The contractor correctly diagnosed that the reason my gutters were leaking is the drip edge was on the top of the underlayment and the underlayment needed to be on top of the drip edge. He was honest and told me the underlayment needed to be fixed all the way around the roof and he didn't have time that day so he charged me a reduced rate for just doing the inspection. I contacted my roofing company and they sent someone out to fix it at no cost to me so I was very happy to benefit from the contractors expertise! The contractor was late to our appointment though otherwise I would have given him 5 stars.

It isn't easy trying to choose which construction or roofing company to use when you suddenly find yourself in that 'hurry up or else' situation of needing to replace the roof NOW. After receiving several estimates - and dealing with the 'maybe I can get to it next week' excuses - one company stood out among the rest - Mountaintop Construction. Steve Petersen came to my home in Bellvue, Colorado, within 24-48 hours, which was over 100 miles from his location. He explained to me in simple terms why the shingles looked the way they did, which actually helped save me a ton of money after advising me to have the insurance company come take a look. The job was completed by a friendly crew - and by Steve himself - within a weeks' time. The county came out for the final inspection and the roof passed with no problems. The shingles look beautiful! I would recommend this company and Steve Petersen's crew without hesitation.

Papa’s Home Improvement: Awesome The owner, Josiah is a professional in every sense of the word. He has worked with us on a number of project, kitchen, plumbing, deck remodel...he installed custom lighting; designing the most beautiful lighting style on our pergola. (See photo) When he was working on our kitchen remodel, he did some adjustments to our plumbing the make it easier for my husband and I to access the main water cut-off for the whole house in case of an emergency and a year later at about 2 a.m. in the morning, our 20 year old hot water tank broke and was flooding the utility room and guest bedroom but we were able to go into the kitchen and turn off the main water line, which saved hour home from flooding during the night. We called him and he came the next morning and installed a new water tank and some special additions to eliminate the possibility of future flooding. His work is surpurb. We found him to be timely, consistent, dependable, does quality work, pays attention to details. He's trustworthy, never left us waiting and wondering if he would be on site each day, he is committed and takes his job seriously. My husband and I fell in love with this young man. We were scammed a few years ago and Josiah & his Uncle, restored our faith in mankind. I would recommend him without hesitation. His charges are reasonable and his work is worthy of his pay. If you don't want to take a chance on getting the right contractor...I suggest you call Papa’s Home Improvement to eliminate the worry. Basement Finish: I had Chris from CJ's provide assistance on my basement. Originally I hired him to assist with the framing only, but he did such a good job and I then learned of his extensive background that I kept him on to essentially act as the GC. He did the drywall to a level of perfection that my wife couldn't even find a flaw. He did the full kitchen install except the granite countertop, the flooring, trim, painting, tile shower, and a ton of other various kittle things that the other contractors simply just don't do but needed to be taken care of. We will be hiring him for our next job. Craftsmanship is awesome and pricing is exceptionally fair.

Matt "Big Red" did a fantastic job! He promptly came out to bid the job, gave us a fair price and then was able to start the job the next day. He tiled two back splashes for me, he did quality work and was creative with the tile project when given autonomy when I had to leave the house for the day. Matt also did some painting and drywall repair on my basement. He worked hard, completed the job efficiently. He helped me with sawing a countertop, bringing in his table saw and didn't charge me anything. I would highly recommend Big Red Innovations for your construction needs. He is also very friendly and trustworthy, I felt totally at ease when I had to leave him alone in my home while I was out for the day. A+++

After interviewing contractors for nearly a year and almost giving up hope of ever finding one that we felt we could work with, we were lucky to finally find Combs Renovations. Jerald Combs was friendly, knowledgeable, professional, trustworthy and easy to talk to. We gave him concept pictures to illustrate what we wanted the conversion to look like and he quickly understood what we were trying to accomplish. Thanks to his knowledge, expertise and craftsmanship, the finished product was exactly what we had envisioned for our garage renovation. The subcontractors he hired such as electricians, brick layers and dry-wallers did exceptional work and Jerald took responsibility and stood behind all their work. He took great pains to deliver a high quality product; paying particular attention to the detailed finish and trim work on things such as the mantel, bookcases, molding and baseboards—enhancing the overall beauty and character of the room. Speaking from experience, not all contractors are that conscientious or detail oriented. Every inspection passed with flying colors. The Aurora zoning inspectors were very familiar with Jerald and the quality of his work, often remarking on how beautiful the work was and assuring me that everything was being completed correctly, professionally and up to code. Jerald was always willing to take time to meet with us whenever necessary to make sure we were all on the same page. He was also patient when explaining processes that were difficult for us to conceptualize or understand having never gone through a major renovation like this before. He even came back after the job was done to install the new TV and run wires behind the wall at no additional cost. No project of this magnitude is ever completed without some setbacks. Due to unforeseen circumstances the project ran nearly seven weeks over. Despite some of these issues, the project did come in on budget and the finished work is absolutely beautiful. We highly recommend Jerald and would definitely rely on him as our go to person for all of our future projects. In fact, we’ve already asked him for an estimate on a list of new projects that we’d like him to complete.

