Besides getting a little lost on the way to my house (admittedly, it IS kind of confusing), Don was on time and immediately went right to work. I had a wall mounted DVD/media unit from IKEA that he was able to perfectly position and mount; he had a little extra time and helped install a toilet paper holder in my bathroom at no extra charge! No complaints here, will definitely use again for future projects.

As a new homeowner to a 1925's craftsman cottage in Historic St Pete, I had more than a few items to "tune" up. One of which was a garage that had been badly deteriorated by termites and neglect. I was not ready to tear it down but wanted to see if it could be salvaged. I met with several contractors - most of which didn't want to take it on. Ray accepted the challenge! He was very detailed with his proposal so that I understood my costs and kept me in the loop as the project was under way. I think it ended up being quite a bit more than he had expected, but he held to his quoted price and we worked through additional requirements as they came up outside of the initial scope. He was timely, and his workmanship is excellent. The only thing I would have done differently would have been to arrange for a dumpster, but did not expect the amount of debris to be as great as it was, and spent extra $$ on clean-up. Thanks Ray - will use you again!

We were preparing a rental property for sale and Jim was hired to do some general repairs to the walls and doors as well as paint both the interior and exterior of the house. We hired Jim because when he prepared the estimate, he was very detailed in reviewing what needed to be done to complete the job. He looked at all of the doors, ceilings, walls and exterior. He assessed what needed to be done and provided a detail estimate and resulting contract that itemized all aspects of the work to be completed. Though he was detailed in the contract to the level of number of doors to be painted and/or hung, he was flexible when we changed some things on him and didn’t’ charge us extra. At first glance it appeared that his estimate was higher than others we received, but because it was so clear what would or would not be completed for that amount of money, we decided to go with Jim. Other estimates left too much room for interpretation and price creep. In addition to our satisfaction with Jim’s quality of work, we were impressed that when he committed to something, he stuck to it. We knew when he would be on the job, when he needed to be somewhere else, when he would return, how long something would take, etc. The job was completed in the time he estimated and even a little early. In addition, as we were doing other things around the house ourselves, Jim often provided advice, based on his experience, on different ways of doing things, which was very helpful and appreciated. We trusted Jim and his work ethic/quality so much that we decided we could leave our house in his hands and return to our home 11 hours away, and, pay him in advance for his services. Jim put the finishing touches on the house by installing new baseboard, door trim and quarter round. He sent us not one, but over a dozen pictures of the completed work. It was a great job! Jim was a pleasure to work with. And if we need any other work done to the house while in the process of selling it, we would certainly call on Jim to get the job done. We know we can rely on him.

Rymar Construction did a professional job customizing and rebuilding my deck. They provided a quick and accurate project quote and were always quick to reply to my inquiries.They finished the project on time and left the work area tidy - taking all the old materials away, stacking the remainder in my garage and leaving no trash or debris behind. Bottom line is - they did everything they said they were going to do, and then some. Most importantly, my wife is happy with the outcome! I will be hiring them again...

Freeman Enmeier is a complete professional. He came in to our commercial construction (church building) after having to fire a previous general contractor. We had lost over 7 months and thousands of dollars. The church was desparate. In came Freeman, fixed the mess and went above and beyond the call of duty. He tirelessly worked with myself, our architect, the city, and all our subcontractors with excellence in mind. Because of his diligence we received a grant award for coming in on schedule. At the end of the project he not only came in on time, but to our surprise UNDER budget. He actually passed on his savings to us. What a class act. We not only got a building but gained a friend. I have already asked him to be my personal contractor for my new home. I would recommend Freeman Enmeier for any project large of small. As he says... He bids the job, he DOES the job.

Stan was excellent. He assembled several pieces of Ikea furniture for me and was attentive to details and went above and beyond by moving furniture to accommodate new furniture. He also took the time to let my dog warm up to him so she wouldn't have to locked up in a bedroom while he worked!

Rock Solid has done an excellent job. The work they did for me included building a deck, remodeling a bathroom and utility room, installing kitchen appliances, as well as miscellaneous electrical and plumbing jobs. Ray's attention to detail is superb as well as his attention to detail. His ability to resolve any unforeseen issues that may crop up in a remodel is most valuable, as well as his ability to fix or build just about anything. I found their pricing to be very competitive, and also important, Rock Solid is reliable. They showed up when they said they would and kept me posted as to what was happening or would happen next. I will definitely call them back when I am ready for further work.

I used Thumbtack.com with hopes of finding a person that could haul away some things that had piled up in my garage. I contacted Mr. Johnson informing him of what I needed done, and he immediately responded. We coordinated the time, and luckily for me, Mr. Johnson was available the same day. I can honestly tell you that I am extremely satisfied with Mr. Johnson’s level of professionalism. After a quick evaluation of the work that was needed, he gave me a very reasonable estimate, and began to work. Mr. Johnson completed his work in a timely fashion, and to my satisfaction. Ive Had Tom Craig come out to do my house, I have a 1970's house that needed remodeling, and well they did the job and more. Installed my floor, made sure all the additions to my house were in perfect working order. They even installed a concrete patio on the outside.. I would confidently use them again if I needed a kitchen remodel or a new house

The firm's two workers worked tirelessly after dark until their job was complete. They were very professional, knowledgeable and courteous. They started at 2:30 PM and worked until 6:30 PM with no breaks. I also paid them to dismantle old kitchen cabinets in the garage. And they didn't hesitate to do did this and hauled them away from our garage. This is above and beyond! The concerns we have are that I had to paint over their stucco job to match the house exterior wall color. I had to make 2 trips to acquire the paint. We also had to drive to Home Depot to buy the materials. If the firm discussed their estimate and job scope with me before starting work, I would have paid them to paint.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
