To whom it may concern: It is my pleasure to write this unsolicited letter of recommendation on behalf of Keith Scott. Keith was the general contractor for a remodeling project on the exterior of my house in the fall of 2014. I had no prior relationship with Keith, who was recommended by an architect friend of mine. The scope of the remodeling involved window replacement (22 windows and 3 patio doors), siding replacement (approximately 4000 sq. ft.), replacement of 2 decks along with installation of stainless steel cable railing, and roof replacement (approximately 2400 sq. ft.) for a three level house built in 1978. The project took 8 weeks and involved 4 work crews (carpenters, siding, painters, roofing) plus electrician and structural engineer, at a budget of just over $100,000. While major remodeling is inherently stressful for almost any homeowner, Keith’s services as a general contractor were invaluable, and I am extremely pleased with the final result. Specifically, I would give Keith top marks in the following areas: 1. Quality of work performed. The quality of work done was consistently top notch. Keith used subcontractors who were knowledgeable, skilled, and competent in their respective trades. They were conscientious about following project specifications, and their work product rarely needed improvement or revision. 2. Quality of work crews. Other than one relatively minor exception, which Keith promptly addressed once I brought it to his attention, the workmen whom Keith utilized were professional, reliable, courteous, and respectful of the homeowner’s property and privacy. They had an old school work ethic (often 10-hour days, some Saturdays), good work habits, strong safety orientation, and emphasized getting the job done right rather than doing it fast. Their pride in their work was evident. They tidied up at the end of each workday. I also found them to be trustworthy, and my wife and I felt comfortable with allowing them access inside our home. 3. Project management and coordination. Keith’s prior experience working in construction really paid off. He was knowledgeable about all aspects of our project, and was able to plan, coordinate and manage the activities of different work crews effectively. He remained closely involved in overseeing the project from start to finish. His excellent attention to detail, strong organizational skills and commitment to follow-through are assets, which enabled him to juggle the extensive details involved in our project without missing a beat. Keith’s familiarity with building codes and dealing with city hall also facilitated a smooth and hassle-free process when it came to building permits and inspection. Throughout the project, I was impressed with Keith’s commitment to generating a top quality product, rather than maximizing his profit margin. When situations arose where extra work needed to be done (because of hidden problems that were not apparent until work on the house had commenced), Keith either (if it was relatively minor) took care of it without charging me extra, or (if it was more extensive) involved me in an informed decision making process that culminated in a change order which was fair. In another situation in which I was not satisfied with the aesthetics of nail holes on the siding battens even though the latter had been installed according to the manufacturer’s instructions, Keith agreed with me and arranged to have the nail holes filled and battens painted - a job which involved many additional hours - without passing the expense on to me. 5. Effective communication. Keith kept me closely informed of work crew schedules, delivery dates, and projected completion dates of different phases of our project. His communication (whether by cell phone or email) was always clear, informative, and helpful. He was either available on his cell phone, or returned my phone call within 2-3 hours. We never had a single miscommunication throughout the 2-month project. His communication with the work crews was just as effective. 6. Flexibility and effectiveness in dealing with unexpected developments.When unforeseen problems surfaced (e.g., water damage behind a wall, structural problems with the existing cantilevered joists for an upper deck), Keith worked diligently with me to identify a solution that was acceptable to me. He utilized resources effectively (e.g., enlisting the services of a structural engineer in a limited fashion) and creatively (e.g., identifying a special type of edge vent for my roof that had minimal overhang), and directed the work crew to make changes necessary for implementing the solution. 7. Responsiveness to homeowner’s needs and concerns. Keith’s commitment to homeowner satisfaction was evident in his actions. On the few occasions when I brought a request or concern to his attention (e.g., when I wanted the roofing done before all of the exterior painting was completed), he listened attentively, and always took appropriate action that demonstrated responsiveness to my needs or concerns. When the painting crew fell behind of schedule, Keith showed up on a Saturday and helped with the exterior painting. His service orientation is truly described by the motto: “The homeowner’s needs come first.” 8. Truth in advertising. In his proposal, Keith gave a clear breakdown of costs for each facet of the project. His contract was just as detailed in describing the work to be done and the itemized costs. Same with the change orders. When the project was completed, all the work was done as described and agreed upon, and there were no hidden costs, extra expenses or unpleasant surprises. As a homeowner and customer, I felt Keith delivered exactly what he had promised, at the agreed upon price. 9. Value. I had solicited three bids for my remodeling project. Although Keith’s bid was not the lowest, I am absolutely convinced that he delivered the best value (in terms of the work done) for the price. Keith Scott letter of recommendation Page 3 of 3 10. Sensitivity to worksite appearance and neighbor relations. Our project required a huge dumpster and a portable toilet (for the work crew), and there was very limited parking. Keith’s placement of the dumpster, portable toilet, and construction materials was based not solely on function and convenience, but showed a consideration for the aesthetics of the worksite. The work crew parked their vehicles in ways that were minimally disruptive to the neighborhood traffic, and their conduct never caused any discomfort to our neighbors. In the two months during this project, there was not one single neighbor complaint! Instead, three different neighbors passed on compliments about the work crews (e.g., “those guys really work hard”). In closing, I am very pleased with the final product which Keith was instrumental in delivering, and I am extremely impressed with his work as a general contractor. In a world where shoddy workmanship and poor service are unfortunately all too common, Keith is indeed a rare find. I have been a homeowner for over 30 years, and I took this unprecedented step of writing an unsolicited letter of recommendation for Keith because I believe that exceptional work should be recognized. I would not hesitate to hire Keith again, or to recommend him to my friends and neighbors. I recommend Keith Scott to you most enthusiastically, and without any reservations. I'm new to thumbtack. David was one of the first people to respond about my job request to have my shutters replaced on my home. I found David to be very prompt and maintained good communication with me through the process of the work/job. He even gathered all the supplies I needed with the costs out of his pocket and I reimbursed him at the end of the job. Of course he did address me with different parts and costs before buying them so that I would have a choice in what my old shutters were going to be replaced with and the reimbursement costs. He works for a reasonable amount and gave me a quote the same day he came to check out the job. He was very informative and cordial. I would not hesitate to recommend him to any of my friends or family. I felt very comfortable with and trusting of him. He shared with me a wealth of information on other areas of home repair and suggested work that I could do on my own to save costs considering money it tight these days. I even noticed he took the time to put caulking to seal off one of the outside outlets on my home. The old seal had corroded with time. This was not his responsibility and I appreciated him doing this for me with no expectations. I noticed this after I looked more closely at the installation of my shutters. Good stuff. I had to have the sheathing on the exterior of my house replaced along With some of 2x4s and beam. He made sure to protect the house from further damage since it was raining and couldn't start work right away. His price was good, I think it was the best price of any licensed contractors. He will be returning soon to re-roof my house as well. Michael was on the job the whole time so he's the only one you need to deal with which is a huge plus

