Sorry this pro can’t do your job, but we know other pros who can.
Introduction: We at West Coast Home Inspections offer complete home inspections, four-point, wind mitigation, new construction, condo, mobile home and pre-listing inspections. We are a family-owned business run by and employing retired Firefighter/Paramedics and US Coast Guard employees. With our years of experience in the fire service as firefighters and fire inspectors we are thoroughly trained on building construction. We believe in the latest and advanced technology in the home inspection field. Along with our inspections we also offer a safety inspection as part of the home inspection package. We are members of the Florida Association of Building Inspectors, Inc. (FABI) and InterNACHI. We use state of the art technology including thermal imaging inferred cameras, formaldehyde and moisture detection devices, and high definition drone mounted cameras so that we can detect what the naked eye can not. We stay up to date with the information and technology in our field. Other inspectors don't offer this new technology, however West Coast Home Inspections offers it at no extra cost. We can detect leaks in the walls, moisture, bad or dangerous wiring, and poor insulation areas including clogged or broken pipes behind walls. We also use our high definition flying cameras to capture pictures of the roof and aerial views of the property. Although not required by inspectors to walk on roofs, we feel it necessary to assure and satisfy our clients. Our HD flying cameras solve that problem with accurate pictures that most inspectors will miss on a visual inspection. We also offer wind and hurricane mitigation which is required by insurance companies and provide heavily reduced premiums to our clients. We are ready to work for you and your satisfaction. Call today to schedule, or go to our website. Finding anything that is unsafe or dangerous. Make me feel like I am still serving the community. May even save a life ....

I had great interactions with Wes and Jerry. The report seemed to be thorough and I was pleased with how everything went. So we bought the house. West Coast noted that we needed Arc Fault protection in the bed rooms. Insurance told us we needed to get that done or they would drop our policy because the inspector included it in the 4 point. Upon calling the electrician, we learn that the entire electric panel to the house was not up to code. It was an interior panel on the exterior of the home. The electrician was shocked that a reputable home inspector didn't catch this. He couldn't believe the inspector could notice bed rooms not having arc fault protection, but could not tell that the entire panel was not up to code and there was no seal by FPL on the meter, so clearly the previous work was not permitted. Thus, we had to pay thousands of dollars to replace the entire panel. If West Coast Home Inspection would have caught this up front, we could have negotiated this into the price of the house, but because we chose West Coast, we were the ones stuck with thousands of dollars in repairs. I emailed the company and never heard back from them. My initial impression has been proven to be completely wrong. I would highly recommend looking elsewhere for your home inspection.

(owner) 3 mins ago Sorry you feel that way about the review but you are not truthful on your comments and basically Sir your lying. You did contact me about the panel and states that your electrican gave you a estimate of 7,000 to replace a electrical that was in good shape that NO problems . I feel your electrican was taken advantage of you with crazy high price to replace a panel that was I good working condition. I recommend you get a different opinions but you have already had the panel replaced before even contacting me about. If you already paid for then why contact me. I had assumption that you want me to reburst you for the money. Now if pay the first guy that gives you of estimates without get other opinions and a estimate that was probably 3 times the amount that is normally. If your intent is to smear me that you the person that got shafted from lack of knowledge a paid for something that wasn't needed and paid a ridiculously amount then your a fool . Becareful with your smire tactic . Only a moron would pay 7,000 for a electrical panel from the first electrican then when your taken advantage of of you blame someone else for actions

I wanted to thank you for the home inspection that you performed for us. The overall process of purchasing a home is a daunting task, especially when it is your first home and you have never been through the process before. I was very impressed by the thoroughness of your inspection and in the manner that you went through each step. I was also impressed and very thankful for the amount of time you spent with me explaining everything you were doing and the tips you gave on home maintenance throughout the process.
