I can only add to the many positive reviews Rod has already gotten. Thank you, reviewers, because you are why I called him in the first place. Rod is everything you want in a contractor: prompt response time, punctual (early, actually, which I personally liked very much), thorough in his explanations of roof's condition and work required (lots of pics both before and after -- extremely helpful), exact in estimating both the cost and the time the work would take, reasonable cost-wise, and meticulous. His crew coated the flat portion of my roof and repaired three leaks that resulted from popped nails in the shingled portion. They also went over the whole roof and took care of some other potential problem areas. Most impressive of all, he gave us a one year warranty on the whole roof, not just the specific areas he repaired. Amazing. If you have leaks, call Rod. Leaks are his specialty; he won't try to sell you a new roof. Three leaks seemed like a lot and I would not have been skeptical if a roofing company had come out and said I needed a whole new roof. Instead, Rod told me the shingle roof was in great shape, just a few popped nails, but that the flat portion needed a new coating and that if we kept up with maintenance, we could have five years left on both. Call Rod. You'll be very pleased with him and his work. (He just called to follow up - how nice is that.)

We had to close an open roofing permit outstanding since 2001. Roofing Max took pictures of our dry attic and then removed and replaced the required number of tiles and took pictures underneath the tiles to certify our roof was up to code. Roofing Max promptly addressed all of our questions, promptly came out and did the work, and promptly delivered the report that was required to certify our roof. Excellent Service

What a hard working , and knowledgeable man Jose was. He came to the house went up on the roof took off the shingles took pictures, explained what needed to be done, and it was a lot! They went to Home depot . Picked up Plywood made for roofing membrane, peel and stick worked on it all day and finished. Wow what a great job, as we had someone fix that 2 years ago who didn't do anything but put paper 1 layer down and charged the same as this great job cost. Very good job!!!!

Okay, people. Thomsons Roofing is the very best you can get (price and workmanship) for all of your roofing needs. We had our roof replaced about 4 years ago by John (an outstanding and efficient job in every way), and recently saw something on the roof that didn't look right to us. I called the company and the very next day John, himself, was at our house with ladder in hand. He climbed up on the roof to check it out. As it turned out, some tree remnants from a large tree we recently had cut down due to root rot landed on the roof. John gladly removed the debris, and was very friendly and cordial. My advice to my own family is, and has been, to use Thomson roofing for all of their roofing needs. To me, that's the highest accolade one can say about a company.

Great work by Kingdom Vision. I had a Spanish tile roof repaired and pressure washed. Their quote was lower than a few other companies I solicited. Only recommendation is to improve the communications with your customers. The initial inspection and quote visit was coordinated and expected. The subsequent visits were not coordinated ahead of time; the workers just showed up unannounced.

As a woman in South Florida, you kind of get use to people or companies trying to take advantage of you. This was absolutely not the case with HK! My roof got very damaged with Irma and they came in full force to take care of this project for me. The price was fair and the job was done in an incredible short time. I didn't know the first thing about the permits at the city, well, they took care of that too! I am very satisfied with HK services and I will recommended them to all my friends and family!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

    • Standard metal roof: $120-$150 per square to start, including materials and labor
      • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
    • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
      • A 30-square roof could cost $6,000-$6,750.
    • Standing seam metal roof: $300 per square to start, including materials and labor.
      • A 30-square roof could cost $9,000 or more.
    • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
      • A 30-square roof could cost $7,500-$10,500.
    • Mid-range metal roof package, including all accessories: $300-$500 per square.
      • A 30-square roof could cost $9,000-$15,000.
    • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
      • A 30-square roof could cost $30,000-$45,000.
