Hi my name is Jennifer, my husband & I live in a 2 story house in the Bronx. We used Joseph's services for plumbing issues we were having. Our bathroom sink was leaking water & our hot water was not working. We had Joseph come over to checkout the problem & he was very understanding about the severity of our situation. We have two kids so we needed our sink & especially our hot water working asap. Joseph was able to figure out the problem quickly. After he figured out that there was a cracked pipe under the sink & a faulty thermocouple in our hot water heater, he explained to us the procedure necessary. He sounded very familiar with these type of situations. He told us he runs into these problems quite often. My husband and I felt confident in giving him the job. Joseph was very pleasant, professional & very considerate of our property, he made sure that nothing got dirty or damaged. He even told a few silly jokes that had our children laughing. Harry was absolutely beyond persistent and accommodating to our maintenance requests at a last minute call. We manage our property from another State. Our previous maintenance man of many years let us down and we were scrambling to get someone reliable and trustworthy and that was highly recommended in our townhouse ASAP. He came to our rescue and did a fantastic job and we intend to higher him for any other jobs needed going forward down the line. I would highly recommend him. Mario and crew cut and trimmed up some large bushes along my property and removed some vines that were chocking the bushes and removed all debris. Did an excellent job and worked very hard. They will be doing additional work this fall and springtime for me. Excellent people, reasonable pricing and would highly recommend.

I requested a quote for repairs to a fence that had been damaged a few months earlier when a tree fell on it. Brian responded almost immediately with a preliminary quote and set up a time to come to the property for a visual inspection. He did a good job keeping me up to date on when the special-order materials were due to arrive and letting me know when my job would be done. He was prompt, helpful in his suggestions, friendly and true to his word. This small job was dismissed by several contractors previously – they would come to inspect the property and waste my time because I would never hear from them again after they left promising they would be back with a quote. Small business owners these days seem to have their pick of jobs because most treat homeowners with small jobs as if we’re bothering them. I have a more significant project I would like done in the next year or so and have now asked Brian for a quote on that. It’s as if most of them don’t realize small jobs done well lead to customer loyalty and a good working relationship the homeowner is happy to continue with for years to come. I would recommend Fratturo Home Remodeling without reservation.

When you want it done right the first time, Bruce and his team at Custom Woodwork are the best choice. I had 2 properties that needed minor to extensive work. Bruce accomplished it all and I have compliments from friends, neighbors and the local building inspector on his superb work. Bruce's work ethic is apparent from the first time you meet him. He has been in the business a long time and is able to anticipate your questions. He makes excellent suggestions for cost savings that do not compromise the integrity of his work. One project required a zoning hearing. Bruce drew up plans that had the town hall buzzing with the professionalism of his work. As a veteran, Bruce honed his skills in the service and brings that devotion to every part of his work. He joined me at the zoning meeting and eloquently answered all questions. As a military family managing a rental property in New York while stationed in another state, it can be extremely stressful and inconvenient when things go wrong. Last winter (2015), we found that out first hand, when we had a pipe freeze while our tenants were on vacation. The resulting flooding and water damage required us to completely remodel our kitchen, upstairs bathroom, family room and basement. We turned to KW Building and Remodeling for the job and could not be more pleased with the result. Not only did they work with our insurance company for us, they managed the entire project from start to finish while we remained out of state. They stayed in constant communication with us and made us feel at ease as they restored the home we hope to one day retire to. Knowing what was happening every step of the way (including photo updates) was invaluable to us and we can't thank KW enough for their willingness to stay in touch at all times. The experience was positive for reasons far beyond the communication aspect, however. The work done by KW Building and Remodeling was top-notch and the sub-contractors they brought in for tile work were equally great. My 1950's garage was in pretty bad shape. It had severe rot damage, termites and was home to a family of raccoons. It was racked to one side and leaning backwards. I was braced for the possibility that it would either collapse or have to be torn down. The setbacks on our property would have made the garage a nightmare to tear down and replace. Chris assured me that this would not have to happen despite it’s condition and half of the structure needing a new concrete floor poured. He braced the structure on all sides and very carefully brought it back to plumb before restoration work began. The project went very smoothly with only a few unanticipated issues which Chris quickly and inexpensively resolved. When it was all finished, Chris had transformed a dilapidated eye sore into the crown jewel of the block. My neighbors were all very impressed with my "new/old” garage. Chris's work ethic is excellent. He is punctual, professional, the site was cleaned up and put in order each night before he left for the day and above all the quality of his workmanship is outstanding. I've used him on several projects over the years and my motto for Chris is that he doesn't know the meaning of the phrase "it can't be done". I’m always so impressed by photos of his interior renovations and custom built cabinetry and furniture. If you need direction or ideas he is very creative with tasteful suggestions. Chris is a pro and I highly recommend CMK for projects big or small.”

I recently hired A&D to fix a major drainage issue in my backyard. During the quoting process they came out to my property multiple times and really did their homework and came up with a well thought out plan. They communicated with us on a regular basis and let us know what they were thinking. Once the project started and we started digging we had to modify that plan slightly as we discovered some peculiar aspects of our yard and pre-existing drainage system. They were very communicative throughout the entire process and we discussed every change order along the way and even a few times they stopped me from spending more money than I needed to. End of day the yard is now more level-- but more importantly dry. We were so happy with their team and work we are planning to use them for our general landscaping going forward. I would highly recommend using A&D for anything you need!

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent

  • Responding to tenant complaints
  • Evicting tenants  

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
