I don't know what we would've done without Fabian and his team! My fiancé and I were in desperate need of a good paint job fast and we were on a tight budget. This was also my first time hiring a contractor for a project, so I was a little nervous. When I spoke to Fabian, I knew I was in good hands. He promised me he could start the job the next day (in the middle of the week) and would complete it in three days with his team! The job was to paint our entire 950 square foot condo with knockdown on all the walls, all the trimmings (base boards and crown molding), all the closets and doors. I am so happy and relieved we hired T&F Painting to do the job and make our new house finally feel like home. You will not regret hiring them. I can't wait to keep referring T&F to all my family and friends! Thanks again Fabian!

Ramon was wonderful! He responded quickly with a very fair price and was able to complete the project the same day. They moved some heavy furniture from the garage into the house for me (requiring disassembly and reassembly), assembled a day bed (with no instructions), and completely organized and swept out my garage. They were also very friendly and polite. I'm usually hesitant hiring a new person without a lot of reviews but he even gave me numbers of references to call who also had very good things to say. I would strongly recommend and will definitely call him again in the future!

They replaced the brick pavers and installed a drainage well in my interior courtyard and the job was amazing. The pitch is great, the courtyard drains super quick and is very easy to hose down any mess. It looks amazing, the details of the edge. The job was done in 2 days, one day for demolition of existing pavers and the other for installation. Gabriel was in contact with me the whole time, the only delay was with my HOA and W&B Villa provided all documentation required (permits, license, insurance, etc.) for them. Before the job was done, Gabriel showed me their work and the quality of it is great. Would recommend them to anyone without hesitation, not only for pavers but for any construction or remodel project.

Richard Phillips did an excellent job painting my whole interior house: walls, ceiling, doors, and my garage floor. The project was done on schedule and with a fair cost. Richard helped us with creative painting ideas and his advice was accurate to choose the colors, house looks great and color combinations is perfect. His long experience in construction projects and real estate makes him an expert consultant for any house improvement. I definitely will keep working with Richard in future projects and highly recommend Construction Services by Richard Phillips. Thank you Richard!

Ronan is a very professional guy with a lot of knowledge in construction work, specifically wood and drywall work. He is very methodical in approaching the issue and think ahead to make sure, we don’t redo the work. He always listen to suggestions and make sure he doesn’t do stuff that will creat problems later on. His work quality and ethics is exemplary. I have not seen seen any one in this profession with that kind of value. He worked with us for almost 3 months, we never heard any issue communicating, designing, scheduling the project etc. He has done a Fabulous job in our basement, with a bedroom, closet, bathroom with shower, two big storage room, nice looking hallway, gym area and a lounge. All of these are in about 1100sq ft area. I highly recommend Ronan for any kind of construction work. He is very respectful, realizable and reasonable. Thank you Ronan for such a wonderful work. Good luck with everything.

R&B Construction took over a tile installation project after my original installer abandoned the job. Charly contacted me immediately after my request to Thumbtack and came the next day, provided me a quote, and had his workman here the day after to finish the job. They got the job done in four days (including a Saturday). There were a few punch-list items and Charly was very responsive in getting them taken care of. I am very pleased with the finished product.

We hired Rapid Construction to remodel our pool and patio. They helped turn our dreams into a reality! They stayed on budget and remained in contact throughout the project. Staff is professional and they are very organized. Their pricing wasn’t the cheapest but definitely worth the money. I would reccomend anyone looking for a General contractor to give them a call.

I used JS Construction for a small job - to remove and later replace some accordion shutters. They were easy to contact, quoted a reasonable price, and were very prompt. Considering the small size of the job, they treated it with as much respect and attention as if I was doing a major project. I will definitely consider them for future projects and will refer them to my friends.

We were referred to Camilo and his company, Reliable Construction Group, by a close friend of ours. They did some work for him, and he was very pleased. Camilo performed for us a full condo remodeling in our 8th floor unit, facing the water in Pompano Beach Florida. They renovated two bathrooms and the kitchen for us. They did marvelous work while keeping us posted of all construction stages. Our job was fully permitted and they took care of all drawings and permitting in a timely matter. Will gladly recommend Camilo and his crew. Ron

Our experience with Conques Builders was excellent. We remodeled our condo apartment from head to toe, and were very pleased with the results. We were asked to make choices in the design and given informed help each step of the way. It did take six months but it was a total remodel; and there was a hurricane that interrupted the project. The entire work crew were very professional and sociable. They took pride in their work.

Hiring Laurence for our project was the BEST decision ever, he truly exceeded my expectations. It was a smooth journey from the beginning. Laurence responded to all of my emails in a very timely manner in a very professional way. We converted a 3/2 house into a 4/2 building an extra bedroom by using existing sqf., painted the entire interior of the house and had him assemble all new furniture items, hang artwork, place rugs and hang drapery. Before we started, he send me a detailed schedule, so I knew what was happening every single day. He showed up on time (always), and tidied up the house every day by 5pm, so when I came home with my son, there was no tools, screws, etc lying around and the mess was kept to a bare minimum. When unforeseen things came up, Laurence always addressed them right away and came up with a solution. He worked with a great team and we are so happy with the results. I will recommend him to anyone looking for a GC and I know we will reach out to him for any projects we might have in the future.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
