I originally hired KMA to do some work on my gutters, but it ended up that the job required a contractor. He was very gracious and actually came out two times to verify if he could do it, and did not bill me. I found this to be very honest and refreshing.

I was just going through my prior projects on Thumbtack and realized I never left a review. Marlon did concrete work for us in 2014. He and his crew did an excellent job. We had concrete on the side of our house and along the side of our driveway. His team ripped it up and removed it because it was cracked and sinking. They regraded and replaced the area alongside the driveway with river rock. They poured a new curved walkway along side the house and filled in the remaining areas with river rock. They were great -- it was a big job and they did everything as expected. Excellent job!

I was very surprised and happy to see the owner of Mountaintop Construction, Steve, show up at my home along with a very professional and respectful crew. They came in and not only had to problem solve due to some previous framing of our older home, they were extremely clean, professional and as respectful as a customer could ask for. I would refer Mountaintop Construction to anyone that wants to get the job done and done right! Jill Nash

Our forty year old tri-level home was in need of plumbing updates and repairs in three bathrooms and the kitchen. The baths were completely remodeled. All work was done to strict local code and passed inspection with compliments from the city inspectors. Project was scheduled such that at least one bath was available at all times and with minimum disruption to home activities. Remodel was done to our plan, but with very helpful suggestions and advice from the contractor. Even with unexpected events and obstacles in the existing construction this project exceeded all expectations and significantly improved the appearance, livability and value of the property. The effort was done according to budget and the contractor had an exceptionally pleasing disposition and ethic which was rewarded with a monetary gratuity from us. I would absolutely highly recommend their services.

This contractor accepted this job as a remodel done wrong. It was slate natural stone which is difficult to work with. The contractors all did well & he found a leak from their her contractor which he fixed. They did a good job & you just have to monitor work regularly. A good crew!

Ryan Witt installed patio cover for my home. It was a substantial patio 30x10 ft. Ryan did outstanding work and was extremely professional. Ryan was able to translate our request and anticipate our requirements and produce quick estimate. Ryan was also extremely flexible and able to adjust project as it evolved and was able to adjust and add the finishing touches we requested. Project turned out great. Bottom line: Ryan is 5 star contractor. I would highly recommend him to others. He works well with other tradesmen and with inspectors. Ryan delivers quality product in a timely manner at a reasonable price.

We just made a major move across the country and were looking forward to make significant renovations on our 1963 house. We contacted 3 different contractors whose bids were so high that we were shocked and put off. We decided to try one more time and contacted Anaid Enterprises. We were relieved when we met Leroy because he put us completely at ease and informed us that many of our projects could be handled within our budget. Leroy was extremely professional, courteous and patient as he helped us prioritize our decision-making process. His in-depth knowledge of contracting, costs and materials was the ideal formula for us and allowed to finish our projects in a timely manner. We were relieved how diligent Leroy was about showing up on time each day. This put us at ease and let us relax about getting competent work in a timely fashion. We were thrilled by the final product and would not hesitate to hire Anaid Enterprises again. Thanks Leroy!

Lucas at RoundTable responded quickly to my service request in a confident and professional manner which put me at ease on our initial conversation about the work I needed done. In fact, they did such a solid job on the initial framing project, I hired them back to complete the sheetrock and finishing work…. which looks amazing and was completed on-time as discussed. During the job completion discussion, Lucas explained that his passion is making custom deck designs, and I will keep him at the top of my list when the time comes to address this project in the future.

We had a leak in our upstairs bathroom that went down to the main level so we needed a bathroom remodel and new drywall and texture in our dinning room. They tile work was great and everything looked good when they had finished. I do wish there was better communication on when people were coming and going for the day.

Simply put, I consider Don with Zigler Building Systems an Excellent General Contractor and a man of integrity… “That will handle everything and get it done.” Period. Without wasting any extra time or money. I have also been in the construction industry for a great many years. I know the drill well and understand the process. Don has a passion for attention to detail and an excellent sense of high quality workmanship. My project was substantial covering many weeks. A basement re-construction project which required all aspects of construction. I spoke with Don about the overall plan and my thoughts and considerations, he then went to work. Handling any/all day to day decisions by himself, without the need to consult with me. This was perfect as I placed my complete trust in Don and he completely delivered. I felt completely comfortable with Don in our home. I HIGHLY recommend Zigler Building Systems for ANY construction project. Consider it handled!

I've had several remodels done at my home and have never met a more pleasant, PROFESSIONAL individual as Eric Schaefer, owner of A & E Remodeling. He did not give a quote and then charge us more (and more!); he and his crew were always on time; they did not start the job and then leave ... even for a few days; they completed the work within the time frame quoted; the work itself was impeccable, with an eye for detail; AND they cleaned up the job site every single day before they left! I've found this to be rare in the construction/remodeling field and it definitely didn't go unnoticed OR unappreciated! I plan to use them for future projects, as well as refer them any chance I get! Highly recommend! Hired Elevated Construction for a clean-up after a roofing company left a giant mess in our garage. Nick and Rusty arrived early, they were efficient and professional. Although this job was below their skill sets and a bigger job than anticipated, they went above and beyond to carefully clean up all the mess and put our storage items back so much better than the movers had done it! We have 35% more space after they were done! We will be having Elevated Construction back for skilled jobs- it's not easy to find a great contractor and small company in this market, and they exceeded our expectations!!

I had a FANTASTIC experience working with Denver Developers. The co-founders of the company, Justin and James, are extremely professional and were very willing to work within or budget and timeline. We needed a deck built within 5 days, and they finished within 1.5 days! Their crew was prompt, highly communicative, and tremendously respectful of our property. I also needed a very last-minute demolition job completed in my home, and Denver Developers was able to accommodate our extremely short 24 hour turn around time period with ease. I have never had a more enjoyable experience working with any other contractor in the Denver-metro area, and look forward to having them manage & execute our 1200-square foot basement renovation within the next few months. I have had bad contractors at my home before, and these guys set the bar for me. They delivered on time, exactly what they promised, and for less than Aaron had quoted me. He said he over estimated and actually refunded me a little! Amazing service from some great guys. Any project I do will have Vigil and son on it. Thanks again guys!!

Dan and his team of sub contractors do excellent work. If you want a job done well, with attention to detail and quality control, I highly recommend this company. The only are of issue for us was with scheduling and punctuality. We had some unavoidable delays, but also a few instances of poor communication and uncertainty about project deadlines. Dan is an honorable and trustworthy man. His intention is to do his job with excellence- and we have a beautiful kitchen to support that claim.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
