Ryan has been incredible - this was our first venture into leasing our house and he held our hands the whole way....lots of great advice, easy to work with and he found us a great tenant. I can't imagine any better property services than what we have received from Ryan!

I live out of state and cannot manage my own property efficiently. I have been working with Aggus Realty for a little more than a year and couldn't feel better about my choice of property managment companies. About 6 months ago there was an issue with an existing renter that vacated the property and illegally subleased it. Aggus Realty is so dilligent about monitoring the properties that they found out about it right away. They handled everything from evicting the tennant that the condo was subleased to as well as filing all the necessary paperwork to pursue legal action against the tennant that vacated it. Everything waas handled with extreme professionalism. I plan on utilizing Aggus Realty's service until I decide to sell the condominium.

I've owned multiple rental properties for several years. During that time, I've cycled through more property management companies than I care to remember. Most of them started out nice but through their lack of experience, minimal accounting ability, and self-interest driven decision making eventually closed their doors. I even had to audit the books of one company to make sure they paid me appropriate amount of rent. I had almost decided to start my own company. Fortunately, I found Denver Property Management (DPM). They are ethical, honest, and very responsive. I've been with them for years. Together we've had great tenants, good tenants, and the bad ones. The common thread through all tenants is that I didn't have to deal with them. DPM handled all issues and each time fully represented my interests. With lawyers on their team, I rest peacefully knowing I am fully and completely protected. Additionally, their contracts are the best, most complete I've seen. Others seem as if they bought them off the internet - complete with misspellings. They also have penalty clauses that benefit the management company if a tenant is late so there is no reason for the management company to get the tenant to pay on time. DPM is different. DPM collects their management fee and all other proceeds go to the owner. Naturally, you don't want a tenant to pay late just so you can collect a few extra dollars. The point here is that DPM is just looking to make money at any cost but they do it by protecting their clients first and foremost. They seem to have discovered the rule that many others have lost - "take care of your clients first and you'll be taken care of as a byproduct." With other property management firms, there is typically a 30 to 90 day vacancy period between tenants. With DPM, there is a negative vacancy. By this I mean they almost always have the property re-rented (with deposit and rent in hand) well before the current tenant is scheduled to move out. Of all the other competition out there, I would hold candle of consideration to anyone other the DPM. My only fear is that one day they might decide to retire....and there won't be anyone to replace them. But as long as they are going strong, I won't use nor recommend anyone else.

I began working with In Touch Property Management in February 2014. I was moving across the country and needed someone to take care of the property for me. I was and am very attached to this property. I’ve done a lot of work to the house improving the living space. It wasn’t part of my plan to fix the house up and then turn it into a rental property. Life changes and I was moving. I contacted several property management companies. After all the sales pitches I decided to use In Touch Property Management. CJ is so easy to work with. I know she understands how much the house means to me. The fees are very reasonable. We talked about her resources for all the different issues that could come up. Sprinkler blow outs, inside painting or plaster work, yard care, anything you can imagine. I had to have the ceiling patched up in the house and she sent a man that she knew and he fixed it up perfectly. The ceilings have a very unique design to them and I wanted it matched. It looks fabulous. CJ found the folks to rent my property very quickly. Within a week. I was comfortable with how she chose the tenants. Although they passed every part of the qualification process when it came to moving in there were some issues. The tenants were frustrated and I was frustrated. These were things you can’t screen for. CJ communicated to both of us and was able to reach an agreement that was satisfactory with both the tenants and me. She has a very clam demeanor which was really needed in this scenario. There is no doubt I will continue to use CJ as my property manager. I’m happy with how she has managed my property.

My wife and I inquired about a rental and were looking to locate to a new area with our younger children. We found a house that was available through Colorado luxe living, and couldn't have been luckier. We had looked at a couple houses before with other companies and neither of them felt right. As soon as we spoke with Wendy we were excited. Wendy and her team made every part of the process easy for us and very personable. Every question I have had along the way was answered right away, even with follow up to make sure we were happy. I would recommend Colorado Luxe Living to anyone looking for a house. My wife and I couldn't be happier. Great company! Great work!

We have several properties managed by Vestra, Brandon has been easy to communicate with (important when they are controlling your investments). When we’ve had issues, he’s worked to solve the problems to make a win-win solution for all parties involved. Vestra is different from most other property management companies in that they charge a flat rate each month to take care of the property, making it a very good value for us. Brandon has gone through some changes in the past few years with his businesses, and I believe that they are very reliable and trustworthy. We know that our tenants are well-chosen for our properties and well-taken care of by Brandon and his staff. I feel comfortable recommending Brandon and Vestra to others who want a good, reliable property management company.

I have been renting homes for most of my adult life (I’m 46), as far as landlords, owners & property managers go I’ve had my share of the good the bad and the ugly. However for the past 2 Year’s I’ve rented ive been fortunate enough to have Kristin White, White House Realty as my property manager! She fits into none of the previously mentioned categories and truly stands out as a remarkable property manager! She was always quick to respond to any of my concerns regarding my residence. She also responded quickly to any of my emails or voicemails. After notifying her that I would be moving out, the home owner decided to sell the property. Kristin handled all of the viewings off potential buyers, notifying me by asking well ahead of time if I was ok with showing the home. It worked well and the property sold quickly. I was great full to have Kristin as my property manager and would recommend her above all others for her outstanding professionalism! Sincerely, Neill Saxton

I met his associate yesterday, who was equally impressive. Detail oriented. Respectful. I am very happy with my decision to work with such professionals.

I chose Super Simple Property Management after a very educational meeting at my rental property. Dave met with myself when I was on the fence about renting or selling. We developed a plan that I was as much as a part of as I wanted to be. I Have now been working with Super Simple Property Management for more than 2 months now. This gave enough time to experience: fees, maintenance procedures/costs, occupying the property, and communication throughout all the processes. I could not be happier, all situations have been handled professionally and have met all my expectations.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
