The contractor correctly diagnosed that the reason my gutters were leaking is the drip edge was on the top of the underlayment and the underlayment needed to be on top of the drip edge. He was honest and told me the underlayment needed to be fixed all the way around the roof and he didn't have time that day so he charged me a reduced rate for just doing the inspection. I contacted my roofing company and they sent someone out to fix it at no cost to me so I was very happy to benefit from the contractors expertise! The contractor was late to our appointment though otherwise I would have given him 5 stars.

I originally hired KMA to do some work on my gutters, but it ended up that the job required a contractor. He was very gracious and actually came out two times to verify if he could do it, and did not bill me. I found this to be very honest and refreshing.

This contractor accepted this job as a remodel done wrong. It was slate natural stone which is difficult to work with. The contractors all did well & he found a leak from their her contractor which he fixed. They did a good job & you just have to monitor work regularly. A good crew!

We converted a sliding glass door into a window. Zach and his crew installed the brick on our new wall. They did an excellent job matching the weeping mortar and brick, were very polite and cleaned up their job site. We will be using them again as we progress through our home remodel.

We just made a major move across the country and were looking forward to make significant renovations on our 1963 house. We contacted 3 different contractors whose bids were so high that we were shocked and put off. We decided to try one more time and contacted Anaid Enterprises. We were relieved when we met Leroy because he put us completely at ease and informed us that many of our projects could be handled within our budget. Leroy was extremely professional, courteous and patient as he helped us prioritize our decision-making process. His in-depth knowledge of contracting, costs and materials was the ideal formula for us and allowed to finish our projects in a timely manner. We were relieved how diligent Leroy was about showing up on time each day. This put us at ease and let us relax about getting competent work in a timely fashion. We were thrilled by the final product and would not hesitate to hire Anaid Enterprises again. Thanks Leroy!

Hire This company! Hire Jake & his brother! I had the nightmare of nightmare general contractors come into my home and leave it in shambles. The electrical was left dangerously disorganized. Jake and his brother showed up and worked around the clock to make sure the whole house was 100% safe and ready to go for me and my family. It feels great knowing people like Jake have your back and will make your home safe secure modern and functioning exactly as you like. I’ll use these guys again and again. Thanks for your work guys! I'm 62 years old and this has by far been my most satisfying experience with a construction contractor!! I can without hesitation give Roundtable Construction LLC my very highest recommendation. The original job was drywall work and painting; I've already re-hired for work on my deck and kitchen cabinets. True pros!! I'm a very, very happy customer!!

Bamboo Floor and Staircase Remediation and Installation John helped me with a floor installation project to correct the abysmal job done by the previous contractor: the bamboo floor was so badly buckled that it was impossible to walk on without effort. (The first contractor said his objective was "no gaps" in the floor; I told him mine was a "flat floor to walk on.") John removed the floor boards and numbered them, then reinstalled them correctly. The result is beautiful! (I just feel sorry for my previous renters who had to step over the "accordion pleats.") He also then removed the ancient linoleum from the stairs and installed the same bamboo flooring on them (the previous contractor said it wasn't possible). He then designed and installed a clever bullnose molding for the steps in mahogany (but perfectly matched to the bamboo cover) and stained/installed a new, matching threshold for the private entrance to the basement. John was meticulous about planning his work space and keeping it clean so that the work did not interfere with my having guests over to dinner, using the laundry room, etc. It was wonderful that he treated my home with such respect! He also communicated clearly about when he would arrive, how long he would be working, and what the task objectives for the day were, in addition to taking care of ordering materials and picking them up. I am delighted with the results and just wish I had known about his work before hiring the first contractor I used. Legal Library Bookcase Customization and Installation/Kitchen Pantry Shelves John customized and installed seven cherry bookcases that I obtained from a company that was relocating. Each shelf (I used about 42) weighed 20 pounds and, since my Park Hill, Tudor-style home was build in 1941, the downstairs space in which I wanted to place them was irregular vertically (not true) and horizontally (not level). John figured out how to create my dream libraries (one in my downstairs rental unit, the other in my hallway/office area). He also painted the hallway where four of the bookcases were installed (on my to-do list, but he wanted to see the project really done and perfect). Also in a shelving vein, John removed the wire shelves that were in my reach-in (not walk-in) kitchen pantry and installed permanent shelves that are secure enough to support the many glass storage containers I use for grains, nuts, legumes, etc. What a difference! The open pantry is no longer an embarrassing and messy eyesore, everything has a place, and the overall effect is exactly what I'd pictured. It took him about a day to complete this. As with the other work, John was careful to keep my work space clean and minimize disruption to my routine. He removed all the old hardware (even the pieces that had been painted over multiple times by previous owners) and filled in the resulting holes so that no drywall work was needed. The outcome is even better than I'd imagined with both the bookcases and the pantry. My friends and family are very impressed with the changes and have asked him to give them proposals.

Loch was able to give a competitive estimate without needing to see the drywall damage. All other contractors would not give an estimate without seeing the drywall. Loch came out next day to complete the work. Highly recommended.

We had a leak in our upstairs bathroom that went down to the main level so we needed a bathroom remodel and new drywall and texture in our dinning room. They tile work was great and everything looked good when they had finished. I do wish there was better communication on when people were coming and going for the day.

Patina Build was referred to me by a neighbor who had used their services for a staircase remodel project. I was looking to build a pergola on my patio, and was hoping for something that was unique (given size constraints) and cost effective. Planning the pergola with David was wonderful. He listened to my thoughts and ideas, and was circumspect about the best design for the space. The bid was also better than others I consulted with and the build was quick and efficient. The end result was fantastic! I've since used the team for other projects as well (closet remodel, bathroom improvements), and everything has been a breeze, which is definitely not a universal experience with contractors. I definitely recommend their services!

I had a FANTASTIC experience working with Denver Developers. The co-founders of the company, Justin and James, are extremely professional and were very willing to work within or budget and timeline. We needed a deck built within 5 days, and they finished within 1.5 days! Their crew was prompt, highly communicative, and tremendously respectful of our property. I also needed a very last-minute demolition job completed in my home, and Denver Developers was able to accommodate our extremely short 24 hour turn around time period with ease. I have never had a more enjoyable experience working with any other contractor in the Denver-metro area, and look forward to having them manage & execute our 1200-square foot basement renovation within the next few months. I have had bad contractors at my home before, and these guys set the bar for me. They delivered on time, exactly what they promised, and for less than Aaron had quoted me. He said he over estimated and actually refunded me a little! Amazing service from some great guys. Any project I do will have Vigil and son on it. Thanks again guys!!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

Do I need a contractor for a kitchen remodel?

A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors. Any renovation that includes filing permits, construction, or electrical or plumbing work is best completed by an experienced contractor who knows local codes.

How much will it cost to remodel my house?

The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. In addition to materials and labor costs, many remodeling project costs include permit fees, which, average $900 or more, depending on your location.

When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm. It’s particularly important to have a professional contractor on board for construction, electrical, plumbing and HVAC projects that require inspections to meet local building codes. Of course, you can hire a contractor for smaller projects, too, if you prefer to let an expert handle things like addition or removal of a wall, small framing projects, or anything that requires a permit.

You should hire a contractor when you’re ready to start a remodeling project and you have plans, a budget and a timeline for the work in hand, but before any remodeling work begins.

Hire skilled professionals for absolutely everything.
