I live out of state and cannot manage my own property efficiently. I have been working with Aggus Realty for a little more than a year and couldn't feel better about my choice of property managment companies. About 6 months ago there was an issue with an existing renter that vacated the property and illegally subleased it. Aggus Realty is so dilligent about monitoring the properties that they found out about it right away. They handled everything from evicting the tennant that the condo was subleased to as well as filing all the necessary paperwork to pursue legal action against the tennant that vacated it. Everything waas handled with extreme professionalism. I plan on utilizing Aggus Realty's service until I decide to sell the condominium.
I've only been with New Age Property Management for a couple of days, but so far my experience with them has been great. They were prompt on everything from first contact, to starting my contract, to inspecting my property. It has brought great peace of mind to have New Age taking care of my home. I've owned multiple rental properties for several years. During that time, I've cycled through more property management companies than I care to remember. Most of them started out nice but through their lack of experience, minimal accounting ability, and self-interest driven decision making eventually closed their doors. I even had to audit the books of one company to make sure they paid me appropriate amount of rent. I had almost decided to start my own company. Fortunately, I found Denver Property Management (DPM). They are ethical, honest, and very responsive. I've been with them for years. Together we've had great tenants, good tenants, and the bad ones. The common thread through all tenants is that I didn't have to deal with them. DPM handled all issues and each time fully represented my interests. With lawyers on their team, I rest peacefully knowing I am fully and completely protected. Additionally, their contracts are the best, most complete I've seen. Others seem as if they bought them off the internet - complete with misspellings. They also have penalty clauses that benefit the management company if a tenant is late so there is no reason for the management company to get the tenant to pay on time. DPM is different. DPM collects their management fee and all other proceeds go to the owner. Naturally, you don't want a tenant to pay late just so you can collect a few extra dollars. The point here is that DPM is just looking to make money at any cost but they do it by protecting their clients first and foremost. They seem to have discovered the rule that many others have lost - "take care of your clients first and you'll be taken care of as a byproduct." With other property management firms, there is typically a 30 to 90 day vacancy period between tenants. With DPM, there is a negative vacancy. By this I mean they almost always have the property re-rented (with deposit and rent in hand) well before the current tenant is scheduled to move out. Of all the other competition out there, I would hold candle of consideration to anyone other the DPM. My only fear is that one day they might decide to retire....and there won't be anyone to replace them. But as long as they are going strong, I won't use nor recommend anyone else.
I began working with In Touch Property Management in February 2014. I was moving across the country and needed someone to take care of the property for me. I was and am very attached to this property. Ive done a lot of work to the house improving the living space. It wasnt part of my plan to fix the house up and then turn it into a rental property. Life changes and I was moving. I contacted several property management companies. After all the sales pitches I decided to use In Touch Property Management. CJ is so easy to work with. I know she understands how much the house means to me. The fees are very reasonable. We talked about her resources for all the different issues that could come up. Sprinkler blow outs, inside painting or plaster work, yard care, anything you can imagine. I had to have the ceiling patched up in the house and she sent a man that she knew and he fixed it up perfectly. The ceilings have a very unique design to them and I wanted it matched. It looks fabulous. CJ found the folks to rent my property very quickly. Within a week. I was comfortable with how she chose the tenants. Although they passed every part of the qualification process when it came to moving in there were some issues. The tenants were frustrated and I was frustrated. These were things you cant screen for. CJ communicated to both of us and was able to reach an agreement that was satisfactory with both the tenants and me. She has a very clam demeanor which was really needed in this scenario. There is no doubt I will continue to use CJ as my property manager. Im happy with how she has managed my property.

I worked with Jerry on a property at 2020 Newcombe Street in Lakewood. Jerry was spot on with his assessment regarding the correction of a garage door header gone wrong. The header was sagging six to eight inches over a sixteen foot span. This was corrected due to Jerry's recommendation and our combined efforts. We also repaired a skylight leak at the same location. Jerry also advised me of the roofing codes and helped with the repair. Jerry has an excellent mechanic mind and the ability to apply it to a given situation.
