The contractor correctly diagnosed that the reason my gutters were leaking is the drip edge was on the top of the underlayment and the underlayment needed to be on top of the drip edge. He was honest and told me the underlayment needed to be fixed all the way around the roof and he didn't have time that day so he charged me a reduced rate for just doing the inspection. I contacted my roofing company and they sent someone out to fix it at no cost to me so I was very happy to benefit from the contractors expertise! The contractor was late to our appointment though otherwise I would have given him 5 stars.

I hired David for a few projects last summer when we were doing a bunch of updating. First he extended our gas line to the kitchen for our new gas range. He also replaced the A/C and then installed a new sink for us as well. His team was great--very friendly, professional and considerate. Some contractors seem like they want to get it done and get out, but they were obviously invested in doing it right and they responded to every special request we made. When the range didn't quite fit the gas line, David even came back to adjust it and did not charge for it. And he stayed in touch with me to make sure we got the A/C warranty stuff done right. I'll contact him again when we need help.

The guys did a great job! We felt very taken care of despite the job being just a small bathroom remodel. They even assisted with getting our granite counter tops picked up and fabricated to accelerate the project schedule. Our forty year old tri-level home was in need of plumbing updates and repairs in three bathrooms and the kitchen. The baths were completely remodeled. All work was done to strict local code and passed inspection with compliments from the city inspectors. Project was scheduled such that at least one bath was available at all times and with minimum disruption to home activities. Remodel was done to our plan, but with very helpful suggestions and advice from the contractor. Even with unexpected events and obstacles in the existing construction this project exceeded all expectations and significantly improved the appearance, livability and value of the property. The effort was done according to budget and the contractor had an exceptionally pleasing disposition and ethic which was rewarded with a monetary gratuity from us. I would absolutely highly recommend their services.

Mr. Jerry Secrest was a miracle for my project. I had a contractor previously hang some paintings and mirrors for my client, and they made several nail holes in hanging one particular item. In repairing and re-texturing the nail holes, the contractor messed up my client's wall. I, then, hired another contractor to repair the mistakes incurred by the previous contractor, but the contractor called me an hour before the scheduled appointment and needed to reschedule the appointment for another day. My client needed the repairs done that day, so I could not reschedule. I called Jerry and he was able to come that day. When Jerry came, he was very professional and kind in his approach. He made certain to bring blankets to cover my client's floor. He explained everything that he was doing to cover up the mistakes of the previous contractor, and repaint the wall. He meticulously patched, textured over existing repairs. He worked diligently the entire time that he was at my client's home. His work quality is superb- he practically gave my client a brand new perfect wall. He was punctual; I appreciated that he came at the same exact time that he communicated he will come.

I wanted to replace the deck for my townhome as it had gotten to a pretty sad state. I contacted half a dozen contractors for estimates; Lucas was the first to schedule an estimate and the first to send a written proposal (within a few days). A couple contractors took up to three weeks to send their proposals; one didn't respond; and two told me they weren't scheduling estimates until OCTOBER. Unlike the other two, Lucas' estimate was detailed and included drawings and information about the materials that would be used, and was priced competitively as well. He followed up at a regular basis but was not pushy. My HOA ultimately did not give me permission to do the project (due to an unforseen foundation issue). However, if it had been up to me I would have hired Lucas and I'm sure the project would have been completed within the week.

He was very responsive when I reached out and made the soonest appointment his schedule allowed. His work was done well and my home looks great. Tim came over due to a flood we had in our basement because we initially thought there was a mold issue, our house being older Tim explained that asbestos might be a factor. He got us in contact with an environmental consulting company called BTG & Associates to come out and take asbestos samples of the floor tile and the drywall. Both companies were punctual, honest, and very knowledgeable. Without Tim we wouldn't have even thought about asbestos being an issue. Money well spent to say the least. Not only did he do clean and safe work to remove, him and his subcontractors came back and rebuilt our drywall and flooring in the basement like we never had a water loss.

While he came out for our kitchen we discussed deck designs! He is very professional and his company can handle any job. He is well versed in trending styles and designs. Highly recommend! Hired Elevated Construction for a clean-up after a roofing company left a giant mess in our garage. Nick and Rusty arrived early, they were efficient and professional. Although this job was below their skill sets and a bigger job than anticipated, they went above and beyond to carefully clean up all the mess and put our storage items back so much better than the movers had done it! We have 35% more space after they were done! We will be having Elevated Construction back for skilled jobs- it's not easy to find a great contractor and small company in this market, and they exceeded our expectations!!

I had a FANTASTIC experience working with Denver Developers. The co-founders of the company, Justin and James, are extremely professional and were very willing to work within or budget and timeline. We needed a deck built within 5 days, and they finished within 1.5 days! Their crew was prompt, highly communicative, and tremendously respectful of our property. I also needed a very last-minute demolition job completed in my home, and Denver Developers was able to accommodate our extremely short 24 hour turn around time period with ease. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone.
