Jorge was on time and very courteous. I needed to install a closet system and he was very knowledgeable and considerate, wanting to make sure that my walls could hold the weight (which was my main concern) so I'm very happy that he was able to help me set up a secure system. The job did take longer than I expected and we were unable to finish the whole closet because I had to leave. However the rest was simply inserting shelves so I was able to finish the closet on my own afterwards. All in all I'd say other than the time it took Jorge was great and a very nice man!

Jaime is professional, prompt, and knowledgeable. He installed a ceiling fan and closet light fixture to existing wiring. His price was excellent. If your electrical job is simple (as in, you could possibly do it yourself but don't want to electrocute yourself, fall off the ladder, or blow a fuse) and you don't want to spend a ridiculous amount on licensed electricians (there is no reason you should pay 2-3 hours labor or $100+ for a ceiling fan install if the wiring is there) , Jaime is perfect. He guarantees his work for 90 days. He does handyman work and I am making a list of tasks I will hire him for next.

Overall great experience. At the beginning he did mention one price and then it kept going up but he was able to get a better door for a decent total price after I mentioned the price kept going up. He is responsive and trustworthy. He did mention he would paint the door but when I left I got a message stating that he couldn't paint because the paint he had was not good. By that time I had already paid and had left the home because I had another commitment. Whether this was the truth or not is irrelevant, bottom line the door was not painted. Also the top lock was not installed but he did say he would be willing to come back and install it which is fine but you would think this is something basic for a door installation. Again, great experience which is why I am rating the service a 4 stars, a few small things prevented me from putting a 5 star. Just being honest and fair.

Excellent ! Excellent ! Excellent ! You will never use another plumber once you've used Herb. He was patient , on time, friendly, and finished the job ! My initial request was for a new toilet valve to be installed , as with plumbing sometimes and houses built before 1990 we had many surprises along the way. Herb was the consumate professional . He worked so hard in the rain ... In the dark ... And never complained once ! He's my hero😀 I really don't have words to express my gratitude for Herbs hard work, dedication and pure tenacity ! On top of all that he's a 100% Nice Guy! Please do yourself a favor and call this guy ... You will not regret it.

From the initial visit, Marcelo was great. He explained the process better than others we got quotes from. He helped us get the approvals from the city & HOA. He is responsible, reliable, consistent and a wonderful attitude of "I just want to make you happy!". He also made great suggestions along the way and even contacted a paver guy on our behalf to fix some uneven pavers we had on our driveway before he sealed it. The scope of our job was pressure cleaning of the roof, driveway & walkway, sealing the pavers as well and, the exterior painting of our house. We are extremely pleased with the service & attention Marcelo provided. Would highly recommend!

What a great experience I had with Dr. Dre Plumbing. I initially hired Alvin to install a dishwasher but he was nice enough to look at a few other issues I had while he was there. Mind you, I never mentioned this before hand so I really appreciated that he took the time to resolve ALL the plumbing issues I had. He was honest, punctual, and provided me with a lot of information about issues I may run into in the future due to the age of my cast iron pipes. I would highly recommend Alvin to anyone looking for a knowledgeable and fair plumber.

I rarely write reviews for anything. I feel I must write something about Roger. He is INCREDIBLE. I had a problem that impacted my ability to shut my garage. Naturally, I couldn't have the garage door open all night. Roger contacted me almost immediately. He said he probably couldn't do the project until after 5 PM. Wow...he was going to do the project in the evening since it was so important. He had a cancellation and called me to fit me in around 10:00 AM. He went beyond what he had contracted to do. He was more concerned about the job's outcome than about anything else. His work was exceptional and he didn't try to "upsell" me on anything else. Well, you got a lot from a guy who almost never writes reviews. I can't rate him highly enough.

Xzavier did a great job with many projects around my home. From rebuilding both of my showers from the inside out and installing tile, painting every room inside the house from ceilings to baseboards and other minor repairs. Punctual, easy to work with and an overall good guy that's fair with prices and puts in the time to get the job done.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
