Pricing is set by market value. First, buyers never pay for my services. Commissions are paid by the seller. We value the work we do and never charge a seller upfront for the professional services such photography, video, drone custom online property advertising to name a few. These are all benefits of owning our in-house marketing firm. Our commission comes out at closing to ensure we work hard for the seller to get top dollar for their home. - What is your typical process for working with a new customer?
Every client and situation is unique, the only typical process has to do with the signing of representation agreements and transactions contracts. My goal with every client is to exceed their expectations and provide a successful result. I am always available for a quick telephonic conversation and consultation. After the initial contact, I generally meet the client at a location preferable to the client (office, their home, or wherever may be best suited - I'm flexible) For Seller - there is a preference to meet at the home that will be sold to provide further information. I am always available by text, email or call. For buyers - our initial discussion will revolve around current market and buyer's qualification to determine most efficient approach. I take an organic approach in assisting every client. It is important to identify what a client needs, but even more vital, is determining the strategy for how we will achieve their end goals. Short-term success is rewarding, but long-term success is even more fruitful.
- What education and/or training do you have that relates to your work?
Licensed Florida Real Estate Broker. When searching for a home in today's market, any realtor is not good enough. Be sure your realtor is certified and professionally designated with area training and great agency training. I am a holder of professional designations that are the highest attainable in the real estate industry. The following is a list of my current designations in the real estate industry. CRS – Certified Residential Specialist. A CRS is the residential real estate industry’s most advanced “degree.” CRS is the PhD of real estate. It is your assurance that you’re working with one of the top professionals in the business, if your real estate is a CRS. Fewer than 5% of all real estate licenses have received the CRS designation. SRS - The Seller Representative Specialist is the premier credential in seller representation. It is designed to elevate professional standards and enhance personal performance. Bianca was awarded the prestigious the Million Dollar Guild (GUILD) Recognition® by The Institute for Luxury Home Marketing. The GUILD recognition is awarded to residential real estate professionals performing in the Million-Dollar and above market. The Institute only awards the recognition to professionals who have provided verified and notarized documentation of performance reflecting sales in the top 10% of their given market and above the million-dollar threshold.
