Angela and her support team provided professional service while we sold two properties and bought a third. They always answered our questions promptly. We sold our homes for more than we anticipated because of Angela’s knowledge of current market trends. Angela sold our condo in 48 hours and our single family home in less than 24 hours on the market. We anticipated these sales would/could take two to three months. Her team also worked hard to help us find our new home in a very short timeframe. They helped us negotiate a price that came in $35,000 below the home’s appraised value. We love our new home and feel lucky to have worked with Angela throughout the usually stressful process. We simply couldn’t believe how smoothly things went with so many “moving parts’ to consider.     My Selling Expertise First and foremost, I give my clients a marketing edge. I earned an undergraduate degree in Marketing at the University of Denver. I also went on to get a Masters Degree in Business Management from the University of Denver. I have a well-thought-out, unique, and aggressive marketing plan that works! We have full-color property brochures and there's always a brochure on the sign. We send just listed postcards to the neighborhood, advertise to other agents that are busy selling houses (7% of us do 93% of the business), professionally stage homes and take professional photos, just to name a few! These marketing tactics are continual and specifically focused until the home sells. When I'm hired to market a listing or act as the listing agent, I am really hired to market the home professionally and in a manner that will attract the right buyer for your area. There are many different unique styles, sizes and characteristics of homes. By knowing these characteristics and understanding buyer’s needs, I am able to market the homes to the right buyer. This, in turn, gets homes sold to the right buyer, which results in the highest price to seller. I give my clients the executive edge. How My Experience Helps Sellers The knowledge I have gives my clients a huge advantage when selling a home. In a seller’s market, you may have multiple offers on your home. That is great if you have someone that knows how to negotiate them and has lots of experience being in a multiple offer situation and working on your behalf. There are different strategies as a seller that you can use to maybe not get the highest price, but get the strongest buyer. Keep in mind, as a seller, your goal is to pick the buyer most likely to get to the closing table! Which offer in a multiple offer situation is most likely to get to the closing table? This is what I help with and provide my professional experience and expertise. As a seller, you have to sell the home three different times: first to the buyer, second to the home inspector and third to the appraiser. Keep in mind, it doesn't matter how much I think you can sell your house for; how much your neighbor thinks you can get your house to sell for; or even what you think you can! Ultimately, the appraiser will stamp your house with a value and that is what you need to move forward to successful closing. My clients also have an advantage when using me to sell her home because I am a full-service listing agent. My clients will hear me say time and time again, “You live in your house one way and you put it on the market in another way.” This means your home will look like a showcase model home when I have it ready for market. Consider walking through a new build community; everyone falls in love with the model homes. Why is this? It is because it is empty, uncluttered and professionally staged with no personal items. I have a full team in force to transform your house into a showcase home that will yield the highest price for you as the seller. I will have a professional stager come to your home and walk through, giving you a list of all the items that need to be removed for proper staging. If needed, I will also rent items that will help with staging, such as artwork, bedding, curtains and greenery. I will also have a professional photographer take professional photos of the home. The stager and the photographer work hand-in-hand. An overwhelming majority of buyers start their home search online. They pick which homes they want to go see based on photos. This is why we stage the home, not only to sell it when the buyers walk-through, but to make sure that the pictures pop professionally and that the first impression online has a buyer falling in love with the home. Staging and professional photography, along with many other top-of-the-line marketing services, are all included in my fee. There are no outside or additional charges to you as the seller to have your home in tiptop showcase condition. I also have a vast knowledge of what is important to a buyer. Many times, I will meet with a prospective seller and they will have a laundry list of things they would like to do to the house before putting it on the market. Keep in mind; most buyers are looking at the big picture when they walk in to your home. They may only be in your home for 15 or 20 minutes deciding whether they like it. They are looking at the layout, lighting, level of finishes, etc. They are not looking at all the minor details. When I come by to preview your home, I can give you, the seller, the ultimate and much smaller to do list of what is important to a buyer and what will actually make a difference in whether a buyer writes an offer on your home.
