Chris was great. I recently purchased a condo, and had some issues and necessary upgrades in both the garage and bathroom. Chris showed at the exact agreed upon time, he is super nice and personable. I showed him my issues and concerns, he offered his professional advice and we went after it to correct and complete the upgrades. Everything was taken care of in 4 hours. Excellent, outstanding , well crafted, professional and a job well done. That's our description for the second floor, 21 fts. Patio extension he crafted on our house. It blend perfect with the existent patio. The bottom is also flushed and the columns are just the same style. Ryan was not only an excellent carpenter creating an exact extension of our existent patio, he also installed a barn door in our bathroom, installed a sliding door where a window was located, fixed the kitchen top cabinet and provided accurate guidance and advise at every single important decision we had to make in the process. I contacted Marc to install a new bathroom exhaust fan. He was able to do it within a day. The fan I purchased was too large, but he offered to make the adjustments and added on a small additional charge. His work was quite neat and he finished in a timely manner. He left the area very clean, and his price was very fair. I had contacted two other contractors who would have charged double the price. I would definitely recommend him.

A Dream kitchen comes true! Giza Stone Works offered us products that were far more superior than anything else we looked at and at a quarter the cost of everything else we were quoted. The entire kitchen remodel was completed in a timely manner. Alex and his team were very punctual, clean and pleasant to be around. The work site was kept clean and Alex answered any questions I had before during and after completion of this project. Lizeth in the office was courteous and prompt to return calls and answer questions. The crew along with Alex and George are amazing craftsmen. I have referred several people to GSW for great products and an amazing job. I had previous contractor nightmares, so I was worried about contracting with anyone, this experience was The best! Jerald piloted a kitchen renovation & also opened our living room for plan. He designed a new layout, w new counters & cabinets, removed load bearing walls adding support beams in the attic. It was an extensive project and Jerald was a true professional the entire time. Despite a few unforeseen obstacles along the way Jerald coordinated a bevy of subcontractors with an air of personalism and cheerfulness. All the final work was top notch and any part of the job that needed last minute touch ups were done without question or hesitation. I especially appreciated how responsive he was at every step of the project. He sat down with me for several hours from the get go, plugging in measurements and working with us to get a very detailed idea of that we wanted. He was willing to work in our home with us living there which made the project much more affordable. Would recommend Jerald without hesitation!

Brett was so friendly and on time. Very easy to communicate with. He has a lot of knowledge in all areas of home improvement, and went above and behind the repairs I requested. I received various bids for my master bath remodel. Todd at Lifestyle spent time with me to understand really what I wanted in the remodel. His bid came right in on target. He had factored in my taste for the allowances on the finishes. I then hired Lifestyles to remodel an investment property. Lifestyles worked with me very closely to start the project and finish with in a very short time frame. I then hired Lifestyles to gut and remodel my kitchen along with my family room fireplace. Through-out all of my projects Lifestyle/Todd worked with me and was always responsive to my questions. They were timely, clean and respectful of my home. My husband and I hired Custom Builders LLC (Kaleb) to tear down the half hall staircase leading to the second level of our home and replaced it with a open rail and baluster staircase. Kaleb's responsiveness throughout the job was great. We where kept informed about the timing of when materials would arrive and when each segment of the job would be completed. Kaleb's work is high quality and he kept a very clean work space between each segment of the project. We got very good value for the job. We had done some research about prices before we hired Custom Builders and found Kaleb's price for the job was very reasonable. The timing on completion of each segment of the job was longer than planned. Completion time was double the time that was initially set. There were a number of issues with getting the correct materials from Kaleb's vender. If you are willing to work with a small contractor who does the work himself Kaleb Shultz (Custom Builders LLC) is your guy.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
