Introduction: We do residential property management. Services • Advertising – Properties are advertised on a variety of websites. • Leasing – procuring and screening tenants • Monitoring property – the minimum monitoring is a monthly drive by. Additional monitoring will be performed as deemed necessary. • Posting tenants - Official notices will normally be sent to tenants via certified and regular mail. Courts are prone to accept this over other methods. • Commencing eviction after owner has agreed that this is the proper course of action. • Provide emergency contact • Schedule maintenance and repairs Fees • Up front fee of $395.00 includes advertising and leasing • 8% of rents collected • Re-leasing fee to subsequent (new) tenant $300.00 (includes advertising and leasing) • Re-leasing to current tenants $200.00 (includes a full check of home) • No surcharges Vendors • We maintain a list of vendors that we have qualified and who continually perform to our expectations. Occasionally, we must go with a vendor not previously used. At this time, we diligently try to select the most qualified, reputable vendor available. Notification to owners • Newspaper advertising will be done at the owner’s request, and will be charged to the owner at the actual charge from the newspaper. • We are members of FARPM (Florida Association of Residential Property Managers) and NARPM (National Association of Residential Property Managers) • We participate in continuing education to remain current on all of the fair housing laws/rules and the Florida Landlord/Tenant Act FS83. Every effort is made to ensure that these laws and statutes are complied with.
