The job was 1. fix faulty electrical contacts of wiring to a 12 volt Pendant Light. 2. Install a new receiver and remote for an existing ceiling fan. Jorge's is knowledgeable about electrical repairs and maintenance and completed the work without fuss in a timely manner. Jorge left my condo clean and I would not hesitate to employ Jorge again in the future.

I highly recommend the services of Adeilson and Tatiana. This husband and wife team is professional, reliable and fairly priced. Adeilson is quite the perfectionist, so if you are looking for someone to fly in an out, he is not your guy. He is not satisfied until HE is satisfied and you will benefit from his attention to detail by getting the job done right the first time! I hired him to install a sound bar system and in order to optimize the sound he re-mounted my television! What are you waiting for…call them now!

I met with Chris on Thursday afternoon for the landscaping maintenance on my 16 unit building. Along with Jose and McCall. They were very nice, worked with me on what I wanted and we made an appt. for Saturday. They were late, but he did call and I know sometimes a previous job could run late plus drive time. They did a great job, they were very courteous and they came pretty much fully supplied. The first time always has some glitches and it usually takes a few times before they know your property and what you like. They certainly have great attitudes and that was a plus because I can be very demanding and they didn't leave until they covered everything I asked for.

We had Leo put together a complicated bedframe with lighting that I bought online. The reviews online stated it was very difficult to put together, but it only took Leo a little over an hour to assemble it. He was very responsiveness. We contacted him on a Friday afternoon, and he came the next day on Saturday morning. He unpackaged the bedframe and he offered to take all of the packaging to the dumpster even though our community maintenance worker came to get it immediately. He worked very fast, and it turned out beautiful.

If I could give unlimited stars, I would. Jose was a joy to have in our home. He did more than I’d initially planned because he was so wonderful. I highly, highly recommend him. He was extremely knowledgeable about many areas of home maintenance/improvement. Don’t miss the chance to meet a truly great guy who is a pleasure to have in your home.

Junior was great. He explained what was wrong with our refrigerator, how it happened, and what we would need to do (with routine maintenance) to prevent from happening again. I highly recommend him and this company.

My experience with Tech Lead Enterprise was excellent. I was having some issues with my son's laptop but not quite sure what the problem was. The technician took it apart and checked every area of the laptop and cleared the virus on the computer, he also gave me really good advice on maintenance. I was very impressed with the service and professionalism he showed and it was all for a very reasonable price. I would definitely recommend Tech Lead Enterprises

Fabio and his team excel at taking care of the tenants and keeping the pressures of handling the maintenance of the property completely off my plate. Without he and his team I do not think I would be able to keep renting out the properties I own. Thank you again!

We were looking for a new house and to sell a condo. We narrowed it down to two realtors and decided to work with Laura because she really understood the Coral Springs / Parkland communities and she was a full time realtor who was clearer passionate about realty. For selling the condo - she made recommendations on repairs / maintenance and overall staging and we ended up selling it within a week for the asking price. For buying the house - she was flexible in her availability to show homes, she helped identify pros and cons of different homes / communities and she was very helpful in negotiating - both negotiating the purchase price and also for concessions at closing. I’d recommend Laura to anyone.

Excellent. Quick response time on thumbtack, came right away, best prices, did a perfect job. I don't have enough good things to say. He was kind, friendly and efficient. Job was done quickly, but done well. He even fixed another problem and didn't charge more. We needed a replacement piece as we knew we did, and he went out and bought it for us and came back with the receipt. He didn't make anything up and he is an honest worker. I would recommend you hire him, you won't regret it.

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

      • Marketing the rental property
      • Collecting rent
      • Handling repair problems
      • Responding to tenant complaints
      • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

      • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
      • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
        • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
      • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

      What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

      • Attic ladder replacement: $150.
      • Toilet replacement: $75.
      • Ceiling fan and light fixtures: $75.
      • Faucet replacement: $125.
      • Garbage disposal: $75.
Hire skilled professionals for absolutely everything.
