Instant on hot water heater failed due to poor installation by another contractor. Job included consultation, installation to code, upgrade of circuit breaker, addition of junction box, and replacing improper wiring. Background: this is a vacation rental unit I have in Miramar. Guests arrived to find hot water not working. Mr. Raffael took my call at 9:30pm on a Friday, and agreed to be at the unit at around 10am the next morning. He continued to stay in contact the following morning as he progressed towards the house, arrived at the agreed upon time, assessed the situation and provided an estimate of parts, labor and time to complete the job. He completed the work as agreed. Documented it in writing and with pics. In Summary: He helped me in an emergency - accepted a very late call, and quickly delivered a solution. I am 100% satisfied, and would most certainly call on him again, and recommend him to others. Thank you Mr. Raffael.

Bought a six-drawer double dresser along with other furniture from SouthShore. The assembly man we'd hired first charged me $216 to build one (1) small dining table, four (4) chairs for the table and then claimed the dresser was missing a part. So, blindly, I assumed that there was a part missing and tried to call the manufacturer to ship the "missing part". Come to find out, there was nothing missing. Flustered and frustrated, I googled "reasonably priced assembly" and stumbled upon Thumbtack, typed in what I needed assistance with, and Leo responded within 5 minutes. He came the following day and got the job done quickly and efficiently. Definitely going to use Leo for other projects in the near future! P.S. Don't use Mr. Handyman for any projects you may have. Complete rip-off.

I highly recommend Leo and his wife Nery! They are punctual, professional, and take great pride in their work. I received a quote for installing and painting interior doors the same day I reached out. Since I don't live in Miami, Leo kept me informed via phone and sent me pictures of the progress on a daily basis. Leo and Nery worked very fast and did an excellent job. Leo customized some doors to make them fit in uneven and non-standard openings. They even swept all the dirt that the previous contractors left behind. We are very impressed with the quality of work and their professionalism from beginning to end. We will definitely hire them again for future needs.

Peter Barnard of Pro-Tek General Contracting is a very dedicated professional "perfectionist". The job is not complete until he has done his final inspection of all work performed, including all sub-contractors. I would highly recommend him to all friends, family, neighbors, church members as well as strangers on the street! A+++

The guys at MJ Home Renovations were very professional and ethical with their work ever since the first time they worked on my home. I was expecting a high cost when I saw the high quality of their past work and equipment, but I was surprised when I saw their quote was lower than almost every other contractor I had contacted. They are definitely the go to business for home remodeling

My wife and I are building a 3000 SF custom home in Southwest Ranches (Broward) and we can both definitely say that Mike is the best architect would could have hoped for (and we interviewed many). He is always available to answer our questions and stays closely in touch with our general contractor to make sure that the building process is smooth and without any issue. As a real estate broker, I will not hesitate to recommend Mike and his team at Prism Architecture to any client of mine in need of a great and affordable architect. Can't wait to finish the house and invite him over for a drink!

My bathroom was ruined when one of the pipes in my home cracked and leaked all over and trough the ceiling which lifted up the tiles of my bathroom wall and created mold. After a couples days I did not know I had mold until I found a business card on my windshield which was named Envy Remodeling.I called and got in contact with Daniel , I told him my problem , 2 days later I had his contractor come in and see the damage. I was then contacted with an estimate and told him what I wanted. After about 6-7 days my bathroom was fully equipped, beautiful, and safe thanks to this company. I am so happy with the finished product , I love how everything came out the WAY I WANTED, which was important to me , I also loved the energy and professionalism this company has, I was also able to get a reasonable price and a great job. I will definitely be doing further improvements in my home with Envy Remodeling.

About

Bullet Proof Contractors was founded by Robert Simon and Michael Williams in 2015. Robert and Michael have completed hundreds of projects in the South Florida community and have been business partners since 2013. Robert is a United States Navy Combat veteran and served on active duty aboard the U.S.S. Gary from 2008-2012. I have been working in construction since 1998 in South Florida. I started in the electrical trade after graduating from North Miami Beach Senior High School. After working in the commercial and residential arenas for 10 years, I felt an urge to enlist in the United States Navy in 2008. After completing a 4-year enlistment, I made the decision to bring the knowledge and discipline that I learned to harness in the military and apply them to a business that I had a deep rooted love for. Construction runs in my blood. My grandfather was one of the original developers in South Florida in the 1960's. My father, an architect, has been devoted to redesigning the way we see our beautiful city for over 40 years. Now, in 2015, there is the dawn of the third generation of builders in my family. I am Robert J. Simon, and I am Bullet Proof Contractors.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
