I feel very fortunate that I ran across Steve Petersen and his Mountaintop Construction company when it was determined that I would need a new roof on my house as a result of the large May 8, 2017 hail storm in the Denver, Colo. metro areas. Steve got in touch with me almost immediately after he was referred to me by a referral company called Thumbtack. Steve gave me a more than fair quote on price to replace my roof and had no problems with my waiting a couple of months to have the roof done. Steve helped me all the way through the job, coming out to check out my roof and provide me with his estimate within 24 hrs. I am an 81 yr. old Senior and don't always understand everything and Steve was very patient and thorough in explaining everything so that I would understand it all. He checked my insurance adjuster's estimate and his estimate was within the insurance estimate. He ordered the materials for me and was here up early and monitored the roofing crew's work until the job was done. He relieved me of my anxiety and lack of knowledge on all that had to be done, type of material and how much etc. I could not be happier and feel very lucky and fortunate that I had a man like Steve helping me get the new roof done. If I ever need another roof or other work done that his company does, I will not hesitate to call him again and also will refer anyone I know who is looking for a contractor to call Steve and his company, I have no regrets and am sure anyone else would not have any regrets either. There are good companies, and medium companies and poor companies, Steve's Mountaintop Construction Company happens to be an Excellent and Outstanding company in my mind. One of the best of the best. Our forty year old tri-level home was in need of plumbing updates and repairs in three bathrooms and the kitchen. The baths were completely remodeled. All work was done to strict local code and passed inspection with compliments from the city inspectors. Project was scheduled such that at least one bath was available at all times and with minimum disruption to home activities. Remodel was done to our plan, but with very helpful suggestions and advice from the contractor. Even with unexpected events and obstacles in the existing construction this project exceeded all expectations and significantly improved the appearance, livability and value of the property. The effort was done according to budget and the contractor had an exceptionally pleasing disposition and ethic which was rewarded with a monetary gratuity from us. I would absolutely highly recommend their services.

Excellent, outstanding , well crafted, professional and a job well done. That's our description for the second floor, 21 fts. Patio extension he crafted on our house. It blend perfect with the existent patio. The bottom is also flushed and the columns are just the same style. Ryan was not only an excellent carpenter creating an exact extension of our existent patio, he also installed a barn door in our bathroom, installed a sliding door where a window was located, fixed the kitchen top cabinet and provided accurate guidance and advise at every single important decision we had to make in the process. We just purchased a 3 bedroom/3 bath townhome. I originally contacted Rudy to repaint the whole interior. He estimated the job to be completed in two weeks which is what I was hoping for. A few days later I decided to remove the orange peel texture throughout + still do the paint. This significantly increased the complexity and scope of the project. Did a great job! He usually doesn't do house calls, but did a fantastic job helping me hang some pictures, curtain rods, and lights. He also helped repair my bed frame. I would recommend Paraiso Construction. Francisco was easy going and knowledgeable about all areas of the process to finish our basement for us. There were several things he saw that I would have overlooked and he made sure they were done correctly. John and Company did a fantastic job reframing the garage door opening. It was done with quality materials and workmanship. We met twice , once to discuss ideas, then right before the project began. He went over into detail with his carpenter over the plans for the final look. The work was completed in a day, and will remain solid beyond my years at the house . What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
