We could not have been more pleased with Forest and the entire crew from Beyond Boundaries. When I initially started thinking about our bathroom remodel in the fall, the hardest part was finding a contractor who seemed interested in taking on such a small project (Denver contractors are busy these days!). I needed to have an old kitchen faucet replaced. Chris was very knowledgeable and professional through the entire installation and he did the work correctly the first time and at the price quoted. He took the time to answer any questions I had and explained everything he was doing during the replacement. He even took the time to look at an additional plumbing issue I was having and offered to do the work but also took the time to show me how I could do it myself. I will definitely call Chris again for any future work and would highly recommend him to anyone needing repairs at their home.

Wed Aug 16, 8:18 PM If you’re contemplating hiring a good General Contractor, Daniel Gonzalez and his construction teams are your guys! We hired Daniel to finish 1,300 square feet including an extra bedroom, laundry area, storage room and quilt studio in our basement. Daniel gave a fair quote and he brought top notch teams and hard working guys to the project! His electrician did an excellent job installing all new electrical; and his HVAC guy ran new heat ducts and installed a whole house humidifier. The plumber ran new plumbing for a utility sink and washing machine. The framer did a fabulous job independently building our design to our exact specifications and even added decorative arches. The drywall guys hauled in heavy drywall sheets one-by-one because it wouldn’t fit into our window wells. The drywall installers got 4 rooms put up in one and ½ days! The tapers and texture's did an excellent job taping drywall seams and adding texture in less than two days for each team. Daniel’s crews showed up on time, they were respectful, trustworthy, and we appreciated how hard they all worked to get the job done in a timely manner. Daniel and his trim and paint team did an excellent job painting, installing our flooring, trim, doors, hardware and window ledges. Best of all, Daniel is an honest guy and does what he agrees to do. Treat these guys right and they’ll treat you right! Great job! We love our new space! Thanks Daniel!

Excellent, outstanding , well crafted, professional and a job well done. That's our description for the second floor, 21 fts. Patio extension he crafted on our house. It blend perfect with the existent patio. The bottom is also flushed and the columns are just the same style. Ryan was not only an excellent carpenter creating an exact extension of our existent patio, he also installed a barn door in our bathroom, installed a sliding door where a window was located, fixed the kitchen top cabinet and provided accurate guidance and advise at every single important decision we had to make in the process. Basement Finish: I had Chris from CJ's provide assistance on my basement. Originally I hired him to assist with the framing only, but he did such a good job and I then learned of his extensive background that I kept him on to essentially act as the GC. He did the drywall to a level of perfection that my wife couldn't even find a flaw. He did the full kitchen install except the granite countertop, the flooring, trim, painting, tile shower, and a ton of other various kittle things that the other contractors simply just don't do but needed to be taken care of. We will be hiring him for our next job. Craftsmanship is awesome and pricing is exceptionally fair.

My wife and I have numerous rental properties and over the years we have had Joe remodel many of these homes from replacing a roof, installing flooring, some electrical, some plumbing, water proofing 3 of my homes and installing sump pumps. Ive had Joe do drywall work and interior painting. Each time Joe was called to complete this work, all I had to do was give him a key or set up time with the tenant and what was needed done and the job was always completed in a professional way. After interviewing contractors for nearly a year and almost giving up hope of ever finding one that we felt we could work with, we were lucky to finally find Combs Renovations. Jerald Combs was friendly, knowledgeable, professional, trustworthy and easy to talk to. We gave him concept pictures to illustrate what we wanted the conversion to look like and he quickly understood what we were trying to accomplish. Thanks to his knowledge, expertise and craftsmanship, the finished product was exactly what we had envisioned for our garage renovation. The subcontractors he hired such as electricians, brick layers and dry-wallers did exceptional work and Jerald took responsibility and stood behind all their work. He took great pains to deliver a high quality product; paying particular attention to the detailed finish and trim work on things such as the mantel, bookcases, molding and baseboards—enhancing the overall beauty and character of the room. Speaking from experience, not all contractors are that conscientious or detail oriented. Every inspection passed with flying colors. The Aurora zoning inspectors were very familiar with Jerald and the quality of his work, often remarking on how beautiful the work was and assuring me that everything was being completed correctly, professionally and up to code. Jerald was always willing to take time to meet with us whenever necessary to make sure we were all on the same page. He was also patient when explaining processes that were difficult for us to conceptualize or understand having never gone through a major renovation like this before. He even came back after the job was done to install the new TV and run wires behind the wall at no additional cost. No project of this magnitude is ever completed without some setbacks. Due to unforeseen circumstances the project ran nearly seven weeks over. Despite some of these issues, the project did come in on budget and the finished work is absolutely beautiful. We highly recommend Jerald and would definitely rely on him as our go to person for all of our future projects. In fact, we’ve already asked him for an estimate on a list of new projects that we’d like him to complete.

Separately, we had him install an undercounter ice maker and he ensured that it looked good and blended with the decor in addition to making sure it worked appropriately, including adding a custom drain into the basement. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
