A little late getting this review out, but I had to be sure to let everyone know the QUALITY of service you will receive if you book SOKY! Just a quick note - I have never had an inspection done, so this was all new to me. James is honestly one of the best people to work with! He made sure I was comfortable with the whole process knowing I have never done it before. I was shown important things to consider, items to bring up with the seller, and tips to help me moving forward with my home ownership. He even provided a booklet with information on what to do after your inspection/ purchase. Overall, the level of quality for the value is insurmountable. Even my agent was impressed at the service provided by SOKY, and is thrilled to recommend James for future purchases. 100/10 would recommend 😁

Great person & very professional. Best quote with 4 pts & wind mitigation for insurance. He goes through every nook & cranny. He takes many pictures to back up his reports. FYI, my home insurance quote was around $4k, but once they had received the wind mitigation report with pictures that quote got discount $3k off. I can vouch for Mr. James Freeze from Dolphin Home Inspection for the professional work & report with pictures to all.

We offer discounts for Senior Citizens, Military, Law enforcement, Firefighters.
What is your typical process for working with a new customer?
I always ask my clients " is there anything that you are concerned with about the home?" Remember it's your home that you are buying. Most buyers look at the home in general. My job is to find any issues and give you all of the information so you can make an informed decision.
What education and/or training do you have that relates to your work?
I have been a home inspector in Kentucky and Tennessee, before moving to Florida in 2020. I have over 25 years' experience in the building and remodeling industry. I exceed the yearly hour requirement to maintain my license. I am a retired firefighter.
