I hired Skilled Service, Repair & Installation a few weeks ago, right before the New Year, and it was a very pleasant experience, from the introductory email, to the phone/text conversations, to the finalization of the job. One thing I really like about Joseph is, that he is really does seem like an honest business man. He must've mentioned to me two or three times not to ever feel shy about asking any questions at all and voicing my own opinion. As a homeowner, and not a professional in the construction business, it is very intimidating at times hiring contractors and letting them and their sub-contractors in the home while having to perform family-hood duties. I mean the household chores, the kids and their homework and their chores, etc, etc. I run a very busy household, Joseph's head had to be spinning, trying to stay focused on the work, hearing the noise and comotion. Who knows what he must've thought of my homelife, LOL, but like I said above, him and his helper were very pleasant and professional. They both have children themselves, and they both said it was nothing new to them. Even when Joseph came by for the estimate, my son and daughter would not leave my side, not even five minutes into estimate he had my kids giggling and smiling, I thought that was very sweet of him. So between the paint job and the electrical installation for the master bedroom and kids' room, the rooms came out absolutely wonderful. The accent walls in each room bounce the rest of the room right out at you. The lighting was beautifly done and there are more outlets and they are so easy to get to now, yay!!

We hired Marty to replace a damaged faucet, fix our capped pipping, repair damaged wood framing, and replace and patch the drywall in our master bedroom. All in a single day. He did an excellent and meticulous job on the bathroom, and the new faucet works great. The wall was closed up, and Marty even had time to take a look at our garage door opener, which had been malfunctioning for quite some time. The value you get for Marty's time is great. Greivin is a very reliable, honest and responsive contractor who did a great job at repainting our house. I offered him the job after he submitted the best bid among 4 contractors to paint my 1340 sq feet house in Hoboken. My walls were painted in dark colors with different rooms having different colors and we were shifting to all white - he did a great job that needed four coats and also agreed to repair our wooden floor in a small corner for no extra cost. He has done a great and timely job - in a condo building, he did the job with no disturbance to neighbors. Highly recommended.

I hired Bob (A&B Home Expert) to do a challenging fence repair right after a snow/sleet storm. This just wasn't a regular repair because it was on a slop, snow had built up and then became a frozen sheet of ice and the fallen section pulled down the post. Bob came the day after I was contacted so that was a big plus because I have a dog that could have run away threw the fallen section. Bob completed the job with expertise! Did a fantastic job in a very timely fashion. I would strongly recommend him to anyone! I will be using Bob on future projects! As a side note, Thumbtack is a great way to make contact with local contractors. I had a great experience using Thumbtack!

I want to thank Darin Sliker for all of the help he provided for me and my mother. I live in the state of Va. and my mother lived in N.J. I had been trying to secure a contractor for repairs that were needed in her tenants bathroom. My mother is 85 yrs. young and needless to say she did not know who to contact for this job. So after trying several contractors, a cousin of mine suggested I go online to "Thumbtacks.com and the rest is history! Darin was very friendly, helpful and very informative. He didn't mind me calling, texting or emailing him at any time. That meant so much considering I live out of state. The work that was done to the bathroom was great and I will always be grateful to Darin and those who worked with him on this project!

Glenn Scelza is a godsend. My old friend desperately needed help of a good carpenter to come and assess the benign neglect on the front of her antique home. Garage doors needed to be installed post haste, but the garage door company needed the repairs to be made first. I posted on Thumbtack and Glenn responded immediately. Glenn arrived and I could tell right away what a nice guy he is and is a seasoned carpenter/contractor. He assessed the project with a trained eye and zeroed in on what was good in terms of the construction and what looked bad to us, was very doable indeed.. He was very resourceful and made use of what could remain and shopped locally which I loved, for lumber, gutters, leaders and even found the novelty clapboard pieces to match the 1940's facade. He was very fair and open about what things would cost along with his craftsmanship which was worth every penny. I appreciate he could even work with us so late in the season even as winter weather set in. He will be present right after the holiday weekend to connect with the garage door people. When those vintage looking doors are installed the place will regain its curb appeal once again, thanks to Glenn. This guy is a keeper and I can see why is highly recommended! I had Frankie and his crew finish my bathroom framing and put in a sonic tube and remove my chimney and satellite dishes. They were awesome. He even secured my old deck without even charging me !! They were friendly and punctual and clean!! They were worth every penny ,I will definitely hire them again for my future projects in my home.

Rick and his guys did a total gut kitchen reno for me. Kitchen came out amazing and exactly for the price we agreed to in the beginning (which was much cheaper than a lot of the other Montclair contractors). His guys were always on time, curteous and very hard working. Rick was also very easy to work with and I highly recommend!! I’ll definitely use him on other projects in the future.

I would like to highly recommend the general contractor who handled my townhouse’s third remodeling and renovation project, Mr. Mario Bissessar, owner and principal of City Line Interiors, Inc. The job project went extremely smoothly and was completed in a highly professional, efficient manner; I am very pleased with both the process and the beautiful results. The project was multi-faceted, complicated -as any remodeling entails- including a lot of details, involving multiple building sectors such as plumbing, electrical, HVAC, windows, tiling and paintings, metal work, having to respect landmark rules and blending with the existing structure. The crew led by Mario was very cohesive, punctual, talented, productive, flexible and friendly. His team is fluent in English (with a variety of charming Caribbean accents). Mario is very responsive, an excellent communicator and a great team leader. He was there every day, not only overseeing the work but very much hands-on, with precious skills, including carpentry. Mario also contributed great design ideas and judicious trouble-shooting solutions. Of course, I made several last minute changes or additions, which inflated the original budget but the corresponding charges were well itemized, justified and very reasonable. The payment schedule was without surprises and always well timed. It does not hurt that Mario is also an IT wizard…. All his subcontractors (electricity, plumbing, HVAC and metal work) were fantastic: they delivered diligently on the promised dates. It makes a big difference when subcontractors are well coordinated; they obviously knew and respected each other well, and were happy to work with Mario Bissessar.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
