Glenn Scelza is a godsend. My old friend desperately needed help of a good carpenter to come and assess the benign neglect on the front of her antique home. Garage doors needed to be installed post haste, but the garage door company needed the repairs to be made first. I posted on Thumbtack and Glenn responded immediately. Glenn arrived and I could tell right away what a nice guy he is and is a seasoned carpenter/contractor. He assessed the project with a trained eye and zeroed in on what was good in terms of the construction and what looked bad to us, was very doable indeed.. He was very resourceful and made use of what could remain and shopped locally which I loved, for lumber, gutters, leaders and even found the novelty clapboard pieces to match the 1940's facade. He was very fair and open about what things would cost along with his craftsmanship which was worth every penny. I appreciate he could even work with us so late in the season even as winter weather set in. He will be present right after the holiday weekend to connect with the garage door people. When those vintage looking doors are installed the place will regain its curb appeal once again, thanks to Glenn. This guy is a keeper and I can see why is highly recommended! We needed a total bathroom renovation and fast! Irving and his crew from Jerry & Carr were the first to respond on thumbtack, showing up that day to give us a fair and affordable estimate. They started a couple days later and did an a beautiful job. The bathroom looks amazing! They were quick, thorough and didn't leave a mess like most contractors. We recently bought a house that had an old 16x20 deck that was not up to code by any means, and was completely rotted through. We went through and got quotes from a few people on a complete rebuild as there was no saving the previous deck. Nate and Josh of Fortin & Miller Construction not only gave us the most reasonable price, but also actually listened to what we wanted and explained to us everything that needed to be done. Even with dealing with snow-pocalypse that was the whole month of march and having to add even more support posts for the building inspectors Nate and Josh we able to get this done properly and fast! We now have a beautiful and virtually indestructible deck that will probably outlive the house haha. We cannot recommend Fortin & Miller Construction enough, very professional, great communication, beautiful work, and overall really great guys!

Aduke and his team did a great job replacing the boards and stairs on my deck! He’s professional and an honest man who isn’t in this business to rip you off! While I originally booked him for my deck, he also gave me a great price to fix my driveway and completed both projects the same week! Clean/efficient/trustworthy/good craftsmanship/affordable I am usually a tough guy to please, but I have no complaints. We had a bedroom door widened and french doors put in in its place. Mike was flexible and fast in terms of his ability to come by the house, take a look at everything, and write up an estimate. We decided to hire him as he was personable, thorough, professional, and affordable. He was able to start the job very soon and completed everything quickly, working while we were at work so there was no stress of construction. Each day when he left, he left the work area spotless and hazard free. I never saw one piece of dust or debris left behind by him. The final product exceeded our expectations. Mike took the care to match the trim work on the inside of the room with the trim on the other doors and windows in that room and the trim work on the outside to match that room. We did not ask him to take this extra step but he did it because he knew it would look better, and it does. He also installed a solid wood threshold/transition between the rooms (one is hardwood and the other carpeted) because the existing hardwood in the transition was a little messed up. Again, we didn't ask him to do this, but it made the final product look so much better. With all of the extras, Mike still remained at his quoted price when the job was done. No hidden or added costs, no hastle. We will be hiring Goodman Building Company again for all of our needed carpentry jobs.

Mario and his team did a wonderful job installing 2 walls with a door and a barn door creating a guest bedroom. Al replaced the hard wood floors in our home with Bruce 5" prefinished 3/4" thick oak flooring. He did an excellent job, was here every day and cleaned up the leftover materials. We could not be happier with Dennis's work....our house looks amazing. It is a late 1800's construction that required a complete lead abatement and restoration. Dennis and his crew stripped it down to bare wood meticulously, replaced clapboards and trim, repaired the back porch and antique garage doors, and today it is a show piece, which the Historical Society wants to include in their next house tour! Dennis was instrumental in guiding us toward the perfect color scheme and design, which admittedly was not our original idea, but in retrospect turned out perfectly....we can't thank Dennis and Pro Quality enough for all they did. Dennis goes above and beyond to get every last detail just right, and his customer's satisfaction is clearly the highest priority. A true master at what he does....

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
