It isn't easy trying to choose which construction or roofing company to use when you suddenly find yourself in that 'hurry up or else' situation of needing to replace the roof NOW. After receiving several estimates - and dealing with the 'maybe I can get to it next week' excuses - one company stood out among the rest - Mountaintop Construction. Steve Petersen came to my home in Bellvue, Colorado, within 24-48 hours, which was over 100 miles from his location. He explained to me in simple terms why the shingles looked the way they did, which actually helped save me a ton of money after advising me to have the insurance company come take a look. The job was completed by a friendly crew - and by Steve himself - within a weeks' time. The county came out for the final inspection and the roof passed with no problems. The shingles look beautiful! I would recommend this company and Steve Petersen's crew without hesitation.

I worked with VML Exteriors for a number of jobs while remodeling my house. They did they siding, exterior painting, gutters, interior cleaning, and trash removal. Throughout the process they were extremely responsive, honest, respectful, thorough and did not try to squeeze me out of extra money. They gave me reasonable bids for the jobs and stuck with their estimates. Out of all the sub contractors I had working at my house, I had the best experience with VML and will definitely use them for my next remodel, and refer them to my friends and family.

We have a large church on the Southwest side of town near the Broadmoor, Chapel of Our Saviour. We have used Safe Haven Gutters for the past two years and are very happy with their work. We have custom copper gutters throughout our property and many are near 30 ft high. The work is done safely, professionally, and they are courteous to our staff. We have them contracted for yearly gutter maintenance. Thank you Safe Haven Gutters.

Dan repaired our fence, where another contractor had left a half-done job. Dan was professional, friendly, quick, respectful, and did good work. I especially appreciated his good communication during the project. He showed up when he said he would, which is rare among contractors in our experience! We will hire him again for future fencing projects.

Great job, Sonners! I had several roofing contractors come give us a bid on our roof, and Sonners got the call. As the owner of small business, myself,(construction related) I appreciate Daves professional opinions and thourogh and accurate explanations to my many questions regarding both my pitched and flat roof. His crew was prompt, diligent and thorough as well. The roofing project turned out beautifully. We are also considering getting our siding replaced and wouldn't consider calling anyone else besides Sonners when we're ready!

I liked Colorado Pro Roofing starting with the very detailed quote that they prepared on the roofing repair. I also liked the fact that they were willing to handle other non-roofing repairs, eliminating the need for working with another contractor. They did an excellent job all around. I recommend them and would use them again.

The Endleys father and son team recently installed Sunrise windows for us. They were friendly and courteous throughout. The work extended longer than we thought, partly because of winter weather constraints. The job was done reasonably well back in January and they addressed most minor issues. In the course of the work, some of our stone coated metal roof shingles got crumpled and bent as they and their subcontractor worked on the roof. We have informed them of the problem and we are certain they will promptly address it to our satisfaction.

We hired Top That Roofing and Jared was our salesman and project manager. Top That was truly a professional company. They are local and a member of the Better Business Bureau which was one of the most important things we were looking for in a roofing company. Jared did an amazing job managing the completion of our new roof. The roofing crew was on time, very clean and all of our inspections passed to code. We highly recommend Top That Roofing to anyone in Colorado. Here is Jared's number, give him a call. 720 454 9161

The roof was completed in one day! The inspector said it was an extremely well done job. With the long process of dealing with insurance companies Properkey made the process smooth and easy. Getting a new roof on your home is a huge decision. Properkey Roofing was professional. The company was easy to reach and returned phone calls promptly. All questions were answered until we were completely comfortable. I'm so glad we chose them to install our new roof. Yes, I would recommend this roofing company to anyone.

Mike is truly one of the most respectful, and professional contractors I have ever come across. He has responded and fixed all of my roofing issues on the same day I have called! When I direct him on where the issue is, he finds the issue and also walks me through and explains what is happening. (That is very important to me) he than fixes any other issues that I may not see being a home owner and him being the professional. I would highly recommend Mike for any contracting work. I am one of those people that don't trust contractors but I truly trust Mike.

All-Around Roofing gets the job done in the utmost professional way with attention to detail. We had extenuating circumstances when it came to replacing our roof and they took it on anyway, and we were more than pleased with the results. They use attractive, high quality products and guarantee their work. Our roof was replaced in one day with little to no disruption to our tenants. Angela who runs the office is amazingly patient, kind, and professional and was a pleasure to work with. She got all the paperwork off to the mortgage company in a timely fashion and was always quick to answer my questions. After trying to work with other contractors in the Colorado Springs area, by far All-Around Roofing is top notch and highly regarded in the roofing industry. Please feel free to contact me if you have any questions regarding All-Around Roofing and their work. You won't be disappointed.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

    • Standard metal roof: $120-$150 per square to start, including materials and labor
      • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
    • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
      • A 30-square roof could cost $6,000-$6,750.
    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.
    • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
      • A 30-square roof could cost $7,500-$10,500.
    • Mid-range metal roof package, including all accessories: $300-$500 per square.
      • A 30-square roof could cost $9,000-$15,000.
    • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
      • A 30-square roof could cost $30,000-$45,000.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.
