Glenn Scelza is a godsend. My old friend desperately needed help of a good carpenter to come and assess the benign neglect on the front of her antique home. Garage doors needed to be installed post haste, but the garage door company needed the repairs to be made first. I posted on Thumbtack and Glenn responded immediately. Glenn arrived and I could tell right away what a nice guy he is and is a seasoned carpenter/contractor. He assessed the project with a trained eye and zeroed in on what was good in terms of the construction and what looked bad to us, was very doable indeed.. He was very resourceful and made use of what could remain and shopped locally which I loved, for lumber, gutters, leaders and even found the novelty clapboard pieces to match the 1940's facade. He was very fair and open about what things would cost along with his craftsmanship which was worth every penny. I appreciate he could even work with us so late in the season even as winter weather set in. He will be present right after the holiday weekend to connect with the garage door people. When those vintage looking doors are installed the place will regain its curb appeal once again, thanks to Glenn. This guy is a keeper and I can see why is highly recommended! I received 3 quotes for remodeling some areas in my house and Upkeep Property Management gave a very reasonable quote and was the most honest and no-nonsense of all the companies. They showed up exactly on the day scheduled, on time and actually brought a double crew (6 guys) and completed the job faster than planned. Dimension Restoration & Construction is a dream to work with. I approached Ishita when my wife and I purchased land in West Hampton. Since it was a small lot, I wanted to maximize the use of the space while remaining true to the architectural vision of similar homes in the area. In addition, I wanted to blend my love of industrial modern with mid-century style while finding a way to include modern conveniences. I immediately knew after my first meeting with Ishita and Mike that they understood my vision and that the company was much more than a general contractor. They very quickly came up with plans to match our design and introduced me to all the suppliers that we would need to realize the final vision. Dimension was on top of the ordering process and managed all the materials from the start. I was also very impressed with the team of project managers assigned to my project. Unlike many general contractors, Mike and his team initiated a high and consistent level of communication with me as both client and designer. His entire staff was responsive to any request and I felt like I could contact them with any detail, big or small. Attention to detail is important to me and Dimension didn’t disappoint. From the plate and drain covers to the high gloss cabinetry and appliances, the team was there to manage each aspect of this project. I can be a demanding client but I always felt that Dimension was on my side. There were several times during the renovation that I was out of town and I didn’t worry that work would continue in my absence. I felt completely confident in the team and knew that I could trust them to watch over the details. Even down to the final walk-through and punch list, Dimension stayed with me and responded quickly. Additionally, the billing process was simple and painless. Although the major phase of my renovation is complete, I plan to use them for some small projects. If you are looking for high design and attention to detail, I would not hesitate to recommend Dimension Restoration & Construction.

The reason we all use Thumbtack is to find excellent, reasonably-priced contractors who show up and complete work as promised. That's exactly who these guys are. And they're extremely nice and easy to work with as well. I sent them photos of my deck and after a little research, asked them to use the Behr deck stain from Home Depot which Consumer Reports says is the best available and only $29 per can. They power washed my deck and some patio furniture as well, light sanded and prepped the wood, including by using Bondo where some wood had rotted on posts, and they showed up and completed the job exactly as promised for a very fair price. Their work was perfect. I even paid them a little extra for power washing my teak deck furniture. Great, professional contractors. What more can you ask for?

I liked that the owner gave me a total price for the project and not a per hour with a huge first hour price of $180+ like the other handymen co’s. The assembly price would be more than the item itself! Since Jeff was honest and didn’t price gauge me he gets to bid on thousands of dollars of other projects I need done ASAP. Great Job!

Our wood pergola had collasped on one side in our back yard. We had a plan a large outdoor party for around 100 people and needed the perguola to be repaired quickly. We called Molina's Construction corp and they showed up two hours later to assess the damage. The following day they were onsite and started the repair. They finished the job in three days and it looks great. We really appreciate the responsiveness and craftmanship Molina's Construction provided and would use them again in the future.

We had the pleasure of working with Mark Troiano from CJT Development to build our custom new house. He is everything you would want in your contractor. He made great suggestions and helped keep us stay within our budget. When we met with him to go over out blueprints he came back with ways we could save money and not lose the integrity of our dream home. He did an amazing job sticking to the time table that we discussed previous to starting our build. Mark does an amazing job of explaining the process of everything and stayed in constant contact with us throughout the entire project. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
