Harry was professional, polite, knowledgeable, showed good work ethic and did the job in a timely manner (garbage disposal replacement and electrical switch and outlet fixed. He even noticed my dishwasher hose wasn’t installed correctly and fixed it for me! His rates are fair and quality of work was great. He took the time to discuss other home projects and repair options with me. I was impressed and will be using Harry the Handyman for several other home repair projects down the road.

Herson and his crew did a great job with both the roofing and siding projects. While there are always unexpected things pop up in construction projects, they handled them as best as they could. Despite the 3-4 storms which hindered the work, they did their best to stay close to the schedules.

Peter was a gem to find on Thumbtack. He is highly experienced and knowledgeable with electrical work but also with all construction coding and repairs. Our living room has had 3 non-working light switches for almost a year. We tried many times to troubleshoot and fix it ourselves but with no success. Despite our making a mess of it, Peter was patient and determined and got out two three-way switches and the one four-way switch all working seamlessly so now we don't have to fall over each other to turn the lights on. We also had a faulty GFCI connection in the kitchen which had blown half of the outlets and switches in the kitchen. Again, Peter tacked the problem and quickly knew what to do. He talked to us as he was working so here were no unpleasant surprises and so we'd be able to see what we did wrong when we changed out our switches. Thanks Peter :) I highly recommend Peter Lingley!!!

My fiancé and I hired Cook Contracting and Remodel to complete a project that was very important to us, the complete renovation of our spare bathroom and Den. This project was very important for us for 2 reasons: 1) This is our main entertaining space for company. As you can see from some of the before / after splits, this entire area was embarrassing to host our family and friends because it looked like Big Bird threw up all over the walls. Don’t even get us started on that disgusting carpet. 2) Before we discovered Thumbtack, we were actually ripped off by another “contractor” we found on Facebook for the same job. To be fair, he had reviews and seemed legitimate enough but we soon discovered he was a fraud, pressed charges, and thankfully recovered most of the money he stole from us. Anyway, because of this fact, we were completely scarred from having someone literally come into our home and steal from us, making it understandably hard for us to trust anyone again. Then we downloaded Thumbtack and met Teddy Cook. From the onset, it was very clear that Teddy was not only incredibly knowledgable about all aspects of construction, but also enthusiastic about the prospect of working for us. He told us on more than one occasion in the estimate process that he really wanted to do this project for us, which was refreshing because a lot of other contractors we looked at on Thumbtack couldn’t even be bothered to produce a quote after coming over for an estimate. Teddy’s passion got him the job, and we are in complete and total love with the results! It is worth mentioning that everything Teddy worked on for us was custom work. There was really nothing standard or cookie cutter about what we asked for; we are both very creative people and had a very specific vision for what we wanted the space to look like and Teddy’s creativity and skill was able to bring our vision to life! The work he completed for us as a part of this project included but was not limited to: - New Tile Floors Throughout (included leveling of all floors, as our our slab the old tile / carpet was on was COMPLETELY uneven) - Full Bathroom Gut - Brick Wall in Bathroom - Curb Shower with Rain Head, Niche, + Bench - All Tile Work - Heated Floors in Bathroom - Sliding Barn Door - 3 New Additional Interior Doors - New Exterior Door + Storm Door - Rehabilitation of Existing Den Walls (in VERY rough shape from previous homeowner garage conversion) - New Paint Throughout - Brick Wall in Den - Custom Bar Built from Scratch - Custom Header Beam - Rehabilitation of Existing Staircase - New Base, Crown, + Door / Window Moulding - Upgrade of Electric Service to 150 Amps Teddy performed all of this work either himself or with various assistants. None of this work got subbed out to any other companies which speaks to what a professional Teddy is. We were amazed at not only his ability to do so many different elements of construction work (plumbing, electrical, tile, sheetrock, carpentry, millwork, painting, masonry, etc.) but to literally be an expert in each and every area. This was such a nice departure from going the General Contractor route and having a parade of different trades tear the house apart for weeks on end, blaming the people who came yesterday for today’s problems. Besides his level of expert craftsmanship, one of the traits we liked most about Teddy was how great of a communicator he was. He was constantly in contact with us throughout the entire project and kept us in the loop every step of the way. Communication is a two-way street and we made a point to meet with him every morning to see what the day would bring. If we couldn’t be there to greet him first thing because of other obligations, he would always call or text us. But above all else, what we most appreciated about Teddy was how trustworthy he was. It isn’t easy hiring a contractor who will spend time in your home when you are not there (and remember the horror story we told earlier regarding the bogus contractor we first hired), but Teddy earned our trust by being polite, respectful, reliable, and a good communicator. We cannot possibly sing Teddy's praises loud enough or recommend him more highly, and hope the pictures of the work he completed for us says more than words ever could. Teddy, thank you!