We contracted Brian and his team to perform a master bath remodel. The bathroom had not been updated since the house was originally built (mid 1990s) and all the fixtures were outdated in addition to having a carpet floor. Although we had to wait 6 months for Brian to be available to perform the work - it was well worth the wait! Brian treated our home like his own - all of his team were very respectful and considerate. They would clean up the house every day after their work and would always ask before turning off the water or doing something that would impact us. He was extremely patient and always willing to go the extra mile - this was our first interior remodeling job, and we were unfamiliar with the sheer number of decisions (big or small) that go with such a job. He was willing to run out to get mosaic tiles a few nights when the weather was poor just so that we could find something we really wanted. He would offer suggestions, but always deferred to us as the customer once we made a decision (sadly, not something all contractors will do!) He would also tell us if there was a piece of work he was uncomfortable performing (such as replacing the shower floor with mosaic tile), and didn't hesitate to tell us when he would recommend using someone else for such a job. And he would notice things (such as a small hole in our wall in another location and the house) and would offer to take care of it for us if we would like to have him do so - this occurred on more than one occasion, and was so thoughtful! Our home is very important to us, and we're very glad that we chose Brian for this work. We were so pleased that we're having him perform a second bathroom remodel this summer. If it is important to you to have someone treat a job as if they were the client, I would highly recommend Brian. Description of work: Master bath update

After looking for the right and affordable contractor for months, it can be a little frustrating but it was worth the wait. I found GALVAN remodeling LLC, they were very prompt at price, work and time frame. They worked on my entire basement from scratch to finish, all the plumbing, walls, floors, paint even door sizing. Edward did an excellent job with the project my fiancé and I hired him for. Edward was responsive and upfront with my fiancé from the very beginning. He listened to exactly what we needed. We needed to turn a basement living room into a master bedroom with a closet as well as texture the remodeled master bathroom. Edward did great work with the metal framing; did great work with the drywalling, mudding, and texturing as well. I have nothing but great things to say about Edward. We have had a lot of bad experiences with contractors throughout our remodel and Edward’s professionalism restored our faith that there are good contractors out there. . They say word of mouth is the best advertising... It's true.. I heard about Kevin from a friend.. He installed my swamp cooler last summer and I called him again to repair my fence which was falling over due to rotting posts. Since I'm living on a fixed income, I could not afford a new fence .. Kevin installed metal fence menders which stabilized the posts... He also repaired the fence gates and installed new gate hinges.. His charge was very affordable and I'm very happy with his work! Gale dud a great job building my fence. After a long search, I finally found Gale. I wanted the fence done using the existing metal posts. Most contractors recommended other ways but Gale understoodmy reasoningfor extending the metal posts and building a 6ft would fence with metal posts. It's a beautiful fence. Even in the cold, December weather, they worked long and created a lasting fence. Thank you

    Greene Enterprises conducted a total remodel of our home including concept, suggestions for design, and assistance with product selection. Greene Enterprises is a full-service company. Most of the trades are handled by the company and when they could not carry out a portion of the project, sub-contractors were selected and were availabe on short notice in order to keep the project moving along smoothly. As anyone who has gone through a remodel can attest, it is not an easy course of action. The individuals associated with Greene Enterprises took care in their work, adjusted to our changing demands, and made the experience much more tolerable. The craftsmen of Greene Enterprises are talented, meticulous, and treated our project as if it were their own. We cannot say enough about how satisfied we are with the outcome.     What do construction project managers do?

    Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team.     The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences.     What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice.     How do I find out if a contractor is licensed?

    It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board.     How do you choose a commercial general contractor?

    A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

    Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    How much does a project manager charge per hour?

    You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor.
