Remberto, came promptly to assess the proposed work, gave a fine estimate - which was competitive (and not the lowest of all estimates that we solicited). We hired him/his company to lay tile in our new sunroom, and paint the exterior of our large brick/wood siding house in Alexandria. He handled the job very professionally, he communicated well - explaining the details of work, recommended how to make the job even better. We provided the tile and the paint. The work itself was excellent, completed on time, along with another worker in his company. Both the painting job and the tiling job was well cleaned up when finished. And, we already have plans to hire him again for other house renovation project, as we were quite satisfied with the whole process of his work.

I typically do not ever write reviews, but this contractor is a special exception to the point that not doing so would be wrong. Words truly cannot express how fortunate I feel that I was able to work with this crew, and how lucky I am that they reached out to me. We needed a renovation project done on the first floor of our rental property, and after meeting with several other contractors, we were starting to feel like finding a reliable contractor who could start working on it before mid to late-August at a reasonable price was a lost cause. Then, we came across Brandon Contractor. Not only did they quote us an extremely reasonable price that was less than half of other quotes we had been given, but they also scheduled us in sooner than anyone else we talked to. To make things even better, they were able to start working on our project almost a week earlier than originally planned due to some postponements on other projects. Once they started working, I was blown away by how hard this crew works. They worked from 8 am to 6 pm, only taking a break to eat lunch, and didn't take any shortcuts in terms of quality and detail (they honestly might have cared about getting it done exactly right more than I did). Also, perhaps most importantly, they never once even mentioned raising the quote despite the project turning out to be much bigger (requiring more materials/man hours) than originally expected. To top it all off, the crew cleaned up after themselves each and every day that they were here, and completed the project faster than anybody else told us they would be able to do it even though they had multiple other projects going on at the same time. There is no doubt in my mind that any time I have a project that needs to be done to make our property look better, Brandon Contractor will be the first contractor I contact. They are by far the best crew I could've found, and I couldn't be happier with the results of their work!

During the process we found that Mars Hill Realty stands out with their methodology, responsiveness and profressionalism. So far, we could not be happier with our decision to hire Mars Hill Realty. The owner Edward, service manager Justin, and other employees are all responsive, professional, and hard-working. The marketing team did a fantastic job to advertise and promote our property. Edward and Justin worked diligently to find good quality tenant for us. As a preventative maintenance measure, Edward also gave us great suggestions regarding easy repairs that can prevent future problems. Suddenly becoming a landlord is not easy, Edward and his team give us a lot of guidance along the way which makes this landlord experience quite pleasant. We highly appreciate it. In addition, after interacting with Edward and his team, their integraty and work ethics impresses us as well. It is absolutely wonderful to work with Mars Hill Realty. Knowing our property is in good hands gives us peace of mind while we are thousands of miles away on the west coast.

After Julio visited the property, he instructed me to purchase the drywall, compound and tape in which I did. He kept on delaying the work and finally chose a date and time when I was busy driving a tractor trailer. He also instructed me to leave a check with my tenant in which I did. When Julio showed up he kept on calling me and told me that my tenant had misplaced the check. I told him no problem I will paypal you as soon as I'm legally allowed to pull over since I can't park a tractor trailer in the freeway. Julio said he can't wait. I reminded him that he had delayed this project numerous times and I told him that the day he chose I would be driving a truck and had suggested other dates. Julio refused to work. He had bailed on me despite me doing everything he asked me to including rescheduling several times and purchasing all the materials. When I returned from trucking I asked Julio if he would return -- he again refused. Unreliable and non commital

VIP Steemer was excellent in their customer service from the first contact with them. They showed up on a holiday as it was December 23 when the flood happened in our home. They responded the same night after hours and began water restoration services immediately. They were friendly, fast and continued to come back daily until the work was completed. They sent in ladies to clean up the mud left from the water damage after the rooms were dry and they had begun the removal of damaged drywall and floorboards. They were there to help us and jumped in to do the work when our insurance company left us hanging for days and were not willing to send out contractors to begin the process of restoration for days on end due to it being the holiday season between Christmas and New Years. We called VIP Steemer after the initial night of cleanup and found out they could handle the complete process immediately and contracted with them to do the entire job from start to finish. They worked with us on inventory of our damaged and salvaged household goods for the insurance company claim, packaging and storage in a facility in order for the restoration process to begin to restore our house for the contracting portion of the work. It was a seamless process and they were careful to take excellent care of all our goods as if it were their own. Our items were completely safe with them. Julian Iwundu worked with us and developed a relationship with us throughout the entire process keeping us abreast of the progress and inquiring on our satisfaction. If something was not to our liking during the contractor phase, they went out of their way to fix it immediately. Julian Iwundu walked us through how to send our insurance check to the mortgage company to get it signed off so we could get it back to sign it and turn it over to his company when the work was finally completed and was very patient in the process (homeowners may not know that this occurs when there are damages to your property on an insurance claim when you have a mortgage with a large claim). They even brought everything back in excellent condition from the storage facility when the work was completed. We could not be more pleased with the entire job from start to finish. We were sad to see them go when everything was done that is how happy we were to have them around during the time they spent working on our home. We will definitely contact them again if we need any recovery, cleaning, contractor or moving services because of the level of trust they inspired in us.

I called Gelson on s whim to clean my gutters. He gave me an estimated arroyime of 4:30 and was ther promptly at 4:30, he removed debriyfrom gutters and disposed of it leaving me no mess or “gutter trash” on my property. I’ve gotten estimates for additional work an I’m looking forward to having Gelson perform other work yo prepare my house for sell.

The whole team is awesome! They were professional, courteous and completed the project as promised. Sameer went the extra mile in helping to resolve our plumbing challenges. He is super responsive and helpful. Their pricing is super competitive and unlike other licensed plumbers in the area they were fair and wouldn't take final payment until their work was completed thoroughly. Their level of professionalism and standards are so high, that they deserve to be compensated well for the services they provide. Unfortunately, licensed plumbers of this caliber are extremely hard to find, so I would definitely give them my highest recommendation to other property and business owners in the area. Mr. Eddie Migue, IS Enterprises, Inc., Absolutely INCREDIBLE! My mom was looking for a contractor who had done similar work on her type of house that was built in 1909 in Northeast DC. Mr. Eddie was the only contractor that provided us with an estimate for everything that was listed in the request for proposal, as well as pictures of similar renovated homes in DC that they had successfully completed. The projects involved renovating the kitchen, bathroom, painting the interior and exterior of the house, resurfacing all the wood floors, skylight, replacing windows and installing a new roof. Mr Eddie renovated my 87 years old mom’s bathroom to fit her needs with a walk-in tub, pedestal vanity, ceramic floor tile and subway wall tile and it’s FABULOUS! They remodeled the kitchen and it’s so much more functional now and really a joy to be in. We had to replace the old floors throughout the house, of course, we were running out of money but Mr. Eddie made it work with the money we had. The new floors fit the age of the house like they had always been there. He really listened to what we were saying and he heard us because the work and detail he put into the house speaks for itself. He was very collaborative throughout the project and the lines of communication were always open. Mr. Eddie went above and beyond the scope of work and the house is Absolutely FABULOUS! We would have no hesitation whatsoever in recommending Mr. Eddie to others.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

Why is property management important?

For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state.