Bruce Ring replaced an exterior door for me today. I received notification from Thumbtack with names of three people who would be available for the job. I asked two of them to provide estimates for me. Bruce was very thorough and let me know what needed to be done other than just my basic request. It was obvious that Bruce was concerned about the quality of the finished job which is why I decided to hire him The job was completed in one day. The exterior door as well as a new wooden screen door were installed and trim replaced where necessary. Both doors work beautifully. Bruce went above and beyond by installing a mechanical door bell for me at no extra cost. I would definitely recommend him to anyone who needed work done.

I hired AJames construction to do a handleful of repair and updating projects. They showed up each morning as they said, did great work, and were extremely polite and professional. I was looking to hire someone who handn't been on tumbtack that long, to give them a chance to build up a reputation, and it absolutely paid off. I will hire them again as needed. After contacting the Orange Cleaning Services, it only took a couple of days before someone was able to meet at my house and take pictures of the areas that needed cleaning. He inquired about any specific areas that needed cleaned that he made sure to put on the proposal. Within 24 hours we had the proposal of the price sent to us with a detailed list of everything that would be cleaned. After deciding to use the company on Friday, the two workers were at our house Tuesday afternoon. They did a good job cleaning the surfaces mentioned in the proposal emailed to us and myself and my roommate could visibly see the difference. The only negative is that the cleaners did not clean the freezer, one area of the house we had specified we wanted cleaned. Besides that, every other surface was cleaned in the four areas of the house we had cleaned- entryway, living room, dining room, and kitchen. The two women were very polite and worked efficiently. I would use the Orange Cleaning Services again if I need a cleaning service and would recommend others to get someone over from the Orange Cleaning Services for a price estimate if they are looking for a cleaning company.

Clean/efficient/trustworthy/good craftsmanship/affordable I am usually a tough guy to please, but I have no complaints. We had a bedroom door widened and french doors put in in its place. Mike was flexible and fast in terms of his ability to come by the house, take a look at everything, and write up an estimate. We decided to hire him as he was personable, thorough, professional, and affordable. He was able to start the job very soon and completed everything quickly, working while we were at work so there was no stress of construction. Each day when he left, he left the work area spotless and hazard free. I never saw one piece of dust or debris left behind by him. The final product exceeded our expectations. Mike took the care to match the trim work on the inside of the room with the trim on the other doors and windows in that room and the trim work on the outside to match that room. We did not ask him to take this extra step but he did it because he knew it would look better, and it does. He also installed a solid wood threshold/transition between the rooms (one is hardwood and the other carpeted) because the existing hardwood in the transition was a little messed up. Again, we didn't ask him to do this, but it made the final product look so much better. With all of the extras, Mike still remained at his quoted price when the job was done. No hidden or added costs, no hastle. We will be hiring Goodman Building Company again for all of our needed carpentry jobs.

Tim was just what was required for this stair building job. He was timely on the first appointment to discuss the job and prompt on the day to perform the task. In addition, Tim provided precisely what we was necessary and even came in under the projected price, which was an accurate Materials / Labor breakdown. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
