It was not easy for my wife to part with some things, and when Justin arrived promptly, she was still making decisions on what to keep. Justin was very patient with us. They came late in the evening n stayed till job was over after 9:30. Yes they had to put up lights to finish. Dell was very polite and took the time to answer any and all questions. I can't think of a thing they could have done different or better. It's refreshing to know there are good honest hard working people and companies. Lastly their price was $300 cheaper then nearest competitor and over $1250 over their most expensive competitor. However the others were going to do little extra work. Like trim my palms n grind another small stomp I had That said I still got the best bang for my buck with Dell and his company. Sincerely Pastor Page

Mr. Raffaele Puleo did a great job for my place. He replaced my old toilet, connected my washer and dryer, installed some ceiling lights for me, and even went out of his way to patch up my jumpy laminate floor, in a timely manner. His rate is very reasonable and his work ethics are superior. He came with a ready attitude to work and he is very punctual. He is committed to solving my household problems and never complains while working in uncomfortable spaces. Mr. Puleo is very honest. Ronan is a very professional guy with a lot of knowledge in construction work, specifically wood and drywall work. He is very methodical in approaching the issue and think ahead to make sure, we don’t redo the work. He always listen to suggestions and make sure he doesn’t do stuff that will creat problems later on. His work quality and ethics is exemplary. I have not seen seen any one in this profession with that kind of value. He worked with us for almost 3 months, we never heard any issue communicating, designing, scheduling the project etc. He has done a Fabulous job in our basement, with a bedroom, closet, bathroom with shower, two big storage room, nice looking hallway, gym area and a lounge. All of these are in about 1100sq ft area. I highly recommend Ronan for any kind of construction work. He is very respectful, realizable and reasonable. Thank you Ronan for such a wonderful work. Very reliable company, I will recommend R B Construction to any one interested in a remodeling job. My bathrooms came out beautiful and he did it all int to weeks, a promised contract frame time. two bathrooms totally gutted and replaced everything. In one bathroom a Jacuzzi was installed and in the other bathroom the shower floor was made the same floor level as the bathroom floor. Very happy with this Company.

I used JS Construction for a small job - to remove and later replace some accordion shutters. They were easy to contact, quoted a reasonable price, and were very prompt. As the initial project has wrapped up, there were a number of small details which left me a bit underwhelmed. - The cleanliness and care of Josh's crew was a concern as items surrounding the construction area were not well protected and required more cleanup/repair than I anticipated having to do, especially considering they were hired to repair my home. Some examples: paint removal from surrounding surfaces, spot cleaning tracked-in grease, patching "banged" trim from appliance relocating, replacing warped bathroom door - Missed details like insufficient paint coverage in areas, missing grout joints, not planning the order of the installation caused some areas to be left unpolished or unfinished entirely. - Despite some personal requests and upgrades, the final cost ended up being 30% more. I know to expect some margin of error for surprises. The original estimate was $4572.50 and the final cost was $6547.19. Overall, they completed the job and it's functional. I did not complain or haggle over additional expenses and paid as agreed. The transaction was average. I might consider using them again for projects where being "rough around the edges" is acceptable and mentally add extra margin for error in estimate price.

We were referred to Camilo and his company, Reliable Construction Group, by a close friend of ours. They did some work for him, and he was very pleased. Camilo performed for us a full condo remodeling in our 8th floor unit, facing the water in Pompano Beach Florida. They renovated two bathrooms and the kitchen for us. They did marvelous work while keeping us posted of all construction stages. Our job was fully permitted and they took care of all drawings and permitting in a timely matter. Hiring Laurence for our project was the BEST decision ever, he truly exceeded my expectations. It was a smooth journey from the beginning. Laurence responded to all of my emails in a very timely manner in a very professional way. We converted a 3/2 house into a 4/2 building an extra bedroom by using existing sqf., painted the entire interior of the house and had him assemble all new furniture items, hang artwork, place rugs and hang drapery. Before we started, he send me a detailed schedule, so I knew what was happening every single day. He showed up on time (always), and tidied up the house every day by 5pm, so when I came home with my son, there was no tools, screws, etc lying around and the mess was kept to a bare minimum. When unforeseen things came up, Laurence always addressed them right away and came up with a solution. He worked with a great team and we are so happy with the results. I will recommend him to anyone looking for a GC and I know we will reach out to him for any projects we might have in the future.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