Could not have picked a better company. Very professional, excellent time management, and exceptional quality of work. I hired them to paint my whole house 3000sqft home with 20' great room ceiling, change all hardware to brushed nickel, replace all fans with new ones, install crown molding and paint all trim. The work was so professional that I have hired them to install granite tips in all bathrooms, laundry and kitchen. Redo cabinets and change out hardware for kitchen and baths including basksplash Once that phase is done we will be doing the 2nd phase of my renovation we will begin wood floors throughout and stone work. Definitely recommend. Very happy customer.

We live in a community where every home is the same, yet EVERYONE that walks into our home is in awe! “WOW…wow, is this the same house?” This unexpected reaction is a result of the customized renovations we made to this "cookie cutter" home in South Florida. From the exterior, no one would know we changed a thing and due to the HOA rules we cannot, but it has become our DREAM HOME! Last year we purchased a 2002 Divosta built 3 bedroom+ Oakmont model in Palm Beach Gardens. As an estate sale, this home was a great buy; it was one story, had the square footage we desired, and it was located on an excellent lot with a desirable southeastern exposure and water views. We loved the location of the community and the amenities however, the floor plan and functional space was not ideal for our family. The house was also situated on water, yet none of the rooms captured the lake views, and the kitchen was isolated and far too small. We decided to move forward with the purchase and agreed that we would seek the help of an architectural design specialist to transform this property into what we needed. We solicited a few architectural design firms that would consult on a custom home renovation project. It was a challenging process to identify someone but in the end, Nathan Aleskovsky of the Johnston Group who came with high recommendations was the ideal partner for our project! He was highly responsive, innovative, and professional. When he gave us design ideas and options he walked us through his vision and laid out the steps that would be necessary for this project. Nathan Aleskovsky made himself available based on our schedules, and often times it was at night or on weekends. Being so resourceful, he was able to secure blueprints on our home and draft the renovation plans quickly as he knew we were anxious to get started. He also introduced us to some helpful websites, provided guidance on our material selections, and advised on some color choices (even though that wasn’t part of the scope) which pulled the design all together. We never envisioned what could be done with the guidance of a talented architectural designer, but Nathan Aleskovsky of the Johnston Group believed he could transform this home into our dream home, and he did just that! We are so pleased that we selected the Johnston Group and couldn’t be more satisfied with the outcome!

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
