside with the family. We actually obtained a few quotes from other companies and weren't really sure who to trust. We came across Roger Handyman through Thumbtack. Roger was very professional and nice over the phone so we set up a time to meet for the quote. Roger quickly set himself apart from the other landscaping companies with his knowledge and passion. During the consult for the patio I mentioned some other issues I had with drainage and an inability to grow grass. He immediately taught me about the different possibilities of our back yard and the variety of plants we had. My wife and I were both impressed and we could tell he was an honest guy. We hired Roger for our french drain installation, a new flagstone patio, and landscaping. Our family couldn't be happier with the results! The workers were so nice, the project was accomplished in a timely manner, and Roger was always supervising and working hard himself to make sure we were happy. We would highly recommend them for any landscaping projects with no hesitation.

David Matthews at Churchill construction is meticulous. He did a patio cover on the front of my house and when the final county inspector arrived, he didn't recognize the project. Meaning is looked so much like original construction, he though the project was something else. David found some of the materials he bought was not up to par, and worked with the supplier to provide better material. Dave does not cut corners. I watched him through the process and he makes sure it's done right.

Brian ran my gas line to my kitchen so I can get a gas range, and to my patio so we can build a fireplace outside. He is full of great ideas, has an amazing amount of experience and does so much more than just plumbing. We will be hiring him for quite a few jobs!!!

Nathan did a large job for us, added a paver patio and fire pit with sitting wall and column lights. Also did flagstone stairs and a retaining wall in a few places. His staff were hard workers and Nathan did everything we asked and responded to requests to change the work in mid project. Would recommend him highly for your landscaping needs!

Improvement Pros have been great! They were very professional and arrived when they said they would. I have a new patio cover and it far exceeded all of my expectations! The cleanup left the yard in better condition than when they started and they handled all the inspections and code requirements. It was a fast and easy tear down and rebuild. I will definitely be calling them again. Thanks Improvement Pros!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
