The contractor correctly diagnosed that the reason my gutters were leaking is the drip edge was on the top of the underlayment and the underlayment needed to be on top of the drip edge. He was honest and told me the underlayment needed to be fixed all the way around the roof and he didn't have time that day so he charged me a reduced rate for just doing the inspection. I contacted my roofing company and they sent someone out to fix it at no cost to me so I was very happy to benefit from the contractors expertise! The contractor was late to our appointment though otherwise I would have given him 5 stars.

I hired David for a few projects last summer when we were doing a bunch of updating. First he extended our gas line to the kitchen for our new gas range. He also replaced the A/C and then installed a new sink for us as well. His team was great--very friendly, professional and considerate. Some contractors seem like they want to get it done and get out, but they were obviously invested in doing it right and they responded to every special request we made. When the range didn't quite fit the gas line, David even came back to adjust it and did not charge for it. And he stayed in touch with me to make sure we got the A/C warranty stuff done right. I'll contact him again when we need help.

The guys did a great job! We felt very taken care of despite the job being just a small bathroom remodel. They even assisted with getting our granite counter tops picked up and fabricated to accelerate the project schedule. Our facilities were down a matter of days, not weeks like the other contractors I interviewed had projected. Highly recommended!

This contractor accepted this job as a remodel done wrong. It was slate natural stone which is difficult to work with. The contractors all did well & he found a leak from their her contractor which he fixed. They did a good job & you just have to monitor work regularly. A good crew!

Chris was great. I recently purchased a condo, and had some issues and necessary upgrades in both the garage and bathroom. Chris showed at the exact agreed upon time, he is super nice and personable. I showed him my issues and concerns, he offered his professional advice and we went after it to correct and complete the upgrades. Everything was taken care of in 4 hours. His is a total professional with a great work ethic, and very affordable. I could not be happier with the end results and cannot recommend Chris enough for any home projects. Kelly with Curb Appeal Masonry came to fix mortar cracks in my stone siding. It was for a home inspection. He was very responsive when I reached out and made the soonest appointment his schedule allowed. His work was done well and my home looks great. There were a couple of jobs I had Nick do. The first one involved fixing a cedar chest where the hinges had come completely out so that I couldn't close the cedar chest. I thought I would have to buy a new one. Nick took a look at it and 20 minutes later it was repaired. A year later and it is fine. And, he used things I had around the house to repair the chest. The second job involved getting rid of a 35 year old ficus tree that was stuck in a half wood barrel. I'm not sure how he did that, but when I got home the barrel and tree were cut up enough so that I could put them out with my trash and the mess was cleaned up as well. Nick has also helped my Mom with all sorts of odd jobs around her house since my Dad passed away. He is reliable, smart, he's good on the computer, and he's honest. I was impressed with all the different things he was able to do.

After interviewing contractors for nearly a year and almost giving up hope of ever finding one that we felt we could work with, we were lucky to finally find Combs Renovations. Jerald Combs was friendly, knowledgeable, professional, trustworthy and easy to talk to. We gave him concept pictures to illustrate what we wanted the conversion to look like and he quickly understood what we were trying to accomplish. Thanks to his knowledge, expertise and craftsmanship, the finished product was exactly what we had envisioned for our garage renovation. The subcontractors he hired such as electricians, brick layers and dry-wallers did exceptional work and Jerald took responsibility and stood behind all their work. He took great pains to deliver a high quality product; paying particular attention to the detailed finish and trim work on things such as the mantel, bookcases, molding and baseboards—enhancing the overall beauty and character of the room. Speaking from experience, not all contractors are that conscientious or detail oriented. Every inspection passed with flying colors. The Aurora zoning inspectors were very familiar with Jerald and the quality of his work, often remarking on how beautiful the work was and assuring me that everything was being completed correctly, professionally and up to code. Jerald was always willing to take time to meet with us whenever necessary to make sure we were all on the same page. He was also patient when explaining processes that were difficult for us to conceptualize or understand having never gone through a major renovation like this before. He even came back after the job was done to install the new TV and run wires behind the wall at no additional cost. No project of this magnitude is ever completed without some setbacks. Due to unforeseen circumstances the project ran nearly seven weeks over. Despite some of these issues, the project did come in on budget and the finished work is absolutely beautiful. We highly recommend Jerald and would definitely rely on him as our go to person for all of our future projects. In fact, we’ve already asked him for an estimate on a list of new projects that we’d like him to complete.

Brett was so friendly and on time. Very easy to communicate with. He has a lot of knowledge in all areas of home improvement, and went above and behind the repairs I requested. Dana, Shannon and James were able to tackle a variety of projects that I needed completed within a limited time frame in order to get my home ready to sell. Due to being a military family, I had to do this all on my own until Dana, Shannon and James came along. Let me tell you, they do it all and they do an incredible job... from interior to exterior even creating and installing customized shelving, wood flooring transitions, and a stand up shower. Their professionalism, expertise, attention to detail, customer service and can-do attitude made me excited to work with them. I will definitely have them help me on future projects as well as refer them to my friends and family.

We hired LSE Builders to finish our existing basement. Overall, I can’t say enough good things about Steven the owner and Chris the project manager, as well as all the suppliers and contractors they work with. To start with, the whole process was very transparent and they use technology effectively in order to share all the bids, invoices, and receipts. Secondly, they performed amazingly well given our aggressive timeframe. Even with delays from the city, they finished the entire project in well under 3 months as promised. This is especially impressive given the very busy time contractors are having right now in the Boulder area. The finished product includes two additional bedrooms, a rec room, and a full bathroom. The finishing touches, in particular, turned out very well… the tile work, the carpentry, the lighting, etc. The project went very well and exceeded our expectations. Steven and Chris were both very professional and never hesitated to address any concerns we had. We highly recommend LSE!

My husband and I hired Custom Builders LLC (Kaleb) to tear down the half hall staircase leading to the second level of our home and replaced it with a open rail and baluster staircase. Kaleb's responsiveness throughout the job was great. We where kept informed about the timing of when materials would arrive and when each segment of the job would be completed. Kaleb's work is high quality and he kept a very clean work space between each segment of the project. We got very good value for the job. We had done some research about prices before we hired Custom Builders and found Kaleb's price for the job was very reasonable. The timing on completion of each segment of the job was longer than planned. Completion time was double the time that was initially set. There were a number of issues with getting the correct materials from Kaleb's vender. If you are willing to work with a small contractor who does the work himself Kaleb Shultz (Custom Builders LLC) is your guy.

We hired Pegasus for an whole-home interior paint project for our new house (which included walls and trim). It was a huge job, and the Pegasus team stuck with us all week to get it done. They were careful to remove blinds and tape properly prior to painting too, so as not to cause any damage. We're thrilled with our fresh paint color - it made the house look brighter and immediately more updated. Being contractors, they also paid close attention to other details along the way - fixing door hinges and applying caulk to repair areas that were previously not sealed. They recommended a few other miscellaneous areas that need attention, so we'll likely work with them again on other maintenance projects in the future.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
