Ana Valladares is the Realtor who I regularly use in Florida to help me with the purchase of my investment properties, and manage my rentals. She has done an excellent job with the choice of tenants that she has procured, and the monthly monitoring of the properties. She attends to everything from rent collection and service calls, to accounting for my company. She has great problem solving and communication skills and she is very knowledgeable of the Florida market. She has also facilitated and overseen construction and remodeling of some of my properties. Since I hired her 6 years ago, I have bought and sold several assets, and retained several others that she manages competently. I recommend her without any reservation. C. Mena, Bluefields Group LLC

Terry & Terry Co, has helped me lease and sell some of my investment properties and currently manages the ones I still own. It has been a pleasure working with their team. They have given me helpful advice and recommendations to make my rental property the best yield and the most amount of money. Maintenance has been great and reasonable. I look forward to having them manage my next purchase.

Brian Woods and his team at Team Realty and Investment Solutions are very knowledgeable and capable property managers. The increased the income from our rental property, oversaw the maintenance and eventually sold our unit. Their expertise helped us get top dollar in a short period of time. Thank you very much for your help.

We own a Comercial shopping center in Miami and these guys have been managing it for the past year or two. Used them after my last management company stole money from me. These guys have been great overall. They really cleaned the place up and put better tenants in the units. Will keep working with them for as long as I own the unit.

I hired Mangrove Property Management to help with my rental property. They found a great tenant and coordinated all of the maintenance on the property. Pricing is also very fair.

I have nothing but the highest regard for Karen Campbell and Front Porch Realty. Karen was instrumental in helping us find our most recent rental property in Delray Beach and it is yielding very well. She has been our Property Manager for our other Florida properties over the last several years and has given us happy tenants and high returns. It doesn't get any better than that!

This is the cheapest property management service in South Florida. Other companies will cost you so much money is overpriced leasing fees and horribly mismanaged maintenance issues. Every manager in this company is highly skilled in maintenance and gives a wealth of knowledge and complimentary maintenance time and time again they do not charge anything for small maintenance, our kitchen sink garbage disposal was broken and the whole sink clogged when the manager went to the unit to inspect he fixed it on the spot and we were not charged. This is not the first time something like this has happened. They are excellent financial manager in their screening of tenants and rent pricing. They do not settle for anything less than beautiful maintained properties and landscapes. They go to the units constantly to tend the gardens and landscapes, when the units are vacant the paint jobs they do are beautiful and maintenance they do is beautiful, they turned are worst units into top quality ones with simple new medicine cabinet installations and crisp tile jobs. I also never met a management company that has a free leasing option.

We are a small 10 unit condo with owners who are demanding but not very involved with the day to day details or in wanting to be involved in the managing or volunteering to form committees to govern our home. It took a few trial and errors to find what we feel is the best solution for a full service management company, who not only provides an excellant definition of what a professional management firm does, but also truly understands the regulations and laws of the Federal Republic of Florida, Broward County and Fort Lauderdale. We are pleased and pround to have Eastside Management Corp manage our Home.

Real Property Management has managed two condos for me for the past 4 years--one in Miami and one in Boca. Julio Nunez in Miami has done a fantastic job, very responsive and professional. The most important reason to hire a management company is to screen and handle tenants for owners. All of the tenants screened and managed by Real Property Management were excellent and the management was done in a professional manner. While some companies pad their charges for maintenance, I know that Real Property Management does not do that as I checked with other companies on needed repairs and their charges were very fair. I like the online reports which are easily accessible, and especially handy at tax time. The Real Property Management for Boca was different. They were good as well but I felt that Julio was better at staying on top of the property and taking a personal interest.

I am a busy professional and my rental properties are well managed since I hired Fidelio Concierge. Hanna cares about what she does, is on time, communicates well and promptly keeps me informed about the status of my properties. If it wasn’t for her willingness to look at the particular details of my property needs, I probably would have chosen to continue doing it myself and continue feeling overwhelmed. Thank you and look forward to continue working with you.

They handle my rental investments in Florida and I have never had a problem. I use to deal with rent collections and evictions before I hired Mandel. I have to say I am so much happier without the additional stress in my life. I have dealt with other management companies in the past and they are not as hands on as Mandel Management. Just give them a call and you will see what I am talking about within the first 5 mins!

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

      • Marketing the rental property
      • Collecting rent
      • Handling repair problems
      • Responding to tenant complaints
      • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

      Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.

Hire skilled professionals for absolutely everything.
